For this BTO exercise:
Plus project (Queenstown - Stirling Horizon): 8% subsidy recovery
Prime project (Kallang/Whampoa - Tanjong Rhu Parc Front): 9% subsidy recovery
This is designed to keep Plus and Prime flats affordable in both the initial sale and resale markets.
If you're looking to move in sooner, the Yishun BTO flats (Chencharu Vines and Chencharu Green) have the shortest waiting time of just 37-38 months (about 3 years). Most other projects in this launch will take 4 years or less to be completed.
This BTO launch caters to a wide range of buyers, from young singles looking for their first home to families wanting a bigger space in a good location. Here's a quick guide to help you decide:
Want a shorter waiting time: Yishun's Chencharu Vines and Chencharu Green will be ready in 3 years
Prefer a mature estate: The Prime and Plus flats in Queenstown and Kallang/Whampoa are ideal
Need an affordable option: Standard projects in Yishun and Woodlands offer lower prices
Are a single buyer: There are 2-room Flexi flats available in all locations
Need a flat immediately: Consider resale flats instead
Want fewer restrictions: Plus and Prime flats have stricter resale conditions and subsidy recovery
Have a tight budget: Prime flats in Kallang/Whampoa are significantly pricier

Hotdogs, nachos & iced latte from HDB window by 49-year-old ex-events director

Fancy the idea of a food truck but find it challenging to do so in Singapore? Then why not open a home-based business and sell hotdogs, nachos and drinks from your HDB living room window? That's what 49-year-old Rafeek ended up doing in his ground floor unit at 834 Tampines Street 82. Previously working as a director of events, Rafeek decided to resign and focus on his passion — operating a food truck-style concept. One of his favourite cuisines is Mexican, and since he often makes chilli con carne for his hotdogs when he's hungry, he thought — why not share it with more people? His wife, a full-time teacher, helps him out after work in the evenings and on weekends. Here's a quick view of their operational hours: Mon to Thu — 6am – 2pm & 6pm – 9pm Fri — 6am – 11am & 6pm – 9pm Sat & Sun — 8am – 2pm & 6pm – 9pm We were greeted by the cutest, quirkiest little setup — think 2 cosy sofas, a lone deck chair holding court, a couple of tables, and even a 'grass' carpet thrown in for extra vibes. There are even 2 benches with a roadside view, located directly opposite St Hilda's Secondary School and the Chapel of Christ the Redeemer. They make perfect waiting spots while Rafeek prepares your food — or simply a place to sit, eat, and watch the world go by. When asked whether his neighbours were unhappy or minded his setup, he replied, 'I've had nothing but love and support from all of them. They even supported me and bought my hotdogs!' Awww — that's the kind of sweet, heartwarming vibe I'd call true kampung spirit! You can get the Classic HotDog (S$3) — a simple yet familiar combo of bun and chicken sausage, generously drizzled with chilli sauce and tangy American mustard. (Ignore the nacho chips, Mr Rafeek just tossed them in to make our photos 'prettier'!) Satisfy your coney dog cravings with the Chilli Beef & Cheese HotDog (S$7), an upgrade from the Classic Hotdog with chilli con carne (chilli beef), diced onions, sliced cheese and mushrooms. My honest review? It tastes so much better than a certain fast food chain (ahem!). The spiced minced beef is perfectly-spiced with a satisfying crunch coming from the onions. For something with more heft, give the Hotdog & Nachos Chilli Beef (S$11) a go. It features the Chilli Beef & Cheese HotDog, paired with nacho chips drenched in cheese sauce, barbeque sauce, and chilli. Feeling parched? No need to run to the nearby kopitiam! Rafeek also sells beverages with hot or iced options like Black Coffee (S$3), (S$4), (S$4), and Assorted Soft Drinks (S$2). I wasn't expecting the flavour of my S$4 Iced Latte to blow me away, but it did. The taste was well-balanced and not overly sweet — 2 thumbs up! Head down to 834 Tampines Street 82 for a food truck experience — minus the wheels. Simply swing by and ring the bell, or WhatsApp the ever-friendly Rafeek at +65 8947 1204 to pre-order. Rafeek's future plan is to get involved in catering and corporate events, we wish him only the best! 1,000 BTO flats on former Keppel Club site to be launched in October

SINGAPORE - Around 1,000 Housing Board Build-To-Order (BTO) flats that will be built on the site of the former Keppel Club will be launched for sale in October. Located within the Greater Southern Waterfront development, the BTO project will have two-room flexi to four-room flats, and public rental flats, National Development Minister Desmond Lee said in a Facebook post on May 15. The upcoming blocks will be between 19 and 46 storeys high. Mr Lee said the estate will have lush green spaces, designed in line with the area's rich biodiversity. Berlayer Creek, which is beside the project, houses one of two remaining mangroves in southern Singapore. A granite rock outcrop, known as Batu Berlayar in Malay, or Sailing Rock, once stood near Berlayer Creek and guided maritime traders safely to Singapore's shores as early as the 14th century, Mr Lee noted. 'New landscaped terraces and green corridor features will also be integrated into the development to facilitate ecological movement and create new habitats to attract and protect biodiversity, as guided by recommendations from an environmental study and insightful feedback from nature groups,' he said. A pre-school and a nature-themed playground will be located in the estate. The BTO project, the first to be launched at the 48ha site, will be part of 6,000 HDB flats and 3,000 private homes that will be built there. The new estate is part of the mature town of Bukit Merah, bounded by Telok Blangah Road, Berlayer Creek and Bukit Chermin. Its future residents will be served by Labrador Park and Telok Blangah MRT stations on the Circle Line, which will be connected to the estate via walking trails. Within the site, about 20 per cent of the area – close to 10ha, which is the size of around 18 football fields – will be set aside for parks and open land. In July, HDB will offer about 740 flats in Toa Payoh West near Caldecott MRT station, Mr Lee added. The project, bounded by Toa Payoh Rise and Braddell Rise, will have an eatery, shops and a pre-school. Its residents can also access a nearby hawker centre and neighbourhood shops, Mr Lee said. HDB's flat portal said the development will have two-room flexi, three- and four-room flats. Mr Lee said the authorities are committed to ensuring that public housing remains affordable, inclusive and accessible for Singaporeans by building more homes across the island, including in areas near to the city centre. 'This will enable families to live closer to their workplaces or their elderly parents who may be staying in the older HDB towns nearer to the city centre, for mutual care and support,' he said. The Government will launch more than 50,000 flats between 2025 and 2027. In 2025, HDB will put out about 19,600 homes across various projects. Source: The Straits Times © SPH Media Limited. For the complete transcript of the earnings call, please refer to the full earnings call transcript. HDFC Bank Ltd (NYSE:HDB) has successfully reduced its credit deposit ratio from 110% to 96%, indicating improved financial stability. The bank's deposits have grown faster than the system and its loans, showcasing strong deposit mobilization. Asset quality remains pristine, which is a unique selling proposition for HDFC Bank Ltd (NYSE:HDB). The bank is well-positioned to benefit from technological advancements, which are expected to enhance productivity and efficiency. HDFC Bank Ltd (NYSE:HDB) has maintained a stable net interest margin (NIM) within a narrow band, demonstrating effective financial management. The global macroeconomic outlook remains uncertain due to trade tariff-related measures, potentially impacting growth. There is a concern about the impact of geopolitical uncertainties on corporate deposits, which are short-term in nature. The bank faces challenges in meeting priority sector lending requirements, particularly in the small and marginal farmer segment. There is intense competition in the lending market, particularly from public sector institutions offering low pricing. The bank's CASA ratio has been adversely affected by customer preference for time deposits, impacting cost of funds. Q: Can you explain the drivers behind the NIM expansion this quarter and how it might progress over the next year? A: Srinivasan Vaidyanathan, CFO, explained that the NIM operated in a narrow band of 3.4% to 3.5% over the last year. The cost of funds remained stable due to a decrease in borrowing mix and selective retail deposits. The yield on assets was also stable, and the bank managed margins through appropriate selection and quality of loans. The NIM is expected to remain stable over a longer period, despite policy rate changes. Q: How does the bank plan to manage deposit growth given the recent rate cuts and liquidity changes? A: Srinivasan Vaidyanathan, CFO, stated that the bank is confident in its ability to grow deposits through distribution reach and customer engagement, rather than relying on rate differentiation. The bank aims to maintain a healthy deposit growth rate, leveraging its market share and customer relationships. Q: Can you provide clarity on the recent changes in senior management and their impact on the bank's strategy? A: Sashidhar Jagdishan, CEO, explained that Rahul Sukhla, head of Commercial and Rural Banking, is on sabbatical for personal reasons. The bank has reorganized its asset side under a new leadership to drive synergies, capture growth opportunities, and improve productivity. The reorganization is expected to enhance customer engagement and operational efficiency. Q: What is the outlook for the bank's ROA, considering the current rate cycle and growth projections? A: Srinivasan Vaidyanathan, CFO, mentioned that the bank's ROA has been stable around 1.9% post-merger. The bank aims to maintain this level, with potential fluctuations of 10 basis points due to market conditions. The long-term average ROA is expected to remain between 1.9% and 2.1%. Q: How does the bank plan to manage its CASA ratio and market share in the coming years? A: Srinivasan Vaidyanathan, CFO, stated that the bank aims to gain market share in both CASA and time deposits. The bank focuses on customer relationships and wallet share rather than targeting specific ratios. The CASA ratio is expected to improve as policy rates stabilize and disposable incomes increase.
