UAE real estate developer Eagle Hills buys land in Hungary for $12.4bn Grand Budapest project

UAE real estate developer Eagle Hills Group has announced that it signed a real estate purchase agreement for the land on which a mixed-use real estate development, the 'Grand Budapest' project will be built, to make an area that has been abandoned for decades flourish again.
The guiding principle of the development is sustainability; it involves a smart city concept that incorporates energy-efficient buildings, renewable energy systems, and solutions for intelligent waste management.
The Eagle Hills Group views health and education as cornerstones of prosperity and growth and thus the ' Grand Budapest ' project includes schools, sport and community facilities that enrich everyday life and promote development.

Inspired by Budapest's rich cultural heritage, the development aims to respect the city's traditions while introducing modern elements that further enhance the character of the city.
The planned development of the 100-hectare area will create 35-40 hectares of parks and vibrant public spaces.
This development will not only restore a forgotten historical part of Budapest but also make it a global benchmark for human well-being, sustainability, and urban living.
The name 'Grand Budapest' was chosen to encompass the wealth of opportunity, innovation, and formative impact this project represents.
Eagle Hills Group has begun obtaining the necessary name approvals from the competent authorities.
This envisioned development was launched with the support of the UAE government and the Hungarian government.
With a development cost of €12bn ($12.4bn), Grand Budapest is set to boost the Hungarian economy by providing around 2 percent to GDP growth.
It will create thousands of jobs during construction and operation, support local businesses, and increase tourism and the value of properties.
Beyond the economic benefits, this development aims to redefine urban living by combining sustainability and modern design to create a higher living experience, community, and lifestyle.

Held under the umbrella of Dubai Chambers, the meeting brought together members from sector-specific Business Groups and country-specific Business Councils. It served as a platform to explore economic growth opportunities, address policy developments, and align on strategies to enhance business competitiveness in Dubai. Participants were briefed on the Chamber's latest initiatives, including new programmes and long-term plans to support private sector success. Discussions also focused on emerging economic trends and fostering a regulatory environment that enables sustainable expansion. In the first quarter of 2025, the Chamber facilitated 55 meetings with Business Groups and Councils—an increase of 166% year-on-year. It also launched the Indonesian and Hungarian Business Councils to strengthen ties with businesses from both regions. The Chamber reviewed 10 laws and draft laws in collaboration with Business Groups during the same period. Private sector recommendations saw a 55% adoption rate, reflecting the impact of ongoing business advocacy efforts. Additionally, four joint meetings were held with key government entities to resolve industry-specific challenges. 'Strengthening the voice of private sector stakeholders through our Business Groups and Councils remains central to enhancing Dubai's business landscape,' said Maha Al Gargawi, Vice President of Business Advocacy at Dubai Chambers. Salalah – In a move to boost tourism and trade ties with Central Europe, Oman hosted a delegation of Hungarian travel professionals as part of a growing charter flight initiative. Ministry of Heritage and Tourism recently welcomed 46 representatives of leading Hungarian tourism companies on a familiarisation tour to Dhofar. The group's itinerary included visits to Museum of the Land of Frankincense and the Unesco-listed Al Baleed Archaeological Site offering insights into Oman's cultural and historical heritage. The tour formed part of a wider effort to promote Oman, particularly Dhofar, as a year-round destination for European travellers, supported by direct charter flights operated by Antique Tourism. Ministry of Heritage and Tourism views such visits as crucial in strengthening international partnerships. 'Such familiarisation trips are vital for building strong, long-term partnerships with international tour operators. The growing interest of the Hungarian market reflects Oman's rising profile as a unique and diverse destination,' a ministry official said. The charter programme has played a key role in improving connectivity between Dhofar and Central Europe, making it easier for travellers and operators to explore new markets. The initiative supports the ministry's broader strategy to diversify tourist source markets and enhance economic opportunities through tourism-linked trade and investment. According to the Ministry of Heritage and Tourism, the 2023/2024 tourist season in Dhofar generated more than RO23mn in charter flight revenues. Over 74,000 passengers travelled on charter flights during the season, marking a 15% increase over the previous year. The ministry continues to collaborate with private-sector stakeholders to expand flight connections, launch targeted promotional campaigns and design travel experiences that emphasise Oman's distinct appeal, the ministry official said.
