(COLORADO SPRINGS) — Following a study on future improvements to the North Nevada Avenue corridor, experts will offer their recommendations at a presentation on Friday, March 7.
According to the City of Colorado Springs, the study, which was authored by a nine-person panel from the Urban Land Institute's (ULI) Advisory Services Program, will provide the community with opportunities for improvements and long-term growth in the North Nevada Avenue Corridor. A full report will be produced at a later date and published on ULI's Knowledge Finder, the City said.
The presentation on Friday is expected to cover topics including market potential, planning and design, development strategies, as well as recommendations for implementation.
Over the last 15 years, two other ULI studies have been conducted in Colorado Springs, according to the City. In 2018, a ULI panel focused on Southeast Colorado Springs, and, in 2012, a ULI panel studied Downtown. Recommendations from the 2012 panel study laid the foundation for the City for Champions initiative and revitalization of the Downtown core, including the development of 2,840 apartment units.
The presentation will be held at the Chapman Theater at the Ent Center for the Arts, 5225 N. Nevada Ave., beginning at 9:30 a.m.

Greggs (LSE:GRG) has proved to be one of the FTSE 250's greatest growth shares in recent years. But investor interest in the sausage roll merchant has waned amid rising dangers to its long record of rising profits. Earnings per share (EPS) growth has averaged 12% a year over the last 10 years. Right now there are two important questions that investors need to ask. How accurate are current broker estimates? And are Greggs shares a buy following their recent heavy price decline? Though it's stabilised more recently, the former star baker has fallen sharply in value since the autumn. It's not that trading has been awful: like-for-like sales in company-managed shops were up 2.9% in the first 20 weeks of 2025. However, sales growth is down substantially from what investors have become accustomed to. Corresponding sales were up 7.4% in the first 19 weeks of last year. Greggs' worse performance reflects chiefly the ongoing cost-of-living crisis and its effect on consumer spending. Despite its focus on low-cost baked goods, this is providing little protection given tough conditions for its key customer base. Discount retailer B&M is facing the same stresses. It warned this week (4 June) that limited wage growth is 'especially [problematic] for our core lower-income consumer groups'. On top of this, Greggs has faced intense competition as other food-to-go giants rapidly expand. Last month, KFC announced plans to open another 500 restaurants over the next five years, adding extra pressure. Yet, Greggs has potentially lucrative expansion plans of its own. It's raised the number of sites in its portfolio to 2,638 from 1,664 a decade ago. And it has plans to raise the total to 3,500, supported by new manufacturing and logistics facilities in The Midlands. The baker is also ramping up evening trading and investing in delivery to take on its rivals. Given its strong record of execution, I'm optimistic these measures will continue to drive long-term growth. These new store openings will also be focused in fast food hotspots such as airports, train stations, and retail parks. This is a shrewd option as the high street endures a steady decline. Finally, Greggs' flair menu innovation convinces me it can keep thriving in a competitive marketplace. In the last quarter, fresh additions to its over-ice drinks range flew off the shelves, while its pizza boxes and mac and cheese also experienced strong demand. On balance, I'm optimistic the company can rebound from a troubled 2025, as City analysts expect. And I think this makes it a top FTSE 250 share to consider. City of Socorro to launch microtransit service next month

EL PASO, Texas (KTSM) — The City of Socorro will launch its own on-demand microtransit service next month, the City announced in a news release. This comes after the El Paso Transit Authority (ETA) announced that its buses will no longer stop in Socorro, starting July 1. Community meeting highlights end of transit service in Socorro The City of Socorro partnered with The Goodman Corporation to develop a Transit Development Plan (TDP) that focuses on providing transit services in better alignment with the community's needs, according to the news release. The City said the planning process — Socorro ¡Avanzando! — included assessing current transit services and identifying traffic needs and improvement options. The City also engaged people riding ETA's bus routes, community members, families, and stakeholders. The TDP's central recommendation is for the City to launch its own on-demand microtransit service by July 1, with the following features, according to the news release: Operated directly by the City using an existing vehicle fleet and TripMaster software. Service hours: Monday through Friday from 6 a.m. to 6 p.m. — excluding major holidays. Zero-fare service — initially, until demand requires adjustment. Same-day trips, with limited advance reservations. Target wait time: less than 30 minutes for 100 percent of riders. Ability to adapt service as demand and resources evolve. 'Microtransit will offer residents a more accessible, flexible, and responsive transit option compared to the infrequent and hard-to-access fixed-route bus services by ETA,' read the news release. The City said the Socorro ¡Avanzando! TDP is the 'City's independent study of transit's potential in Socorro as a matter of due diligence, to understand how best to improve transit and efficiently utilize limited public resources – to boldly envision 'What could, and should transit be in Socorro?'' In addition, the plan is grounded in the City's recent 2040 Comprehensive Plan process, according to the news release. 'Socorro is a welcoming community that celebrates diversity, preserves its rich culture and history, and fosters economic growth, environmental stewardship, and a high quality of life for residents and visitors alike. It stands as a symbol of unity and prosperity for future generations,' read the news release. ETA operates the regional bus system serving communities throughout the greater El Paso area. But it seems that Manchester City have laid all of the groundwork that could see them land the biggest fish in the summer transfer window. If Manchester City could sign the German international, they'd land the attacking midfielder that they could build Pep Guardiola's squad around for next season and beyond.
