
Austin's most expensive home listing: Inside the $25M property of Torchy's Tacos founder
Nestled in between Lake Austin and the city's northwest hills there's a spacious paradise that is now the most expensive home on the market in Austin, according to Redfin.
Located at 4705 & 4709 Island Cv, prospective buyers can purchase the main home and an additional lot for $19 million. However, if said buyer prefers instead to keep the whole 5-acre lot intact, they can buy all three properties for $25 million, according to Moreland Properties.
According to information from public documents, the owner is Mike Rypka, founder of Austin-favorite Torchy's Tacos. After first buying the two initial properties, Rypka added a third, adjacent property on Island Avenue in 2020.
The home, which was updated by Britt Design Group, was designed with entertaining as an emphasis. Centered around the idea of luxurious waterfront living, the privately gated property is relatively secluded, but still only a 15-minute drive from downtown Austin.
The main house is fitted with a multi-level floor plan that opens with a grand foyer that leads to views of Lake Austin from the rotunda-style living room — which overlooks the sparkling pool and lake below. The main level also features formal and informal dining areas, a chef's kitchen with a walk-in freezer, a catering kitchen and a lounge with a walk-in humidor to socialize after meals.
Beyond the communal areas of the house, the primary suite offers a dedicated sitting area, dual walk-in closets, a backlit granite shower in the spa-like bathroom and a flexible living area that rounds out the wing.
In total, the home contains eight living spaces, including a game room and a lower-level pool lounge, while containing an abundance of spaces that elevate gatherings or grand events. The amenities in this home can also be found outdoors as they continue with a pool, hot tub, swim-up bar, and a fully equipped outdoor kitchen — again, designed to be perfect for hosting lively poolside gatherings in the summer.
The house also has three guest rooms, a lower-level kitchenette, a saferoom, a three-car garage and a 2-slip boat garage to ensure both comfort and convenience for guests and owners alike.
The second component to the compound is located at 4400 Island Avenue and complements the main estate with a charming continuation of the standards in the main house. Currently used as the ultimate retreat, this property boasts a 5-bedroom main house, a detached 1-bedroom casita, and access to a tranquil canal on Lake Austin with a boat dock.

AHS graduates poised to continue their story
May 30—There was a lot of tradition on hand Friday night during the 149th commencement ceremony at Austin High School. One of those traditions is the video of the high distinction students, taking turns as they go and exemplifying the achievements marked by the year's defining high school moment. The quotes were many and encompassing and included such examples as: "Each of us is a piece of a puzzle." "Working hard has shaped me into the person I am today." "We still have pieces to place." Each of the graduates who spoke during the video touched on moments of time lived by the graduates throughout their journey through the Austin Public Schools system, something that was marked by administration, who lauded the Class of 2025 for meeting extraordinary challenges and coming out stronger on the other side. "I just don't see students in caps and gowns," Principal Matt Schmit said. "I see stories." He noted how the graduates overcame these challenges and celebrated successes, but Schmit also took a moment to touch on fear. Not because it was defining in some way, but rather because of how the students approached and overcame the fear that can arise from so many sources. Running parallel is the courage that defines the student's poise in walking past fear to achieve their goals. "It's a sign of stepping into something bigger," Schmit said. "Don't let fear write your story." While graduation tends to be a moment in time leading into a new moment, Superintendent Dr. Joey Page spoke of celebration. He touched on how this class was instrumental in the growth of enrollment and graduates at the school and how they have set their legacy. "Tonight is about joy, pride and celebrating the Class of 2025," he said. "This moment is the culmination of years of hard work, perseverance and growth." "Success begins with being present," he later added. He finished his speech by urging students to go out and make their mark on the world, because this portion of the story telling the tale of their time at AHS has already been written. "You've already made your mark on Austin Public Schools," he said.

Homesellers now outnumber buyers by half a million: Redfin
(NewsNation) — After years of rising prices and limited inventory, the housing market is undergoing a major shift: Sellers now far outnumber buyers. As of April, the U.S. housing market had nearly 500,000 more sellers than buyers — the largest seller surplus on record, according to a new Redfin estimate. Aside from the start of the pandemic in April 2020, homebuyers haven't been this scarce since at least 2013, the earliest year for which Redfin has data. As recently as February 2024, the number of buyers and sellers was roughly balanced, but the gap has steadily widened over the past year. Redfin now expects home prices to drop 1% by the end of 2025. The online real estate brokerage highlighted three factors tilting the balance of power toward buyers: recent economic uncertainty, high home prices and a mortgage rate lock-in effect that is beginning to ease. The new dynamics have given potential homebuyers more negotiating power than they've had in years, but so far, sellers have been slow to react. 'A lot of sellers have yet to see or accept the writing on the wall,' Redfin Senior Economist Asad Khan said in a statement. 'Many are still holding out hope that their home is the exception and will fetch top dollar.'
