The booming Ras Al Khaimah real estate market saw a record-breaking surge in 2024, with total transactions soaring to AED15.08bn ($4.1bn), according to the emirate's Municipality figures.
This represents a remarkable 118 per cent increase from AED6.94bn ($1.9bn) in 2023.
This unprecedented growth underscores Ras Al Khaimah's rising appeal among investors and homebuyers, further solidifying its position as one of the UAE's most promising real estate markets.
The surge in transactions reflects the emirate's continued transformation into a hub for high-end yet accessible real estate, offering a unique blend of luxury, affordability, and long-term investment potential.
With its prime waterfront developments, strategic infrastructure projects, and expanding entertainment offerings, including the much-anticipated Wynn Al Marjan Island, with the first UAE casino, Ras Al Khaimah is attracting both global and regional investors seeking high-yield opportunities.
Andrei Charapenak, CEO of Major Developers, said: 'The extraordinary growth in real estate transactions in Ras Al Khaimah is a testament to the emirate's evolution into a top-tier investment destination. As an early believer in Ras Al Khaimah's potential, Major Developers continues to shape its future by delivering premium waterfront projects that align with the emirate's vision for sustainable and high-value real estate.
'In 2024 we have witnessed a surge in demand confirming that investors and homebuyers alike recognize the unique opportunities this market offers, and we remain committed to delivering world-class developments that maximize long-term returns.'
Projects such as Al Marjan Island—home to some of the most sought-after waterfront residences in the UAE— are seeing heightened demand, with investors eyeing strong rental returns ahead of the Wynn Resort's grand opening.

First Look: Wynn Al Marjan Island in Ras Al Khaimah Set To Open by Early 2027

Wynn Al Marjan Island, the highly anticipated resort situated along the coastline of Ras Al Khaimah in the United Arab Emirates, has released the first images of its guest accommodations. Scheduled to open in early 2027, the development offers a preview of the bespoke design approach shaping its 1,530 rooms, suites, and villas. At the upcoming Resort, the interiors have been conceptualised and executed by Wynn Design & Development, the brand's award-winning in-house design team responsible for its global portfolio. Each accommodation reflects Wynn's signature principles of elegance, functionality, and a deep sense of intentionality, tailored specifically for the landmark destination. The Resort King room features a unique, dedicated entry vestibule that separates the sleeping quarters from the corridor — a departure from the typical open-plan layout seen in many contemporary resorts. This deliberate design enhances guest privacy and reinforces the room's residential feel. Inside, floor-to-ceiling windows frame sweeping views of the Arabian Gulf. Arched forms, reflective surfaces, and layered textures define a sculptural aesthetic inspired by the region's artistic and cultural heritage, with nods to the elegance and detailing of 18th- and 19th-century design. The interiors express Wynn's signature design philosophy: elevated, intuitive and emotionally resonant. Custom lighting and mirrored accents echo the rhythm of the sea: calm, curated and deeply felt. Warm tones evoke a strong sense of place, while bathrooms with double vanities, walk-in showers and freestanding soaking tubs extend the retreat into every corner. 'Designing Wynn Al Marjan Island meant honouring a remarkable legacy while building something entirely distinctive for this region,' said Todd-Avery Lenahan, President & Chief Creative Officer of Wynn Design & Development. 'These rooms are rooted in the language of Wynn but reinterpreted for this oceanfront experience. They're a beautiful expression of form and function influenced by Ras Al Khaimah's natural beauty.' Set across more than 60 hectares, Wynn Al Marjan Island will also showcase 24 restaurants offering fine, casual, and social dining, a five-star spa, a Shopping Parterre highlighting world-class designer boutiques, an expansive poolscape of 12 pools surrounded by well-appointed cabanas and lush gardens, private deep-water marina accommodating luxury vessels up to 75 meters, 420-meter private white-sand beach, and signature Wynn entertainment. Construction is on schedule for an early 2027 opening.
