
EcoWorld International unveils new strategy; to rebrand as EWI Capital
PETALING JAYA: Eco World Development Group Bhd (EcoWorld Malaysia) will no longer be confined to building properties only within Malaysia, after its 29%-owned Eco World International Bhd (EWI) announced a new business direction that involves its entry into Malaysia and a name change.
With the loss-making EWI diversifying into Malaysia, EcoWorld Malaysia said it can also 'directly explore and pursue compelling investments' in real estate or development projects abroad.
This may include Singapore, where it already has a marketing presence.
However, the statement issued today stopped short of openly mentioning the Australian and UK property markets, where EWI is involved in currently.
At the moment, a collaboration agreement signed in 2016 by both companies restricts EWI from venturing into Malaysia, while EcoWorld Malaysia is restricted from undertaking any property development or investments in countries other than Malaysia.
EWI announced yesterday a series of proposals aimed at expanding the group's geographical scope of operations to broaden its revenue base and accelerate income generation.
These include the proposed termination of the collaboration agreement. Following the termination, EWI will no longer carry the EcoWorld brand name and will thereafter be known as EWI Capital Bhd.
As such, it is also proposed that the brand licence agreement signed in 2014 be terminated.
For it to venture into Malaysia, EWI needs cash for reinvestment, and therefore, the company looks to sell some of its 'existing long gestational property assets' over the next 18-24 months.
As for EcoWorld Malaysia, while the 29% equity interest in EWI will be retained, the stake will be de-recognised as an associate company and instead, recognised as a simple investment.
Pursuant to the proposals, Tan Sri Liew Kee Sin and Datuk Heah Kok Boon have voluntarily resigned as the directors of EWI on April 30. Liew is the executive chairman and Heah is an alternate director of EcoWorld Malaysia.
Following their resignations, EcoWorld Malaysia will no longer be privy to EWI's business strategies or be able to exercise any significant influence over its financial and operating policy decisions.
The proposals will not take effect immediately and must be approved by shareholders of both EWI and EcoWorld Malaysia at an extraordinary general meeting to be convened later.
EcoWorld Malaysia said it stands to benefit from EWI's efforts to protect and potentially enhance the company's long-term value proposition.
In addition, with the termination of the collaboration agreement, this will open up fresh opportunities for EWI and EcoWorld Malaysia to work together in a different capacity or at the project level for their mutual benefit.
In a statement, EcoWorld Malaysia president and chief executive officer (CEO) Datuk Chang Khim Wah said there are many ways for EcoWorld Malaysia and EWI to forge new areas of collaboration.
'We can be a development manager to help them develop their Malaysian projects or we can even explore joint ventures together at project level.
'The combination of our experience and expertise as well as pooling of resources and balance sheet strength with EWI should release good synergies to contribute towards greater value creation for both companies.
'In EcoWorld Malaysia's case, such an arrangement will help us grow our fee-based income stream and expand our portfolio of projects, whether as a development manager or joint venture partner,' said Chang.
Meanwhile, EWI president and CEO Datuk Teow Leong Seng reaffirmed that the company will maintain its presence in the UK and Australia.
This will allow the company the flexibility to launch its remaining sites when market conditions improve.
According to Teow, several broad macroeconomic indicators in the UK and Australia have begun to trend in a more favourable direction.
Nevertheless, both mortgage rates and construction costs are still elevated compared to pre-pandemic levels.
Teow highlighted that the decision to spread EWI's wings to Malaysia was also driven by the accounting rules governing revenue recognition from development activities.
In both the UK and Australia, revenue is recognised only upon the completion of projects and the handover of units to purchasers.
This creates a long timing gap between new launches and revenue recognition which will weigh on the group's financial performance over the next several years.
Conversely, in Malaysia, the accounting rules permit development revenue to be recognised progressively, with only a short timing gap between new launches and income recognition.
This can potentially generate nearer-term income for EWI once a project is secured and launched which will strengthen the group's financial performance.
'Depending on the nature and type of projects that we undertake in Malaysia, one possibility (for collaboration) could be in the area of development management services to be provided by EcoWorld Malaysia, given that we do not presently have our own property development team here.
'Combined with our zero gearing position and the gradual cash build-up from the sale of our remaining completed stocks, we are well-positioned to explore new investment and development opportunities,' said Teow.

GEORGE TOWN: The Penang government will review its decision to offer a 5% discount to first-time homebuyers among the Indian Muslim community for one year before implementing it, says Steven Sim. The Penang DAP chairman said he had discussed the matter with Chief Minister Chow Kon Yeow, adding that the latter agreed the matter to be brought up for review and discussion at the upcoming state executive council meeting. "I take note of the public feedback regarding the 5% discount given to the Indian Muslim community for the purchase of unsold (overhang) property units in Penang," he said in a statement. Sim said it is important for the state government to continue upholding the principles of social justice and to ensure that the right of every Malaysian to own a home is protected. Earlier, state housing committee chairman Datuk Seri S. Sundarajoo said the state government has approved measures to revitalise the property sector. Sundarajoo said the decision was made during the state executive council meeting on Saturday (June 7) and the state planning committee meeting on Tuesday (June 3), following discussions with housing industry stakeholders. He, however, said the discount excludes bumiputra quota units and does not affect existing housing policies. The provision of the discount is based on developers' social responsibility and does not involve financial support or subsidies from the state government. Meanwhile, state MCA secretary Yeoh Chin Kah criticised the state government over the measure, questioning if it introduces a new form of racial quota. He questioned why the Penang government couldn't base its housing policy on economic status rather than race and religion and said that DAP is promoting a "Malaysian Malaysia" while introducing racial policies that divide society.

Potential of single Asean currency
AS global economic uncertainties continue to mount, Southeast Asia stands at a strategic crossroads. The recent surge in trade tensions, particularly those stemming from the US's tariff policies and restrictive trade measures, has reignited discussions across Asean nations about the need for greater financial and monetary integration. One idea, long debated but never realised, has resurfaced with renewed urgency – the adoption of a single Asean currency. The US has increasingly adopted protectionist trade practices, disrupted global supply chains and raised the cost of doing business. The ongoing US–China tariff war, for example, continues to unsettle Asean exporters, particularly in electronics, palm oil and rubber. According to the World Bank, the Southeast Asian region could lose an estimated US$13 billion (RM55 billion) annually due to ripple effects from trade fragmentation and tariff hikes. Currency volatility adds another layer of unpredictability. The Thai baht, Malaysian ringgit and Indonesian rupiah have all experienced significant depreciation against the US dollar over the past year, making imports more expensive and external debt burdens heavier. A single regional currency could act as a buffer, shielding Asean economies from external shocks and speculative currency attacks. The European Union's adoption of the euro has created one of the largest and most stable currency unions in the world, bringing 19 countries under a unified monetary policy. While challenges remain – as seen during the Greek debt crisis – the benefits of the euro in promoting price stability, enhancing trade and reducing transaction costs are undeniable. Eurozone trade within member states rose by over 50% in the first decade of the euro's introduction, according to data from the European Central Bank. Asean already has some groundwork laid. The Chiang Mai Initiative Multi-lateralisation, Asean+3 Macroeconomic Research Office and the Asean Economic Community indicate that economic collaboration is not only feasible but already partially in motion. Intra-Asean trade now accounts for more than 22% of total Asean trade, worth over US$800 billion annually, according to the Asean Statistical Brief. Countries such as Malaysia, Singapore, Vietnam and Thailand are increasingly interlinked in production and consumption. Harmonising currency would eliminate foreign exchange costs, encourage regional investment and boost economic resilience. Moreover, the growing influence of China's yuan and the possible future expansion of BRICS' financial infrastructure present a challenge to Asean central banks, which are still highly reliant on the US dollar. A single Asean currency could strengthen the bloc's bargaining power in global negotiations and reduce overdependence on Western financial systems. Critics rightly point out the challenges, such as differences in inflation rates, fiscal discipline, political structures and financial market maturity. Asean is more diverse economically than the Eurozone, ranging from high-income Singapore to emerging economies like Laos and Myanmar. However, unity does not require uniformity. A staged implementation – beginning with a currency basket peg or a digital Asean currency for intra-bloc trade – could serve as a realistic first step. Digital tools such as QR-code payments and central bank digital currencies, already in use in Thailand, Singapore and Malaysia, can fast-track integration. The post-Covid-19 world is reshaping global economic priorities. With ongoing trade disruptions and geopolitical instability, Asean must ask itself whether continuing with fragmented currencies serves its future. Now is the time for the region to boldly envision a future anchored in monetary unity. A single Asean currency is not just a dream – it could be the key to securing long-term stability, growth and independence in an increasingly uncertain world. Ringgit set to extend gains as US fundamentals weaken
KUALA LUMPUR: The ringgit is poised to extend its gains against the US dollar next week, buoyed by weakening US fundamentals, easing trade tensions, and stronger domestic economic resilience. The local currency has already strengthened against major and Asean currencies, and Bank Muamalat Malaysia Bhd chief economist Dr Mohd Afzanizam Abdul Rashid said the trend is likely to persist as economic momentum in the US continues to lose steam. "We expect this trend to hold in the near term, driven by signs of a slowing US economy as business and consumer sentiment continue to weaken," he told Business Times. Afzanizam added that heightened uncertainty over US trade policies is further dampening confidence among businesses, prompting a reassessment of the greenback's global standing. "In some ways, the US dollar's dominance in the global economy is being revisited. This shift could favour emerging market currencies, including the ringgit, in the short to medium term," he said. Echoing this view, SPI Asset Management managing partner Stephen Innes said that foreign appetite for Malaysian assets remains strong, further supporting the local currency. "The ringgit is finally catching a break. With the US dollar on the back foot, tariffs de-escalating, and capital inflows into bonds and FX deposits rising, there is a tangible floor forming under ringgit," he said. Innes pointed to growing foreign appetite for Malaysian debt, highlighting the 3.3 times bid-to-cover ratio in May's 20-year government investment issue (GII) auction as a signal of revived confidence. He noted that foreign holdings of local government bonds have risen to 21.5 per cent, reversing a dip recorded in February. Adding to the ringgit's resilience, foreign currency deposits in local banks have climbed to a record 11.6 per cent of total deposits, offering a buffer against external shocks. Innes said that while Malaysia is not immune to global economic fragility, it is also not a sitting duck, with the domestic investment cycle now taking the lead. "If the trade war cools and global risk sentiment remains stable, Malaysia may continue to navigate the delicate balance between global volatility and domestic resilience. The ringgit, for once, has a shot at playing offence," he added. The ringgit opened higher this morning, extending its gains against the US dollar. At 8am, it stood at 4.2140/4.2335 compared with Thursday's close of 4.2245/4.2295. The local currency also traded mostly higher against major currencies, gaining ground against the Japanese yen and British pound, though it slipped slightly against the euro. Among regional peers, the ringgit appreciated across most Asean currencies, including the Singapore dollar, Thai baht, Indonesian rupiah and Philippine peso. It ended Friday's session at 4.2275 against the greenback.
