
Dubai real estate prices likely to see double-digit fall in 2025-2026: Report
Dubai's real estate market prices are likely to face a double-double-digit fall in the second half of the year and in 2026, ratings agency Fitch said in a report on Thursday, marking a sharp turn after years of a post-pandemic boom.
A spike in deliveries in 2025 and 2026 to a planned 210,000 units, doubling from the previous three years, is likely to cause a record increase in supply and push prices down by no more than 15 percent, the agency said.
The possible drop would follow a rise of around 60 percent in residential units prices between 2022 and the first quarter of this year in Dubai, where massive infrastructure spending, generous income tax policies and relaxed social and visa rules lured thousands of foreigners after the COVID-19 pandemic, including Russians amid war in Ukraine.
Real estate plays a vital role for the economy of the emirate, the Gulf's hub for business and tourism, with sector transactions worth 761 billion dirhams ($207.22 billion) last year, rising 36 percent in volume, according to Dubai government data.
In the past, Dubai suffered painful corrections akin to the property crash in 2009 which required a $20 billion Abu Dhabi-led bailout.
The government has since taken measures to deleverage and strengthen the sector, and consolidated major state-owned real estate developers.
It has also pursued an economic reboot anchored in what it hopes is sustainable growth, including a 10-year plan known as D33, to double output and become one of the world's top four financial centers.
Fitch said on Thursday that banks and homebuilders can tolerate a decrease in prices.
It noted that while real estate remains the largest component in UAE banks' lending books, banking sector exposure to firms operating in real estate had dropped to 14 percent of total gross loans at end of last year from 20 percent three years earlier.
The attractiveness of properties in prime locations, which include palm tree-shaped artificial island Palm Jumeirah, together with delays in project completion would also help mitigate pricing pressure.

Pakistani PM reiterates gratitude to Trump, Gulf nations for India ceasefire
ISLAMABAD: Prime Minister Shehbaz Sharif on Wednesday thanked US President Donald Trump and Gulf countries for helping defuse Pakistan's tensions with India following an armed conflict between the nuclear-armed nations last month. Trump announced he had helped broker a ceasefire between India and Pakistan on May 10 after the worst fighting between the two countries since 1999. Following weeks of tensions, India and Pakistan pounded each other with artillery, fighter jets, missiles and drones in May before agreeing to cease hostilities. Gulf countries, including Saudi Arabia and the United Arab Emirates (UAE) also engaged both Indian and Pakistani officials throughout the conflict to help defuse tensions. '[US] President [Donald] Trump has shown, beyond a ray of doubt and imagination, that he is a man for peace,' Sharif said at a ceremony at the US embassy in connection with the upcoming American Independence Day. 'He is a man for promoting peace and beneficial business needs. He is a man who is against escalation,' he added. Days after the ceasefire agreement was announced, Trump said he used trade to defuse tensions between India and Pakistan. Sharif noted Trump had advised both countries to promote trade and investments instead of fighting each other. The Pakistani premier appreciated Trump's 'outstanding contribution' to broker the ceasefire. The Pakistani premier hoped the ceasefire would last between the two countries and lead to increased trade and investment. 'I hope and pray to God Almighty that this will become a long, lasting ceasefire on which we can build an edifice of investments, trade, pollution and so on so forth,' he said. The Pakistani premier also appreciated the role played by Middle Eastern countries in resolving the dangerous conflict. 'And here, obviously, I'd like to mention the role of our friendly and brotherly countries in the Gulf, in the Middle East, who proactively coordinated with us and supported President Trump's genuine efforts,' Sharif said. Sharif will travel to Saudi Arabia on a day-long visit to the Kingdom on Thursday, Pakistan Deputy Prime Minister Ishaq Dar said. The Pakistani premier will thank the Saudi leadership for its solidarity and support to Pakistan throughout the India standoff, Dar said.

Pakistan, UK discuss strengthening cooperation in railways sector
ISLAMABAD: Pakistan's Railways Minister Hanif Abbasi and British High Commissioner Jane Marriott on Wednesday discussed bilateral cooperation between the two nations with a special focus on railways, state-run media reported. Pakistan's railway sector faces several challenges such as an aging infrastructure, outdated tracks, locomotives and signal systems. Poor maintenance and a lack of modern safety measures often contribute to train derailments and accidents. Notable tragedies include the 2005 Ghotki train disaster, which killed over 130 people and a 2021 train collision that left at least 65 people dead. As opposed to that, the UK has one of the densest railway networks in Europe with almost all major towns and cities connected by rail. 'Pakistan and the United Kingdom have emphasized joint measures to further strengthen their bilateral trade and economic relations, with special focus on the railways sector,' state-run media reported following Abbasi's meeting with Marriot in Islamabad. State broadcaster Radio Pakistan said Abbasi called for 'a comprehensive strategy' between Pakistan and the United Kingdom to develop and modernize the former's railway sector. 'He said Pakistan is ready to fully benefit from UK's expertise in modernizing the railways infrastructure in the country and improving performance of this sector,' Radio Pakistan said. Abbasi said the two countries would continue to work together on mutual interest railways projects that will benefit their economies and improve public transportation. Pakistan has recently attempted to improve its railway infrastructure to ensure economic growth and development. In March, Pakistan and United Arab Emirates (UAE) officials agreed to expand bilateral cooperation between the two countries in the railways sector. Abbasi had said Pakistan Railways is continuously working to improve its services through long-term agreements with domestic and international suppliers, emphasizing that Islamabad offers a business-friendly environment and presents significant opportunities for investors.

Closing Bell: Saudi main index closes in green before Eid holidays
RIYADH: Saudi Arabia's Tadawul All Share Index climbed on Wednesday, gaining 172.1 points, or 1.59 percent, to close at 11,004.53. The total trading turnover on the benchmark index was SR4.61 billion ($1.23 billion), with 191 listed stocks advancing and 50 declining. The Kingdom's parallel market Nomu surged by 257.9 points to close at 27,307.74. Meanwhile, the MSCI Tadawul Index edged up by 1.67 percent to 1,406.49. The best-performing stock on the main market was Saudi Industrial Investment Group, with its share price surging 7.03 percent to SR17.36. The share price of ACWA Power Co. also rose by 6.72 percent to SR269.80. Al-Babtain Power and Telecommunication Co. saw its stock price increase by 5.40 percent to SR5.40. Conversely, the share price of Saudi Steel Pipe Co. fell by 6.33 percent to SR56.20. Saudi Research and Media Group also saw a dip, with its share price easing 2.26 percent to SR127. On the announcements front, Saudi National Bank completed its offer of Saudi riyal-denominated Additional Tier 1 sukuk, with the settlement finalized on June 3. According to a statement on the Saudi Exchange dated May 11, the issuance was conducted through a private offer to eligible investors in the Kingdom. The total value of the sukuk offering amounted to SR1.73 billion. The bank issued 1,730 sukuk, each with a par value of SR1 million. The sukuk will offer an annual return of 6 percent from the issue date until June 3, 2030. The share price of Saudi National Bank increased by 0.88 percent to close at SR34.45. The announcement coincided with the implementation of the unified regulation for cross-border registration of investment funds among Gulf Cooperation Council countries, which came into effect in 2025, according to the Capital Market Authority. The regulation outlines requirements for registering and marketing investment funds across GCC countries and introduces a dedicated regulatory guide. It aims to clarify procedures for handling both local and Gulf-based funds, enhance financial market services, and reduce regulatory challenges. Additionally, the framework seeks to support mechanisms that attract international investments to the Saudi financial market and boost foreign ownership in investment funds. The broader goal is to improve liquidity in regional financial markets, enhance the competitiveness of GCC economies, and foster integration by unifying the policies and systems governing domestic, regional, and foreign investment activities. The regulation also aims to ensure a transparent and stable investment environment. Under the framework, the legislative committee in each host country will have the authority to set standards for approving fund registrations and supervising funds within its jurisdiction, including overseeing the appointed agent and their interactions with investors. Cross-border registration must be conducted through the capital market authorities of both the fund's country of origin and the host country. The regulation allows investment funds established in any GCC member state to be promoted in other countries applying the framework. It also outlines the process for offering Saudi funds in Gulf markets, with a focus on aligning with regulatory review mechanisms and cross-border registration requirements to ensure full compliance with approved guidelines.
