Near the shores of Lake Erie, one of the United States' Great lakes, sits Henkel's 196,000 sq. ft. Mentor, OH site, where about 140 employees manufacture construction adhesives and sealants for the company's Consumers & Craftsmen (ACC) business. Marketed under the LOCTITE®, OSI®, and LEPAGE® brands, among others, this facility produces over 44 million cartridges of solvent-free and solvent-based adhesives and sealants annually to support North American professional and retail customers. The products are used for various kitchen and bath, window, door, flooring, and siding applications and are essential for preventing air and moisture ingress, securing flooring materials, and protecting against water damage on exterior siding.
'Our operation is highly complex and requires extreme precision,' explains Plant Operations Director Joseph Perdue. 'Unlike facilities serving industrial customers, where the material is filled into large drums, we produce point-of-sale cartridges in more than 20 different bulk formulations for 5 different brands. Consumers expect each 9.5 oz-tube of material to look and perform the same – every time.'

Like its water-based sealant and adhesives sister plant in LaGrange, GA, the Mentor, OH site has been in existence since 1984 and joined the Henkel manufacturing footprint in the early 2000s following the company's acquisition of OSI Sealants. The high-volume operation runs 24 hours a day Monday through Friday, with partial weekend production as well. Mentor was recognized in 2013 as Henkel's best global plant and, in 2019, was the recipient of significant capital investment to upgrade equipment and drive manufacturing efficiency. This year, two new high-speed filling lines were installed, helping to increase capacity, and freeing valuable resources for high-changeover production, such as Mentor's color-matched sealant lines.
Protecting natural resources is a hallmark of the Henkel Mentor plant, which is a carbon-neutral operation and a zero-waste-to-landfill site. No water is used in production processes here, and the team strives to significantly reduce manufacturing waste. With its color-matched line, for example, changing over the sealant colors means the first several tubes post-changeover will result in a mixture of the previous color and the new color. Instead of scrapping this material, the company sells its 'rainbow caulk' at a reduced price compared to its color-specific varieties. For applications where the sealant will not be visible, this is a perfect solution for waste reduction and consumer cost savings.

The Mentor facility manufactures products that are specifically designed to color match various construction and design materials such as paints, windows and doors. More specifically, the plant produces hundreds of color-matched OSI® brand sealants for color-coded products made by well-known construction material and supply manufacturers with a Color ID system to help find the perfect color match.
The Mentor plant's color matching capability and Color ID system gives customers and consumers options to match to existing building materials and supplies from well-known suppliers.
COMMUNITY ENGAGEMENTEngagement with the local community is central to Mentor's success and demonstrates its commitment to supporting area initiatives. Recently, the plant's focus has been to create awareness of the types of jobs available at the manufacturing facility and in various support functions. In September, a team of employees attended a career fair at the Case Western Reserve University to promote Henkel jobs and internships. In October, as part of the Mentor plant's Manufacturing Day activities, employees participated in the local high school's 'Think Manufacturing' career fair where Senior Manufacturing Engineer Scott Schwickerath, Administrative Assistant Amia Martorana, and Packaging Operator Katy Shaffer, connected with students to discuss the variety of career opportunities at Henkel. The Gen Z crowd was all ears and had plenty of questions. Hopefully, some of them are inspired to take the next step!

KBRA Assigns Preliminary Ratings to WBHT 2025-WBM
NEW YORK, June 09, 2025--(BUSINESS WIRE)--KBRA announces the assignment of preliminary ratings to six classes of WBHT 2025-WBM, a CMBS single-borrower securitization. The collateral for the transaction is a $340.0 million non-recourse, first lien mortgage loan that is expected to be co-originated by Wells Fargo Bank, National Association and Goldman Sachs Bank USA. The floating rate loan is expected to have a two-year initial term with three 12-month extension options and require monthly interest-only payments. The mortgage loan will be secured by the borrower's leasehold interests in the Waikiki Beach Marriott located in Honolulu, Hawaii. The subject property features 1,307 keys, 10 food & beverage outlets, 24,572 sf of indoor meeting and ballroom space, 54,287 sf of retail space, two outdoor pools, a full-service spa, a fitness facility, game room, and a business center. The hotel was constructed between 1971 and 1979. Since 2017, the sponsor has invested approximately $118.4 million ($90,572 per key) on capital improvements at the property. The most recent comprehensive renovation was largely completed in 2022 when the sponsor spent $95.2 million ($72,863 per key) to renovate all guestrooms, the third floor terrace and pool deck as well as construct the Luana Lounge to cater to Japanese tour groups. For the TTM 3/2025 period, the subject property achieved an occupancy of 83.6% with an ADR of $262.96, resulting in a RevPAR of $219.87. As of the TTM 3/2025 period, the property achieved occupancy, ADR and RevPAR penetration rates of 98.0%, 102.6% and 100.5%, respectively. KBRA's analysis of the transaction included a detailed evaluation of the property's cash flows using our North American CMBS Property Evaluation Methodology, and the application of our North American CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction, and its ESG Global Rating Methodology, to the extent deemed applicable. The results of our analysis yielded a KBRA net cash flow (KNCF) for the subject of approximately $28.8 million, which is 22.3% below the issuer's NCF, and a KBRA value of approximately $288.4 million, which is 59.3% below the appraiser's as-is value. The resulting in-trust KBRA Loan to Value (KLTV) is 117.9%. Mexican President Sheinbaum seeking meeting with Trump at G7
Mexican President Claudia Sheinbaum says she hopes to have a pull-aside conversation with U.S. President Donald Trump when the two North American leaders travel to Alberta next week for the G7 summit. Her trip north comes as both Canada and Mexico grapple with Trump's persistent tariffs and economic threats, which have also stressed the Canada-Mexico relationship; Ontario Premier Doug Ford has suggested Canada go it alone with the U.S. on trade. Mexico is not part of the G7, but other leaders are often invited for discussions around the global leader summit. Last month, Sheinbaum confirmed she was invited but wasn't sure if she'd attend. "I have decided that I will attend the G7," Sheinbaum said in a statement Monday. "The foreign affairs minister is working on setting up bilateral meetings — it is likely that we will have one with Trump." Prime Minister Mark Carney's office has signalled he is hoping to reach a deal around tariffs and trade around the G7 meetings, taking place in Kananaskis, Alta., from June 15 to 17. The prime minister has also said he wants to make progress on bilateral issues with the U.S. before talks take place on the trilateral Canada-U.S.-Mexico Agreement (CUSMA). A review of that deal is officially slated to start in 2026, although Mexican officials have suggested they expect a review to start earlier than that.

South Carolina Will Host the 2025 Michelin Guide American South Ceremony
Greenville, South Carolina, is set to host the 2025 Michelin Guide ceremony for the American South. The newly extended guide will cover restaurants from Alabama, Louisiana, Mississippi, North Carolina, South Carolina, and Tennessee, in addition to the existing guide in Atlanta. Winners of the coveted awards will be announced at the ceremony on November 3 at the Peace Center. Michelin North America is headquartered in Greenville, making it a fitting choice for the event. Recent expansion The guide's new presence in the region is motivated by financial backing; the new regional guide is produced in partnership with Travel South USA, a multi-state collaboration that promotes tourism across the southern U.S. The Discover South Carolina tourism board is the host for the ceremony. With its expansion in the South, the guide has added new cities across the U.S. this year, including Boston and Philadelphia joining the Northeast cities guide. In the past two years, the company has published new guides covering Texas, Colorado, and Atlanta; growing its coverage in Florida and Toronto.
