Attractively decorated and modern with a guide of €345,000, No 32 Avondale Mews in Passage West is the type of property that a lot of first time buyers will want to go see. A three-bed 2005- built end of terrace house with a C1 BER, it's being sold by estate agent Dan Howard who says that its upsizing owners have made several improvements and done quite a bit of redecorating. ' They put a timber cabin in the back garden which is used as a home office/ gym/ TV room and provides very useful additional space,'' he reveals. Quite spacious for a terraced house, it has 103 sq metres of accommodation which includes a smartly decorated front sitting room with a fireplace, a green feature wall and venetian blinds instead of curtains. To the rear there's a tiled kitchen with blue and white shaker style units. There's a guest WC off the hallway while the upstairs has a bathroom as well three bedrooms including one en suite. Improvements in the back garden include the addition of a raised patio for sitting out as well as the installation of a timber cabin/ home office. The property, which has open plan parking at the front, is located within a 20 minute walk from shops in Passage West and around seven km from Douglas village. The most recent sale in Avondale Mews was of No 39, a mid-terrace three bed with an attic conversion which sold for €375,000 in March. While several two-bed apartments are being advertised for sale in the town, an online search shows that this property , which is new to the market with a guide of €300,000, seems to be the only modern two-bed house available at present. Michaela Buckley of O'Mahony Walsh auctioneers says there are always buyers who prefer houses to apartments and that this one could look very appealing to a young couple. It's a well maintained property which has been owner occupied and is being sold partially furnished, she says explaining that because it was part of Cork County Council scheme it can only be bought by an owner occupier. Offering 62 sq metres of living space, it has an open plan living area which includes a sitting room with a stove at the front and a kitchen with cream units at the rear. There's also a guest WC and small utility as well as a bathroom and two bedrooms upstairs. To the side there's a covered passage for bike storage and, to the rear, a low maintenance garden area with a circular patio, a timber archway and a small Buddha water fountain. Built in 2006 the property has a C3 BER. Situated in a row of four houses which have open plan parking at the side , it's around two km from the town centre.. Few Tuairin Glass properties come on the market in recent years and the last recorded sale was in 2022 when No 45 went for €270,000 VERDICT: Modern houses in this price range are scarce in Ballincollig. Blackpool, Cork city €195,000 Size 34 sq m (366 sq ft) Bedrooms 1 Bathrooms 1 BER E1 Few houses in Cork city are as tiny or as affordable as this one-bed one at 18 Farran St, Gerald Griffin St in Blackpool which has a guide of €195,000 and just 34 sq metres of living space. A modernised mid-terrace house, it's listed with Amy Crosse of Behan Irwin & Gosling who says that bidding has already gone above the guide to €197,500. It's a charming property which has been upgraded and redecorated by owners who since 2017 has put in double glazing, electric heating and a modern kitchen and bathroom and replaced the roof, she reveals. Accommodation includes a living/dining room, a kitchenette, a bedroom and a bathroom. VERDICT: Tiny but very convenient to the city centre. Bandon, Co Cork €240,000 Size 97 Sq m (1,044 sq ft) Bedrooms 3 Bathrooms 2 BER D1 This mature three-bed semi at No 4 Kilbrogan Place might be an option for a young couple seeking a first home in Bandon. Guiding at €240,000 it's on the market with Majella Galvin of DNG Galvin who says it's well kept property with an attractive sunroom at the front. Built in the 1960s and upgraded over the years, it's a 97 sq metre house located within a ten minute walk from Bandon town centre. VERDICT: Affordable and close to town, but may require modernisation

Buses on Kolkata's route 39 go off road after threat from autos

1 2 Kolkata: Commuters faced severe disruption on Friday morning as the fleet of 60 buses on route 39 and 18 on 39A/2 went off the road following a clash with auto-rickshaw drivers near Lohapool on Rifle Range Road in Park Circus. Traffic was hit for about 30 minutes. The standoff stemmed from a long-standing dispute over route permissions, leaving office-goers stranded and forced to spend extra money on alternate transport. The confrontation began around 9.45 am when auto drivers affiliated with the South Kolkata District Auto Driver Operators Union blocked buses at the Lohapool stop near Adi Ballygunge Vidyalaya under Karaya Police Station. The auto drivers allegedly forced buses to offload passengers and return to the Picnic Garden terminus, demanding that they stick to their original routes via Tiljala (Route 39) and Bhojerhat (39A/2). According to sources, the bus and the auto operators are supposed to join a meeting at the office of the transport directorate at Beltala on Monday to discuss a possible solution. "Bus routes are much older than the auto routes. We never objected when the autos snatched away the lion's share of our passengers. They should have approached the RTO instead of taking the law into their own hands. We already approached the RTO. Hopefully, by tomorrow, the issue will be resolved," said Titu Saha, secretary of City Suburban Bus Service. Iqbal Ahmed, a resident of Colony Bazar, said, "With buses not available, I took two autos to reach my shop at Chandni Market. While the bus fare is Rs 15, I forked up Rs 40 for a break journey in two autos." The auto operators alleged that the bus operators had been deviating from the routes, against which the transport department issued them permits, for the last five years. The 39 bus service is 61 years old, and its original route to Babughat is via Tiljala, 4 No Bridge, Dargah Road, and SN Banerjee Road. Much later, two more bus services like 39A/2 and 39A branched out. While the route of 39A/2 towards Howrah is via Topsia, Bhojerhat, and Mahatma Gandhi Road, the now-defunct 39A used to ply to Salt Lake via Science City. Since 2014, when the work of Maa flyover was underway, the 39 and 39A/2 buses rejigged their routes via Rifle Range Road and Biresh Guha Street and did not return to the old route, citing a lesser number of passengers. Subal Das, conductor of a 39A/2 bus, said, "The auto drivers have been threatening us for the last few months. It is not feasible for us to run the service on the old route. Now we get around 50% of our passengers from the Rifle Range Road and Park Circus Connector. Until the issue is resolved, our bus service will not be at the wheel." Around 450 autos ply from Lohapool to Orient Row near Beniapukur and Esplanade. Md Jahir, a member of the auto union, said, "The buses halt on the road, looking out for passengers and causes traffic snarls on Rifle Range Road. We want the transport department to look into the matter and ask the buses to ply on their old routes, against which their permits were issued." The minibuses on the Picnic Garden-Howrah route have been plying through Ballygunge Phanri since last week. Apu Pal, secretary of Picnic Garden Howrah Minibus Workers' Union, said, "Our original route was via Tiljala, but we switched to Rifle Range Road. The auto operators created disturbances, compelling us to ply via Ballygunge Phanri. We brought the matter to the notice of the transport department."
