JPI Breaks Ground on New Luxury Development in Fountain Valley
New mixed-use community will bring housing, dining and retail to Orange County in 2028 JPI, a developer of multifamily communities, has officially broken ground on 10231 Slater Avenue, a 3.34-acre site in Fountain Valley. JPI, in partnership with Chicago-based Heitman, will develop a 272-home, five-story, Class A community on the site that will redefine residential and mixed-use living in the city. Slater Ave. Apartments will be the city's first, new, institutional-sized, multifamily development in over 20 years and its first-ever luxury apartment community. Designed with a wrap-style configuration, the project will feature approximately 7,300 square feet of restaurant space, 1,600 square feet of retail and more than 15,000 square feet of resort-inspired amenities. 'JPI is proud to bring thoughtfully planned, high-quality housing to Fountain Valley,' said Seth Dorros, senior vice president of land acquisition at JPI. 'This community will not only set a new standard for residential living in Orange County but also aims to address the housing demands of the city, both market-rate and affordable. It's an investment not just in the city's future but in the future quality of life for all residents who will call it home.' Ideally located just four miles from the Irvine Business Complex, one of Southern California's largest employment centers, and minutes from the Huntington Beach Pier, Slater Ave. Apartments offers seamless access to over 120,000 businesses and more than one million jobs within a 15-mile radius. Residents will also enjoy proximity to top-tier restaurants and the 640-acre Mile Square Regional Park. Future residents will enjoy two resort-style pools, co-working lounges, wellness spaces and open-air gathering areas. The community's vibrant mixed-use component will bring new dining and retail options to the neighborhood, enhancing the experience for both residents and the broader community. Fountain Valley and the greater coastal Orange County region face a severe housing shortage. Since 1980, the city has added more than 13,000 jobs but just 338 market-rate apartments. Slater Ave. Apartments addresses this critical housing gap while supporting the area's ongoing economic growth. The development will include 33 low-income affordable units, making up 12% of the total, to ensure more inclusive access to housing. SWAT team responds to shooting at Conyers apartment complex, shooter on the run
Conyers police are investigating a shooting that injured a teenager after an argument at an apartment complex. At approximately 7:20 p.m. on Tuesday, 911 received a report of a shooting at Keswick Village Apartments & Townhomes on Centennial Olympic Parkway. According to Capt. Quantavis Garcia of Conyers Police Department, when officers arrived, they found the victim and he was taken to the hospital. Garcia did not say the victim's age, but described him as a teenager and said he was stable. He also said police believe there is a high possibility that the suspect is under the age of 18. Witnesses described the suspect and pointed out an apartment where they saw the suspect go after the shooting. That apartment ended up being the address where the suspect lives. The Rockdale County Sheriff's Office SWAT team responded and surrounded the apartment, while the Conyers Police Department Criminal Investigations Division secured a search warrant for the apartment. The SWAT team made attempts to contact anyone inside the apartment but did not get a response. Once they entered the front door of the apartment and deployed chemical gas inside in an effort to drive anyone inside the apartment outside, they discovered the suspect was not inside. Garcia said police believe that the suspect left before the SWAT team was able to arrive. [DOWNLOAD: Free WSB-TV News app for alerts as news breaks] Witnesses told police that they saw a group of teenagers hanging out before the shooting. The suspect is described as a Black male. He was wearing an oversized black hoodie, blue jeans, slides, and a ski mask at the time of the shooting. Garcia said there is a high possibility that the victim and the shooter know each other. When asked if he had any advice for the shooter, Garcia said, 'Turn himself in. Our criminal investigation along with our agency will be relentless in the pursuit of taking him into custody. We will keep violent crime out of our city. And we will take you into custody and bring you to justice.' It wasn't the first violent incident that Conyers police investigated on Tuesday. Less than a mile away from the apartment complex, police investigated a murder-suicide. Anyone with any information regarding the incident is asked to contact us at 770-483-6600. Cudahy could get 264 luxury apartments as part of new $30 million project proposal
Cudahy could get 264 luxury townhome apartments if a new project gets approved. Sussex-based Sawall Development wants to construct the apartments on 19 acres currently owned by the City of Cudahy at the southwest corner of Sweet Applewood Lane and East Barnard Avenue and east of South Nicholson Avenue. The $30 million project would include 12 two-story buildings featuring studio apartments around 500 square feet in size, one-bedroom units (around 800 square feet) and two-bedroom units (around 1,100 square feet). Each of the units would have its own entrance and either a private balcony or patio area. Sawall will present the proposal to Cudahy's Community Development Authority on Jan. 28. The developer said in its submittal to the city the development would blend seamlessly into the natural landscape with a focus on 'the principles of sustainability and modern urban living.' 'This project aims to redefine suburban living by providing a harmonious balance between modern amenities and the tranquility of nature, creating a vibrant community where residents can thrive,' Sawall wrote in its submittal. Sawall plans to retain ownership of the development once completed and will manage the property, per the submittal. The architect for the project is Stephen Perry Smith Architects based in Milwaukee. Sawall Development has created multi-family, townhome, commercial and retail developments across Wisconsin, including Mammoth Springs Apartments and Townhomes in Sussex, Rock Pointe Village in Lannon and The Granary Townhomes in Union Grove.
