Wyandotte County to begin mailing residential property valuations

KANSAS CITY, Mo. — The Unified Government of Wyandotte County will begin mailing all of its residential property valuations on Friday, Feb. 28. Commercial notices will be mailed on March 10. The UG is warning residents that they should expect to see an increase in valuation due to a shortage of supply and bigger demand. The Appraiser's Office is required to value property at a fair market value as of January 1 of each year with exception of agricultural land, which is valued by its agricultural use. Bill to help fund pro sports stadiums introduced in Missouri Senate Limited supply and strong demand for commercial and residential properties caused increases in sales prices from the prior year, resulting in an increase in county appraised values, according to the Appraiser's Office at the Unified Government. Those that don't agree with the appraised value of their residential or commercial property or simply wants to review the information on file can file an appeal with the Office of the Appraiser by Saturday March 29. The Office of the Appraiser will be hosting a series of community information sessions to help raise awareness about the property appraisal process and how to file an appeal. Home values continue upward trend in Riley County

RILEY COUNTY (KSNT) – Homes in Riley County are continuing an upward trend in valuations. The Riley County Appraiser's Office issued a press release on Monday, Feb. 10 reporting it has completed its analysis for 2025 property valuations. Change of value notices will be mailed out on Feb. 26. Residential property values increased 4-10% and commercial properties increased 2-6%, according to the Appraiser's Office. In 2023, the price of a median home in Riley County was $238,000 with the median price increasing in 2024 to $250,000. 'The median is the middle price when all home sales are listed from lowest to highest, meaning half of the homes sold for more and half sold for less,' said Riley County Appraiser Anna Burson. 'The median price is a more reliable reference point because it is less affected by outliers. It's also important to note that Values on specific properties may not follow the general trends because of changes to the property, a correction of descriptive information, or the sales in the market area indicate values outside of the typical range.' First round of snow arrives tonight Property owners can appeal their valuations by completing the form sent with the valuation. Appeals must be dropped off or faxed to the Riley County Appraisers Office within 30 days of the mailing date.
