Breegan Jane's House Rules—Embrace Color, Texture, and Music in Every Room

Between designing interiors for clients, hosting HGTV's Dream Home, and creating various decor collections, Breegan Jane embarked on perhaps her greatest challenge to date: a full-scale renovation of her family's Southern California home. She details the process in her book California Beach House Luxury, which is part renovation story and part love letter to her kids, travels, and the beach. 'The book feels like a culmination of my life and career,' she says. The designer and author shares how she tackles large-scale renovations, makes spaces feel welcoming, and balances her home life with two young boys and a pet snake. I actually do have a list of rules in my house! It says, 'We do real, we do mistakes, we do 'I'm sorry,' we do second chances, we do fun, we do hugs, we do forgiveness, we do really loud, we do family, and we do love.' We have the most fun, but there are a few things that I also ask respectfully, but that quote is what we follow most. My parents always opened up our house to all my friends. So I think I have the same thought process with my kids: All their friends are allowed over here whenever they want. It was a way for my family to make sure that I was safe and that I was still being social. I'm very adamant to my kids that your friends are always welcome here. I'm always saying, 'We got this.' Sometimes it's because we do, and other times it's because I need to be reminded that we can. It motivates us and reminds us there's nothing we can't do. Obviously, the kids. But there's something about the piano when a guest sits down and plays it that fills the house with auditory love. My kids are still learning the piano, but even when they go over and jam on it, the interaction of that instrument just has a sense of 'I am home.' A loving house is a little bit noisy. I just love noise. Related: 17 Music Room Ideas to Fuel Your Creative Side I've been teaching my young boys to make sure there are appropriate needs in the bathroom for people who menstruate. So I'm a big fan of stocking my bathroom with travel items from hotels, but also making sure period products are in there. We're always adding tampons and pads and perfume spray to make sure guests are comfortable at the root of the most vulnerable thing that so many people have in common. We love having people over. I think for me it's all about intention, though. It's always about a nice gesture—whether that's a handwritten thank you or flowers, or even just grabbing extra water when they're at the grocery store. It's nice to feel like you have people who have moved into your home and appreciate it and make themselves feel comfortable. One of my favorite things about hosting is that I invested in catering trays, and they're great because usually I'm ordering food. I like to do beans, meat, rice, and veggies so that I can serve both vegetarians, vegans, and people who want a little bit more protein. It took me a lifetime to get this all figured out, but it's simplistic, and the catering trays keep everything warm. It's an instant party! We even use them for family dinners about once a week. I had snakes growing up, but my kids really wanted a dog. I was like, 'Um, we travel and I work and I'm your mom. So I'll get you a snake.' That was our trade-off. But we love her! She is a banana ball python, so she likes warm areas. When we watch movies with her, she cuddles up under your armpit or your neck, and she's really docile. She's kind of like our class pet. The kids and their friends really do take to her, and it's interesting to see parents watch their kids interact with a snake. Some are like, 'Oh my gosh! I'm scared.' People just react to snakes, and it's so interesting when you're a snake family. I am such a beach girl, so for me it's all about the ocean and the water and places I travel that are along the coast. For me, that's always the ultimate luxury mixed with the relaxed, unrefined corners that make it livable. That's where I'm always drawing from because I like to say I'm a mermaid. But it's also all about the kids for me. I am a mom first. This house is the first house I built with no thought other than how the house could improve our lives and set us up for family life. It's a different place to build from."A lot of times you think about return on investment or financial decision, but this house was much more about, 'How do I want to live?'""For clients, one of the things I always tell them to do is to look at hotels that they enjoy. I know they don't want their house to look exactly like it, but I can dig in and see certain things about the way they live. As an interior designer and artist, I can look at places that make you feel good and try to pick apart and re-create them for you. Even if it's a weird ski chalet with a Western theme. And so for me, this was really a deep dive into the culmination of my career. Taking all of those lessons and things that I do for other people and doing it for myself. It's also interesting to share the relatability, because if you've ever gone through a whole home build, it's one of the most stressful things you can do in life. Showing that it's difficult for a designer, there's a relatability with that. We are good at this, but it still requires a lot of patience and planning. It took two and a half years. I always follow the rule of threes when looking for a contractor or other tradespeople. Always get three quotes, even if you love your guy. It keeps you more informed. Two is not enough, and three will give you the best ability to make a decision, whether that's financial or personality-based. Never hire anyone until you've had at least three quotes on any of your major trades, which are your contractor, plumber, electrician, and AV team. Those people have the most control over your house. Once they start, you're stuck. I source everything for my projects through Ferguson. But for my house, I went with Kohler hardware. They're the gold standard. I love my Kohler fixtures, and there are so many different options. When I wanted a little bit more luxe, I went with Central Park West by Kallista, which is a partner under the same brand. As I was designing this house, I was also developing my wallpaper line with Clarke and Clarke. It was a really authentic way to introduce products into my portfolio. I was literally selfishly building this wallpaper line. It was truly an authentic build and an authentic way to bring myself to other people's homes. I can't get enough of slab stone, specifically Neolith porcelain. We have 76 slabs of it in my house. The durability, but also the visual impact that it adds, is nuts. I'm all about a slab. But if you can't do a slab, do oversized tiles from the tile bar. I got all of my tiles from Tile Bar. They're the perfect example of how I built this house for me and nobody else and it's so personalized in every inch. We sourced them from a company that sells them to clubs. I had a disco ball in my room in high school and I've always loved to dance. I studied dance professionally, but it's also my release and a bonding thing between my kids and me. I wanted to push the envelope on what was possible and what was expected in the kitchen. It's an instant party. It's instant happy. Who can be sad when a disco ball is on? You must include some great rugs. And I think they get overlooked in the budget because they're not necessarily a construction item, but your home isn't complete until you lay it down. It has to be big enough to anchor the room, so budget accordingly. (Blue tape is your friend again!) The right rug is something you're not going to change out very often, it's an investment. I'm not good with keeping a huge toolbox, so it's great. It's a designer's best friend. Also, blue masking tape is your friend. Tape down where the bed is going to go and sit in it. Go zen, sit cross-legged, and picture what you're waking up to and what you want. The kids and I did this multiple times. Actually taking a moment to meditate and picture what your space looks, feels, and sounds like is a really important way to connect back and make sure you're building what you want. Make sure you test the paint on multiple walls in the room in large sizes. People don't realize how much sunlight and shadows change paint throughout the day. You need to visit and look at the paint multiple times during the day. I have one of each situation. I like to say my oldest was my most challenging client because he was like, 'I want a blue room.' And I was like, 'That's so boring.' But his room is anything other than boring. We talked about words that surround you that matter, so we used Ruben Rojas art because if you're going to surround yourself with words, you have to be intentional. It was a unique challenge to create what he wanted and do it in a way that was sophisticated, that I think can grow with him. My little one—he's my little surfer. He's the crazy one, and he's a mess. So everything in his room is white. I said, 'You're going to have a basket for your dirty clothes, and you're not allowed to have any style features because it will just look like chaos all the time.' He's my artist.
