Realty firm Brigade Group acquires 5.4 acres in Chennai for ₹441.7 crore

Bengaluru-based real estate developer Brigade Enterprises has acquired 5.41 acres in Velachery, Chennai, for ₹441.7 crore, making the Tamil Nadu capital the company's second-largest base. The land has a gross development value (GDV) of ₹1,600 crore and a project development potential of 0.8 million square feet. Pavitra Shankar, managing director, Brigade Enterprises Limited, said: 'Chennai has grown into our second-largest market after consistent and strategic investment in business development. This acquisition reinforces our commitment to expanding our footprint in the city with a focus on marquee land parcels in excellent locations.' 'Our aim is to address the strong demand for thoughtfully designed, high-quality residential spaces that resonate with the aspirations of modern consumers. Velachery's prime location and connectivity make it an ideal choice for creating a vibrant community, aligning with our vision of delivering exceptional living experiences,' she added. Strategically positioned, the project will offer seamless connectivity to both the IT corridor of OMR and the Central Business District (CBD). Reshmi Panicker, executive director, land and residential services, Knight Frank India, commented: 'Chennai has emerged as a strategic hotspot for leading South India-focused developers. This transaction highlights the increasing appetite for premium locations backed by strong infrastructure and long-term residential demand. The city is firmly on the radar for serious institutional capital and branded players, making a strong case for sustained residential investment.' Other key developments by Brigade in the city include Brigade World Trade Centre and Tech Boulevard, the 6.5-acre Brigade Altius in Sholinganallur, the 33-acre township Brigade Xanadu in Mogappair, and the mixed-use project Brigade Icon on Mount Road.

The land is strategically located next to Phoenix Market City and is positioned to benefit from the area's proximity to both the IT Corridor of OMR and the Central Business District (CBD). This acquisition aligns with Brigade Group's plans for expansion in the Chennai real estate market. The project, with an estimated gross development value (GDV) of ₹1,600 Crore, is expected to have a development potential of approximately 0.8 million square feet. The total transaction value for the land is INR 441.70 Crores. The development will aim to provide accessible living spaces with a focus on practical amenities. Brigade Group intends to incorporate design elements that combine aesthetics, functionality, and sustainability into the project. The project is also expected to offer a variety of premium amenities to enhance the living experience for future residents. Bengaluru-based listed real estate developer Brigade Group has acquired an 11-acre land parcel in Whitefield to develop a premium Grade A office project spanning approximately 1.5 million sq ft, with an estimated gross development value of ₹2,000 crore, the company has said. This move underscores the company's continued focus on strengthening its commercial real estate presence in one of the city's key business and technology corridors, it said. 'Whitefield remains a prime destination for office demand due to metro connectivity and the vibrant corporate ecosystem that exists. With cutting-edge architecture and future-ready, sustainable infrastructure, this project will stand out in Bengaluru's commercial landscape while enhancing Brigade Group's leadership in the Grade A office leasing segment. Brigade Group to develop its first plotted development in East Bengaluru, eyes ₹175 crore

Bengaluru-based real estate developer Brigade Group has signed a joint development agreement for a new plotted development project in East Bengaluru with a Gross Development Value (GDV) of ₹175 crore, the company announced on April 21. The project, which spans 20 acres and is located in Malur, has a total development potential of 0.45 million square feet, the company said. This is Brigade's first plotted development in East Bengaluru, and the project will offer residential plots. She said that Malur is becoming a preferred residential location due to its location near major infrastructure projects like the Satellite Town Ring Road (STRR) and the Chennai Expressway. 'With improving infrastructure and better connectivity, more homebuyers are looking at affordable housing options outside the main city,' she said. With this new project, Brigade Group is expanding its footprint in Bengaluru's eastern corridor and seeing increased interest from developers and buyers. Sprawling across 20 acres, the residential project will have a total saleable area of approximately 2.5 million sq ft and a total land cost of about ₹630 crore through its subsidiary Ananthay Properties Private Limited. Further, in June 2024, the company launched Brigade Insignia, a premium residential project in Yelahanka, Bengaluru, with a revenue potential of ₹1100 crore. Brigade Insignia comprises six towers housing 379 units of 3, 4, and 5 BHK apartments, spread across a 6-acre land parcel.
