Old yarn mill at Globe Corners gets OK to become apartments in $20 million rehab project
FALL RIVER — After the March 20 Zoning Board of Appeals meeting, project developers, engineers and architects working on the rehab of Globe Yarn Mill at 460 Globe St. celebrated the approval of 89 new market-rate apartments. Edd Hamzanlui, founder of MassCan Capital LLC, a housing development and consulting firm, will convert the 'underutilized' mill building 'in disrepair' said Katie Enright, an engineer of Chelmsford-based Howard Stein Hudson who represented the project before the zoning board during the meeting. The mill, which currently houses a billiards club and flea market, is slated to be transformed into four studio apartments, 57 one-bedroom units, and 28 two-bedroom units. Additionally, the redevelopment was approved for a special permit to reduce the number of parking spaces required by zoning bylaws, a reduction in width of the parking aisle to 20 feet with side parking, and a parking setback from a property line requirement. All other travel aisles match with curb cuts and strike a width of 22 feet. The 74,000-square-foot mill falls in a commercial mill and housing overlay zone. Does Fall River have enough parking? State report says cities should end parking minimums Despite an approval for a special permit to skirt parking requirements, the development is keeping with a one-to-one unit-to-parking-space ratio, said Enright. MassCan Capital is looking to fully repurpose the building, stripe the surrounding lot for parking, and ensure the property is ADA-compliant and accessible. Enright said Hamzanlui's team plans to create 'pervious' surfaces and landscaping that will help to break up paved surfaces and could supplement with drainage. Improving 'pedestrian connectivity' from Globe to Griffin streets, Enright said, is a project objective. A loading area and enclosed dumpster will be included at the site. 'We're also planning to excavate an area,' Enright said, mentioning a buried wall that needs to be dug out at the base of the mill. To Enright, 'we're down about 270,000 units' to accommodate the demand for housing in Massachusetts. Most abutters in the area are small businesses, like Vanson Leathers and Ecin Industries. 'We are surrounded by business in this area,' she added. Hamzanlui told the board that construction is scheduled to take place in spring of 2026. More units needed: This dilapidated Fall River house is getting a major makeover to become affordable housing The residential units will be lumped to other portions of the mill by 'attachments' that will require 'alterations,' Hamzanlui said in response to Chairman Joseph Pereira's questioning. Towers in other portions of the mill are 'not in a good shape,' and may need to be taken down, Hamzanlui said, since developers aim to avoid liabilities during construction. He said the towers would not be torn down without consulting the city Historical Commission first. Fall River's Director of Engineering and City Planning Daniel Aguiar reported that Hamzanlui and his consultants have been amenable to various stipulations set forth by the city regarding mill development. Aguiar said with each mill redevelopment project, 'we learn more on each one about things we can improve on,' saying the petition before the board was 'thoughtfully done.' Executive Vice President of Bristol County Economic Development Consultants Ken Fiola submitted a letter in support of the project, remarking on the Globe Yarn Mills' historic significance since 1891, including the mention of federal- and state-approved historic tax credits to adapt the property while maintaining its historic character as a landmark in Fall River's South End. Fiola said he expects the well-timed and much-needed development 'in a deeply distressed Census tract area' will allow the building to 'endure for another hundred years of occupancy.' England and Sri Lanka spells helped Essex boss Chris Silverwood grow as a coach
Chris Silverwood is back at Essex after eight years away and feels he is a better coach for his experiences in charge of England and Sri Lanka. The Chelmsford-based county turned to old boss Silverwood after Anthony McGrath departed in October to take over at Yorkshire. Silverwood is 'home' and eager to build on an outstanding previous stint where he guided Essex to promotion in 2016 before a year later securing the County Championship title. The 49-year-old has been on a journey since with a difficult spell as England head coach followed by two years leading Sri Lanka before he was tempted to return to the domestic scene when he received a call from Essex this winter. Even though Silverwood last made major headlines for being dismissed by England following a Covid-19 disrupted 4-0 Ashes series defeat three years ago, he holds no grudges and is in no doubt he is a better person for it. 'There's always things you're going to look back on and say we could have done that differently. Would I have taken on so much? Probably not,' Silverwood said. 'At the time you do things for what you think are the right reasons and you learn from them, so I don't hold any animosity or any grudges, or anything like that. 'You put it down to experience. Has it helped me grow as a person? Yes. Has it helped me grow as a coach? Definitely. And the lessons I've learned, when I went to Sri Lanka, again, I was able to put them in place as well. 'As I said when I exited England, I'm still an England fan. I still want them to do well.' England's aggressive 'Bazball' style has taken the nation by storm since Silverwood was replaced by Brendon McCullum in the summer of 2022. Silverwood has enjoyed the bold philosophy from afar and also taken pride in the fact players he gave Test debuts to – Ollie Pope and Zak Crawley – have flourished under the leadership of Ben Stokes and McCullum. That will not be easy given Silverwood guided Essex to back-to-back red-ball titles, which was followed by further silverware under his old number two McGrath, but the Yorkshireman has a twinkle in his eye again. 'From a personal development point of view, Sri Lanka was superb and it came at a good time as well off the back of England and everything,' Silverwood said. 'You say I am a proud Yorkshireman, but Essex is home and it has been for a long time now. My kids are all born down here. 'For me, it is coming home. This is my home, so I'm very proud to be back. I'm obviously proud to have the involvement I did last time, but to come back and get to help again, I'm very proud. And we've got to beat it. 'I am proud of the system we left that works but equally I am proud of the fact Mags picked it up and ran with it. He continued to drive what we put in place and we have punched well above our weight. 'What we have to do now is make sure we continue to do that for many years to come.'

Maldon & Tiptree fans divided over football club's new crest
Fans of a non-league football club are divided on a new design for the club's & Tiptree FC revealed its new emblem on Facebook, showing the combined letters M and T, replacing the former design of a traditional sailing ship and the three curved blades motif of Facebook, the Isthmian League North Division side said "over 100 fans voted unanimously for this new club badge to take us into a modern era".Some fans welcomed the new design, but there was also criticism, with one person saying the old logo had "heritage and charm" but the new one was "soulless", and another posting: "RIP to the club's identity." It follows a takeover of the club earlier this month by Barrie and Scott Drewitt, who run Chelmsford-based property firm the Drewitt-Barlow new badge was adopted at a fans' meeting at the club's ground on Thursday club, nicknamed The Jammers, currently plays in the eighth tier of English football but said it was looking "to move up the football pyramid". On Facebook, one fan posted: "Watch the Jammers roll on to the National League. Going to be awesome."Torquespeed FC, a neighbouring youth football club in Essex, wished the club "good luck" in its "new era"."Great to see one of our local neighbours getting good investment to push on," it said.
