Work set to start on massive mixed-use Harborcreek project

Work on a residential and commercial development in Harborcreek Township is set to begin after years of planning the project. It's taken almost three years to get here, but ground should be starting to move soon on a massive mixed-use project in Harborcreek. Large projects scheduled for Harborcreek Twp. in 2025 173 Residential units will be starting to be worked on in Harborcreek Township any day now. 'The Palermo folks were in here a couple of weeks ago and filled out some paperwork to get things ready to go. It looks like they're ready to move. None of these projects are ever easy and certainly don't move quickly, but it looks today like the project is ready to go, and they say they'll be moving dirt and starting to go here soon,' said Harborcreek Township Supervisor Dean Pepicello. According to township land development plans, the Harbor Village Project was granted approval in July 2022. But in the time sense, project estimates have increased. Palermo Realty and Development had planned on spending $40 million on the project. All aboard! Number two, the major commercial national developers are always looking for people and they're looking for traffic. This really brings both to this extent. Anytime you add more people, I think the commercial development tends to follow. Subscribe Now The mix of townhouses and apartments will make its home between Walmart and the municipal building off of Buffalo Road and feature amenities similar to the Copperleaf property. Similarly, commercial space will also be offered to potential developers towards the entrance to the property. 'It's the modern trend of mixed uses. It's one of the first ones and biggest ones here. This will make a huge difference in this township, we think,' Pepicello went on to say. A lot of changes are coming to Harborcreek Township this year and one official said they're much needed for the area. Land development approval has been done for two of the largest projects in the township's history. Erie Co. Council tables lawsuit regarding budget Two of the biggest projects Harborcreek Township has ever seen are scheduled to begin construction this year. This spring, crews will start to build Harbor Village — It's a mixed-use complex with 173 residential units, apartments, townhouses and three commercial spaces. The complex will be similar to the Copper Leaf in Summit Township and will done in multiple phases 'It will take several years to be completed start to finish,' said Dean Pepicello, Harborcreek Township supervisor. 'It brings residents number and we hear from major developers when you talk about the kmart space and things that still need to be filled they want population and traffic. So when you're talking 173 units that brings population which really drives the commercial development that follows.' Harbor Village will be located between the municipal building and Walmart Supercenter. Another project expected to begin this year is a distillery by a Canadian developer. Though the snow is blocking the view, they have already begun preliminary site work on the property. 'We also think artist in residence distillery at 90 and Station Road is expected to begin this year as well. We'll see, it's big international multi-million dollar development. Again it depends on that developer that Canadian developer when they want to start,' said Pepicello. Looking forward to these additions, township supervisor Pepicello said it's something that their comprehensive plan called for. Salute! A. Francisco's opens doors to the public Wednesday As for the property on Buffalo Road where the former Kmart was demolished a year ago, its future is still undecided. Pepicello said he believes the private property owner is marketing the property that sits on the busiest corner of the township but also recognizes that developments like this take longer than expected. 'We were engaged with the owner during the whole process of demolition and some people may be confused. The township didn't buy that,' said Pepicello. 'We're still in a state that's losing population and a county losing population and growing slowly so sometimes these things take time.' Pepicello said the former Kmart site is more ready for redevelopment than ever and the township has the ability to grow where they want to grow while still preserving agricultural space.
