CapitaLand Ascendas Reit to buy Tai Seng data centre, Science Park building for $700 million

SINGAPORE - CapitaLand Ascendas Real Estate Investment Trust (Clar) has entered conditional agreements to acquire two prime properties to expand its portfolio in Singapore, particularly in the technology sector, the manager said on May 28. The two properties are a Tier III colocation data centre at 9 Tai Seng Drive and a premium business space property at 5 Science Park Drive. With a purchase consideration of around $700.2 million, the proposed acquisitions will raise the value of Clar's Singapore portfolio by 6.6 per cent to around $11.7 billion. The Singapore portfolio will account for 67 per cent of its total assets under management (AUM) of $17.6 billion. William Tay, executive director and chief executive officer of the manager, said that the properties are leased to reputable and well-established end users and tenants in the digital, e-commerce and financial services industries, to steer Clar's portfolio towards the technology sector. 'This aligns with Clar's strategy to leverage on global growth trends in technological advancement and digital transformation, while diversifying and strengthening its customer base,' he noted. The proposed acquisition of the data centre will raise Clar's data centre AUM by 32.8 per cent to around $1.9 billion – of which 54 per cent or $1 billion will be in Singapore, while 46 per cent or $900 million will be in the UK and Europe. The property is located in the Tai Seng Industrial Estate. The manager noted that it was a strategic location for cloud service providers, enterprises and data centre players given its power availability and dense concentration of networks and direct connections to leading network service providers. Two of Clar's data centre properties, Kim Chuan Telecommunications Complex and 38A Kim Chuan Road, are located there as well. Meanwhile, the proposed acquisition of the business space at Science Park Drive will strengthen Clar's market leadership in the Singapore Business Space and Life Sciences segment, the manager added. The deal will increase the segment's total AUM in Singapore by 4.8 per cent to around $5.7 billion. The manager noted that 5 Science Park Drive is part of the 'Geneo' life sciences and innovation cluster in Singapore Science Park 1 – a key technology and research and development hub – adding that the proposed acquisition solidifies Clar's footprint in the cluster. The trust owns a 34 per cent stake in another property situated within Singapore Science Park 1, the recently redeveloped 1 Science Park Drive. The acquisitions will be partly funded by a proposed private placement of new units, with an issue price range of between $2.465 and $2.515 apiece, which aims to raise gross proceeds of at least $500 million. The manager called for a trading halt on before trading began on May 28. The counter closed up 0.4 per cent at $2.61 on May 27. The five-foot way – a feature ubiquitous of shophouses – was made compulsory by Sir Stamford Raffles in his 1822 town plan for Singapore, which stipulated that houses to be constructed needed to have 'a verandah open at all times as a continued and covered passage on each side of the street'. This area at the entrance of Geneo is visually stunning, with mass engineered timber (MET) pillars towering some 27 metres tall, branching off to a louvred glass canopy. It's also where plenty of events are expected to take place, with a capacity of about 300 pax. On a regular day, though, you can simply hang out at this naturally ventilated space and enjoy the view before you. The Seed: Outdoor garden at Geneo Geneo is not lacking in green spaces—case in point: The Seed, a ginger-themed genomic garden. Besides playing host to specially selected ginger plant species, this outdoor garden at Geneo is beautifully landscaped. It features a lily pond and lots of shrubs for a great dose of oxygen. Fitness Corner at Geneo Designed by Italian artist Vito Di Bari, the fitness corner (known as MyEquilibria) has perhaps the most interesting fitness system we've ever seen. This 7-metre-tall sculpture allows people to do over 500 different types of exercise from nine sports disciplines. You'll soon be able to find it over at 5 Science Park Drive, just opposite Geneo. Bicycle facilities at Geneo Cyclists have plenty of reason to head to Geneo, thanks to its bike-friendly facilities. There are a total of 466 bicycle lots at Geneo, as well as shower and locker facilities, all meant to promote the Singapore Green Plan 2030. Visit Kent Ridge Park Kent Ridge Park is just an 8-minute walk from Geneo, making Geneo a great spot to drop by for some food after spending the day outdoors. The park is known to be the site of one of the last WWII battles in Singapore, and now has easy walking paths, ponds, and even a mountain bike trail. Citadines Science Park Singapore: Serviced apartment & co-working spaces at Geneo Geneo is now home to the new Citadines Science Park Singapore, a serviced residence. It's got everything you need for a comfy stay, including a 24-hour fitness centre, an infinity swimming pool with a great view, a launderette and more. There's also a co-working space here that's open 24 hours for guests to use. How to get to Geneo @ Singapore Science Park By train: The nearest MRT station to Geneo is Kent Ridge MRT with sheltered access to Geneo. Kent Ridge MRT station is just an 8-minute walk from Geneo. It's impressive how Singapore still manages to squeeze new shopping malls within its limited land space – Punggol Coast Mall and Icon Link@ClubStreet are two that just opened this year. Meanwhile, the shiny new complex that is Geneo has just been unveiled over at the west side of Singapore, offering those working and studying at Kent Ridge a new haunt instead of the usual campus spaces or hospital retail wing. Don't brush Geneo off as just another shopping mall, though, because it's so much more. Think of it as a much larger Westie cousin of Punggol Digital District. This mammoth of a mixed-development complex – a mega lifestyle hub, if you will – comprises a total of five sleek buildings that are home to offices (including Shopee's), wet labs, coworking spaces, serviced apartment residence Citadines Science Park which is also open for short staycation bookings, and of course, food and retail options. Some confirmed standout food and beverage brands at Geneo include Olive & Peach, a new-to-market café specialising in coffee and focaccia sandwiches; Great Nanyang Heritage Café with old-school favourites; a Hawkerlab food court; Western-Thai fusion restaurant Citrus Kitchen; healthy DIY bowl kiosk Grains & Co.; Taiwanese eatery Xi Men Jie; Ha-Jun Korean; and Swensen's Unlimited with its buffets. Of course, you'll also come across the usual chain outlets like Subway, Fun Toast, Pasta Express, Luckin Coffee, and Putien. Connecting all five buildings is a high-ceilinged event plaza with tall wooden arches that resemble that of Europe's grand cathedrals, and a 300-seater amphitheatre for performances and other activations. This area is conveniently linked straight to Kent Ridge MRT station along the yellow Circle Line. Craving a pocket of calm amidst all the spreadsheets and lab work? Pop out for a breather at The Seed, a little green haven within Geneo that's as much of a recreational garden hangout as it is a biological conservation site. Pick a chair and recline under the shade of trees as you admire the flowers and ginger plants all around.
