USV's Leena Tewari Buys Rs 639-Crore Duplexes In Worli; Godrej's Dubash Acquires Flat For Rs 225 Cr

In one of the most expensive residential real estate transactions in India, USV Pharmaceuticals chairperson Leena Gandhi Tewari has purchased two duplex apartments in the ultra-luxury Naman Xana project at Worli Sea Face for a total consideration of Rs 639 crore. The combined area of the apartments spans the 32nd to 35th floors, with the per-square-foot rate clocking in at Rs 2.83 lakh, currently probably the highest rate recorded across all residential markets in India. The transaction, including stamp duty and GST of Rs 63.90 crore, pushes the total deal value to Rs 703 crore. It was registered on May 28, according to property registration records. Tewari, who chairs the privately held USV and is among India's wealthiest with a net worth exceeding $3 billion, is the granddaughter of the company's founder, Vithal Gandhi. Her husband, Prashant Tewari, is USV's managing director, and their children, Aneesha and Vilas, are also part of the company's board. The Naman Xana development, a 40-storey luxury tower, is positioned in Mumbai's super-premium market segment. Apart from sweeping views of the Arabian Sea, it benefits from enhanced connectivity via the newly opened Coastal Road. The project has drawn other prominent buyers. Tanya Dubash, daughter of Godrej Industries chairman Adi Godrej, also acquired a duplex in the same building for around Rs 225 crore, at a rate of approximately Rs 2.20 lakh per sq ft. Her deal was registered on May 26. These high-value transactions reflect ongoing strength in Mumbai's luxury housing market. In recent months, the city has witnessed several mega deals, including two apartments at 360 West in Worli purchased by the Kabra family of RR Kabel for nearly Rs 200 crore, and a Rs 405 crore acquisition by Metro Brands' promoters at Palais Royale in Lower Parel, for a property measuring over 38,000 sq ft. Mumbai: Private real estate firm Shaula Real Estates, where the daughter of Godrej Industries Chairman Adi Godrej is a director, has purchased a duplex apartment in a luxury housing project at Worli in Mumbai for nearly Rs 226 crore. Tanya Arvind Dubash, the eldest daughter of industrialist Adi Godrej, and Clement George Pinto are directors in Shaula Real Estates Pvt Ltd, according to sources. The company has been incorporated on March 26, 2025, in Mumbai. In a statement on Monday, real estate consultant Square Yards said, "Shaula Real Estates has purchased a duplex apartment in the Naman Xana project located in Worli, Mumbai, for Rs 225.76 crore". Square Yards said it has seen property registration documents. The transaction was registered in May 2025. Godrej Industries did not comment on the transaction. The purchased property is part of Naman Xana, an under-construction luxury residential project. As per RERA, the project is spread over 0.64 acres and is scheduled for completion by 2027. The transaction was a primary sale and the apartment was purchased from Naman Residency Pvt Ltd and Karp Estate Pvt Ltd. The duplex unit has a carpet area of 9,214 sq ft and a balcony of 1,227 sq ft. The total built-up area of the apartment is 11,485 sq ft. "Based on the total transaction value of Rs 225.76 crore, the per sq ft rate works out to approximately Rs 2.45 lakh on the carpet area. On the same total property value, the rate comes to around Rs 1.97 lakh per sq ft on the total built-up area," Square Yards said. Post-COVID pandemic, the Indian real estate market has seen many big-ticket deals, especially from celebrities and industrialists.

Tanya Dubash, daughter of Godrej Industries Chairman Adi Godrej, has purchased a luxury duplex apartment for over ₹226 crore in the premium Naman Xana development at Worli Sea Face. The sea-facing property was acquired through Shaula Real Estates Pvt Ltd, a subsidiary of Godrej Industries, according to documents accessed by Zapkey. The same luxury complex also houses two duplex apartments purchased by Leena Gandhi Tewari, chairperson of USV, for a total of ₹639 crore last month. On May 28, pharmaceutical firm USV's chairperson, Leena Gandhi Tewari, had bought two luxury sea-facing duplex apartments in the same complex for ₹639 crore. She spent almost ₹63.9 crore in stamp duty and GST, bringing the total value of the transaction to about ₹703 crore, making it the most expensive residential property deal recorded in the country. Tanya Dubash, chief brand officer at Godrej Group, has purchased the duplex apartment for ₹225.7 crore, translating to approximately ₹2.16 lakh per sq ft, as per property documents. The unit spans the 30th and 31st floors of the sea-facing Naman Xana project and includes five car parking spaces, the documents accessed by Zapkey showed. According to the IGR documents reviewed by Square Yards, the transaction was a primary sale, and the apartment was purchased from Naman Residency Private Limited and Karp Estate Private Limited. The duplex unit has a carpet area of 856 sq. m. (~9,214 sq. ft.) and a balcony of 114 sq. m. (1,227 sq. ft.). The total built-up area of the apartment is 1,067 sq. m. (~11,485 sq. ft.). The apartment includes six car parking spaces. The deal incurred a stamp duty of Rs. 13.55 crore and registration charges of Rs. 30,000. The transaction was registered on May 26.
