€4.5m Dock Road development site is in a good spot to benefit from Limerick Docklands regeneration
OFFERS in excess of €4.5m are being sought for a significant parcel of development land in Limerick Docklands - which is the focus of an ambitious regeneration project. The 20.7-acre (8.38ha) site, just north of the N18 and 2.5km west of the city centre, is strategically located off the Dock Rd, at the heart of a well-established light industrial and commercial hub. Transport links are excellent, via the nearby M20 and M7 motorways, connecting Limerick to Cork and Dublin, respectively. Access to sea routes is close by, via Limerick Port and Foynes Port, bolstering the area's appeal as a logistics and industrial hub. Joint selling agents, Savills and Power Property, described it as a 'prime development opportunity, situated in a prime location'. James O'Donovan, of Savills Commercial, said it was 'probably the best location [in the city], in terms of light industry'. 'You'd imagine nearby occupiers might take a look at it, given it's probably one of the last opportunities to acquire a site of that kind of scale, with enterprise and employment zoning, on the Dock Rd,' Mr O'Donovan said. Notable neighbours include Leatrans International, Grassland Agro Limited, McMahon Builders Providers, Boc Gas & Gear, and Limerick Greyhound Stadium. A flat site with an irregular configuration and well-defined boundaries, it would suit the likes of agricultural/machinery sales, builders' providers, civic recycling/waste facility or a garden centre, the agents said, or any of a number of light industrial/commercial uses permitted under the Limerick Development Plan 2022- 2028. The land is zoned 'enterprise and employment' in the plan, with an objective to provide for, and improve, general enterprise, employment, and business and commercial activities. All essential services, including mains water, foul and storm water, as well as gas and ESB, are located 'adjacent or nearby' to the site, the agents said. The vendors are Shannon Foynes Port Company, who, under the Limerick Docklands Framework Plan, are spearheading moves to transform 110 acres along the Dock Rd and River Shannon in to a dynamic economic hub. Mr O'Donovan said the company was disposing of the Dock Rd site as it was an asset no longer required. The land sale comes at a time of significant investment in the wider Dock Rd area, with considerable residential growth and infrastructural improvements in the pipeline and/or already delivered. Residential projects include the redevelopment by Voyager Property Ltd of the former Greenpark Racecourse, where a €100m development will provide more than 900 homes, along with a major office campus, a nursing home, creche, and public amenities. More than 120 homes are either completed or close to being completed and some are already occupied. Separately, the Land Development Agency has plans for nearly 300 affordable apartments on a 1.2ha site at the corner of Dock Rd and O'Curry St, on land formerly owned by Gas Networks Ireland. Construction could begin in 2027, subject to planning. Moves are afoot, too, to upgrade the infrastructure via the Dock Rd Improvement Scheme, which went out to tender in the latter half of 2024. The wave of developments and upgrades is likely to attract investors and developers to the Dock Rd site, as regeneration of the city continues. The site is just a five-minute drive from Limerick City centre, Shannon Foynes Port, and the M20 and M7 motorways. Shannon Airport is 20 minutes away. Limerick offers opportunities across a diverse range of industries and the area continues to attract interest from multinational companies. World ICT leaders, such as Dell and Analog Devices, have Limerick bases, while the arrival of Regeneron and Biopharma, in 2014, boosted an already strong life sciences sector that features Johnson & Johnson, Stryker, and Cook Medical. €2.75m Limerick land sale could deliver up to 70 homes in Corbally
DEVELOPMENT land with the potential to deliver almost 70 homes in a popular Limerick City suburb is on the market, with offers in excess of €2.75m sought. The greenfield site, on the Mill Rd in Corbally, is just over eight hectares (20.3 acres), of which 1.9ha (4.7ac) is zoned 'new residential'. The prescribed residential density, under the current Limerick Development Plan (2022-2028), is for 35+ homes per hectare. The remaining land just over 6ha (15ac) — is zoned for public open space. Last year, development land sold in Lower Park, Corbally, for €485,000 per acre. Savills, the agents handling the Mill Rd sale, said the residential-zoned land has a number of advantages that makes it ideally suited for housing units. 'This includes access to existing services/infrastructure to facilitate an immediate development, as well as a new development access off Mill Rd, which is being provided as part of the council's Part 8 improvements,' said agents James O'Donovan and Peter O'Meara. The council has carried out significant improvements to the neighbourhood road infrastructure since the same site came to market three or four years ago. The land was withdrawn from sale at the time due to concerns about access to the site for development. Since then, the road has been widened, with other improvements. Mr O'Donovan said the residential-zoned land could accommodate 66-68 homes. He said there was 'good interest from lots of parties, including developers,' the last time they brought it to market, and he expects similar this time around. While the land could cater for a housing scheme — subject to planning permission — a developer could also buy it, put in roads and services, and sell off serviced sites. The land, which slopes gradually from east to west, benefits from a new access point and has 105m of frontage to Mill Rd. 'It has direct access to services with a wastewater line, watermain, and ESB line traversing the site and readily available for connection,' the agents said. Mr O'Donovan said they already have offers 'in the region of €2.5m', subject to planning permission, 'but the preference is for an unconditional sale'. The surrounding area is a mix of mature residential estates such as Brookhaven and The Hermitage to the north and mature agricultural landholdings to the west and to the south. Large detached stately homes lie to the west of Mill Rd towards its southern end, among them Roseneath House. The current site sale is of lands that once formed part of the Roseneath House landed estate. The house itself, along with 0.9 acres, is on the market as a separate lot priced at €900,000 (see next Saturday's Property & Home for details). Corbally is regarded as one of the more desirable areas of Limerick City. It's linked to the University of Limerick and the city centre via a riverbank walkway, along the nearby River Shannon. There are a number of primary schools and secondary schools in the area, including St Munchin's College (secondary) and Scoil Íde (primary). Grove Island shopping complex, with large retailers such as Super Valu and Lloyd's Pharmacy, is a mere 750m walk away. Limerick itself has a strong employment base, and continues to attract interest from multinational companies. World ICT leaders such as Dell, Analog Devices, and Intel are based in Limerick, while the life sciences sector is flourishing too, with employers such as Regeneron, Biopharma and Ethicon Biosurgery, along with pharma giants Johnson & Johnson, Zimmer, Stryker and Cook Medical.
