Max Estates gains after board approves related party transaction with ASLL
Max Estates rose 1.33% to Rs 522.50 after its board approved a material related party transaction between Max Estates Gurgaon Two (Developer), a wholly-owned subsidiary, and Antara Senior Living (ASLL), a wholly-owned subsidiary of Max India. ASLL is a listed entity and part of the same promoter group. The transaction, which falls under related party guidelines, is in line with the strategic interests of the company and its affiliated entities. Max Estates has announced plans for its upcoming LiveWell development in Sector 36A, Gurugram, spanning approximately 18 acres with a total development potential of around 4 million square feet. As part of the project, approximately 1 million square feet will be dedicated to senior living and associated facilities/amenities, which will be managed by Antara Senior Living Limited (ASLL). ASLL, a pioneer in Indias senior living sector, is the only integrated Senior Care ecosystem in the country. The LiveWell development will be located adjacent to Estate 360, Max Estates first intergenerational development of its kind in the National Capital Region (NCR). ASLL will manage the dedicated Senior Living Residences and related spaces in an upcoming development, focusing on fostering thriving communities where every resident feels valued, healthy, and enriched. The development will feature Antaras residential living experiences, assisted care solutions, and products tailored to meet the diverse needs of senior citizens. As part of this arrangement, ASLL will receive a fee from the Developer amounting to 9.5% of the net sales revenue generated from purchasers of the senior living project, excluding applicable taxes. The estimated fee payable for the financial year 2026 is expected to be up to Rs 20 Crores, excluding taxes. Max Estates is the real estate arm of the Max Group. The company develops premium commercial and residential spaces in Delhi NCR. The company has developed a very well diversified portfolio of real estate across the two asset classes in Delhi NCR and in this pursuit has partnered with New York Life Insurance Company (NYL) particularly for commercial office platform. The company reported consolidated net profit of Rs 17.34 crore in Q4 FY25 as against net loss of Rs 1.45 crore in Q4 FY24. Net sales jumped 32.6% year on year to Rs 39.78 crore in Q4 FY25.

After 7-yr delay, Max Estates takes over and revives Delhi One in Noida
After seven long years of uncertainty, homebuyers can finally breathe a sigh of relief. Max Estates Limited has officially taken over Boulevard Projects Private Limited (BPPL)—the entity behind the stalled Delhi One project in Noida. This move marks a major turning point in NCR's real estate recovery, especially for those who invested in what was once seen as a dream address. What is Delhi One? The Delhi One project was originally launched in January 2014 by Boulevard Projects Private Limited (BPPL), a Special Purpose Vehicle (SPV) owned by the promoters of the 3C Group. Situated in Sector 16B, Noida, adjacent to the Delhi-Noida-Direct (DND) Flyway, the project was envisioned as a premium mixed-use development. However, the project encountered significant delays due to financial challenges faced by the developers, leading to its stalling and subsequent insolvency proceedings. In February 2023, the National Company Law Tribunal (NCLT) approved Max Estates' resolution plan to acquire the Delhi One project through insolvency proceedings. This decision came after a Committee of Creditors (CoC) had approved Max's plan in 2019. The resolution plan was aimed at reviving the stalled project and addressing the concerns of approximately 288 allottees who had invested in the project . Upon acquiring the project, Max Estates engaged with the Noida Authority to settle outstanding dues associated with the land. Initially, the Authority had claimed dues amounting to Rs 932 crore. Through negotiations, Max Estates proposed a settlement of Rs 542 crore, which the Authority accepted. Including interest, the total amount to be paid over three years was Rs 613 crore, with a 25% upfront payment . Project Scope and Development Potential The Delhi One project spans approximately 12.5 acres and offers Max Estates the opportunity to develop 2.5–3 million square feet of new space. One in ten kids experience food insecurity in Greater Manchester
A survey of almost 100,000 young people has highlighted urgent issues around food insecurity. The Greater Manchester Combined Authority's #BeeWell programme, which started in 2021, is the largest survey of its type in the UK and seeks to understand the wellbeing of young people and the factors that impact it. This year, the survey found that one in ten young people reported that food in their house did not last and there was no money to buy more. The survey also found that only one in ten are consuming the recommended five portions of fruit and vegetables a day. The #BeeWell youth steering group said more awareness was needed about how nutrition affects energy levels and wellbeing, alongside increased support for families to make healthy choices. It also introduced new measures on access to trusted adults, revealing that while 75% of young people say they have someone to talk to about their worries, boys are less likely to feel they have someone to confide in than girls. The survey aims to highlight how the community can support young people to live well across the city-region. Mayor of Greater Manchester, Andy Burnham, said: "The #BeeWell findings make it clearer than ever why our Live Well ambition is so important. "We are listening to young people, and they are telling us that access to support in their neighbourhoods, safe spaces to go, and someone to talk to are vital to their wellbeing. "Through Live Well, we are ensuring that every young person, regardless of their background, can get the help they need to thrive." The survey also identified that while 60% of young people feel like they belong at school, the report found lower levels of school belonging reported among girls and LGBTQ+ young people. "Every young person should be given the opportunity to flourish and succeed and ensuring this not only provides an environment of safety and belonging for the individual, but will collectively help us progress into a more cohesive and compassionate society in the long run." In response to the findings, #BeeWell will work with Greater Manchester's 10 local authorities to support the development of an action plan to improve young people's wellbeing across the city-region. An event bringing together young people, schools, and community partners to co-design a plan for action based on the #BeeWell insights will be held in the coming weeks.

Live Well Mississippi event offers free cancer screenings
NATCHEZ, Miss. (WJTV) – Live Well Mississippi, a community health event featuring free cancer screenings, food, music and other health resources, will return to southwest Mississippi. The event will take place on Saturday, April 12 from 9:00 a.m. to 1:00 p.m. at Natchez on the Bluff. Residents can be screened for various cancers, including breast, colorectal, prostate and skin. Biometric screenings, health vendors and early detection education will also be available. UMMC launches Mississippi Center for Violence Research 'This will be our third annual Live Well event in Natchez,' said Shayla Shannon, regional manager, cancer support and outreach, Mary Bird Perkins Cancer Center.
