Currently, the land is home to Balaji IT Park, which features three fully constructed buildings. The registration of the deal occurred in May 2025 and was conducted via two family-owned companies, Pantheon Buildcon and Tusshar Infra Developers. The estimated market value of the land stands at around Rs 729.26 crore. The deal also involved a stamp duty of about Rs 8.69 crore and a registration charge of Rs 30,000. The news was shared by the real estate consultant Square Yards. In an official statement, they said that they reviewed the property registration documents. 'The transaction comprised two contiguous land parcels spanning a total area of 9,664.68 square metres (0.96 hectares or 2.39 acres),' it said. Further media reports stated that the transaction for the property was registered in May 2025, and it was done through two family-owned firms – Pantheon Buildcon and Tusshar Infra Developers. The land parcel, currently home to Balaji IT Park with three constructed buildings, is valued at Rs 729.26 crore, according to official documents. A stamp duty of about Rs 8.69 crore and Rs 30,000 were paid as registration charges on the transaction, according to official documentation. This comes at a time when global technology giants such as Microsoft, Google Cloud, NTT, and AWS are aiming to expand their data centre network in India. For the unversed, Andheri is a place which is considered a critical commercial and residential hub in Mumbai.
