Council dealt blow in fight against plans to turn sports field into homes

A council in Sydney's north has been dealt a major blow after a planning panel ruled a proposal to turn a sports field into more than 100 homes for seniors could proceed to its next stage. City of Ryde Council and North Ryde RSL are locked in a years-long bitter dispute over what should happen to the TG Millner Field at Marsfield. In one of many debates happening across Sydney about the balance between preserving green space and delivering much needed housing, the club wants to turn the field into 132 seniors dwellings, while the council is attempting to acquire the land, so it can remain as open space. The North Sydney Planning Panel was tasked with considering the rezoning review and found the plans demonstrated strategic merit, and should progress to the planning minister for the next stage of the planning process. The proposal was narrowly voted through by the panel. Three members voted in favour while Ryde councillors Tina Kordrostami and Cameron Last were against. The three panel members who approved the plans said in their decision that the proposal should proceed this time, despite being knocked back in 2022, partly because of the Minns government's target to build 378,000 homes by July 2029 under the National Housing Accord. The panel also said they had received advice from Planning Minister Paul Scully indicating the land was not needed to meet forecast open space needs, as well as advice from Eastwood Rugby Club that changing demographics in Ryde had led to a 'substantially reduced' participation in rugby at the field. The panel also found the project would provide much needed 'missing middle' low-density housing.
