BHUBANESWAR : In a bid to keep homebuyers informed, the Odisha Real Estate Regulatory Authority ( ORERA ) directed all developers registered with it to upload and update information about their respective housing and plotting projects on its new website, ORERA 2.0. The recently launched website is a comprehensive platform for homebuyers to visit and easily get the latest information about the projects in which they invested their hard-earned money. In a letter to developers, ORERA asked them to update critical details of their projects, including information about construction milestones and booking status of all the units, as well as details of professionals such as site engineers and architects. ORERA also issued a 26-page user manual to help developers easily update the details of the projects. "As per the instructions in the step-by-step guide and user manual, the activity is to be completed by all promoters whose projects are registered with the authority," the letter read. It states that this facility is extended only to those promoters who hold a valid registration certificate. "The purpose of this one-time data update is to ensure that the current status of the projects is accurately reflected in the ORERA 2.0 system," the letter states. Developers have been given time till June 15 to complete the task. ORERA stated that failure to complete this update within the stipulated time frame could adversely impact the regulatory and service delivery work of the authority, thereby affecting the interests of both the homebuyers and promoters. The ORERA also mentioned that the update will help the promoter file their quarterly progress report on time on the ORERA website. Uploading the report every three months is an important exercise for the developers, allowing buyers to know the exact status of the projects. "There is increased trust with the ORERA these days. The introduction of this modern website is a welcome step. However, there are certain sections that need to be dealt with better by ORERA, such as the execution of its own orders," Artatrana Jena, a prospective homebuyer, said.

BHUBANESWAR : In relief to homebuyers, the state govt on Monday appointed Usha Padhee , who is the principal secretary of housing and urban development department, as the interim chairperson of Odisha Real Estate Regulatory Authority ( ORERA ). The govt move comes two days after the third and only member of ORERA retired, making the authority virtually defunct. The chairperson, Siddhanta Das, exited the office in Feb, while the chairperson (in-charge), Gopal Chandra Patnaik, retired on Saturday. The member (admin), Pradeep Biswal, also retired on May 2. With the appointment of Padhee as the interim chairperson, ORERA can at least continue with its basic functions rather than being completely defunct, sources said. "In exercise of the powers conferred by the third provision to sub-section (1) of Section 20 of the Real Estate (Regulation and Development) Act, 2016, the state govt hereby designates the principal secretary to govt, housing and urban development department, as the regulatory authority for the purpose of the said Act until further orders," reads the office order. In another positive development, sources close to the housing and urban development department also told TOI that the selection of the regular chairperson and members was finalised by the selection committee last Thursday and the file is currently pending with the CMO. "ORERA has been playing a crucial role in protecting the homebuyer's interest. Over the years, people have started building trust in the authority and many fraudulent activities of buyers have subdued," Patia resident Debadutta Nayak said. ORERA plays a crucial role in regulating the real estate sector. From registration of projects to agents, the ORERA has brought veracity to real estate. In the past year, it also made many crucial decisions and protected the homebuyers to a great extent.

1 2 3 Bhubaneswar: Grievance redressal for homebuyers is likely to be affected with the Odisha Real Estate Regulatory Authority ( ORERA ), which has three members, becoming completely defunct on Saturday, following the retirement of its third member — who was serving as the acting chairperson — on functions primarily with three senior members. Its chairperson, Siddhanta Das, resigned on Feb 28, just before completing his five-year term. On May 2, member (administration) Pradeep Biswal also retired. After Das's exit, the housing and urban development department had appointed Gopal Chandra Patnaik, member (judicial), as the acting chairperson. He also retired on all three senior members having stepped down, ORERA has become non-functional. This has resulted in a prolonged stalling of the authority's work, including hearing homebuyer grievances , and registering projects, plots and department, which had initiated the process of appointing the three new members before the current situation arose, is yet to finalise names.
