The Canyon Club resort near Austin is rising

The for-purchase vacation home community is intended for second- and third-home owners. Included with this report is a list of the most active custom homebuilders in the Austin metro. The latest luxury residential resort planned to rise on the shores of the Colorado River — called The Canyon Club — already has infrastructure in place and the first model home finished. The for-purchase vacation home community is intended for second- and third-home owners, said Robert Brown, who leads The Canyon Club developer Prasso Ventures along with Troy Cohen and Brandon Gossett. In addition to the completed infrastructure and initial model home, Austin-based Icon Technology Inc. is already 3D-printing a home — available for fractional purchase — at the development ahead of the sales launch in May. 'We have a pretty good leg up on our competitors in that we have roads ins,' Brown said. 'We have finished lots, which means all of the utilities are there. We have water, power in the ground, fiber … and one home that's completed.' Check out this list of the most active custom homebuilders in the metro That's one traditionally built home out of 20 that will be built that way in the development, which is located at 122 Shoreline Road north of Spicewood. Those homes will have floor plans ranging from five to six bedrooms and start at $2.6 million. Mark Richardson Architects designed the traditionally built homes as well as the development's public buildings. Icon's offerings, announced in mid-April, will be five homes starting at $400,000 per share of fractional ownership. Fractional ownership is a concept similar to timeshares, but Brown said it differs in that buyers become actual part owners instead of just purchasing time at the property. 'Your share can appreciate (in value) and you can sell it,' Brown said. 'You can list your share on the MLS. You can actually get out, as opposed to a timeshare where you don't actually own real estate.' expand Icon's 3D-printed homes at The Canyon Club will be available for fractional purchase. The Canyon Club Each share of the home will include one-eighth of the property and six weeks of usage. Brown said more than one share can be purchased by a single owner. Because the development is targeted toward second- and third-home owners, he said fractional ownership makes sense for people occupying the homes for vacation five to six weeks a year. The public buildings that Mark Richardson Architects designed include a spa, clubhouse, dining area and entrance, according to a Mark Richardson representative. Other amenities at The Canyon Club include a resort-style pool, event barn, boat dock, private beach, playground, natural amphitheater and courts for pickleball, tennis and basketball. The amenities are set to begin construction in fall 2025.
