Last featured here just two weeks ago, a 35-acre farm near Gorey, County Wexford, was successfully sold at an online auction last week on Wednesday, May 28. The property had a pre-auction expectation of between €15,000 and €20,000/acre, its location next to the picturesque village of Coolgreaney giving it something of an edge that might bring its value above its purely agricultural usage. The high-quality lands have extensive road frontage and a natural water course. They were in tillage until recently. Prior to the sale, auctioneer David Quinn of Gorey-based Quinn Property said that there were 10 registered bidders – 'mostly local farmers and businessmen.' Lot 1 (4.25 acres) and Lot 2 (30.35 acres) were offered initially, reaching a combined value of €530,000 (€15,100/acre). There appeared to be a stronger appetite for the entire holding (Lot 3). When it was offered to the virtual floor, rapid bidding brought the value to €850,000 (€24,300/acre). Lots 1 and 2 were offered once more and this time the combined value hit €890,000 before another bid on Lot 3 brought it to €910,000. It was only when another round on Lots 1 and 2 brought the combined total to €940,000 that bids on Lot 3 ceased and the property was then declared on the market. Four more bids on Lot 1 brought it to €140,000 (€32,200/acre) and a final bid on Lot 2 resulted in €830,000 (€27,300/acre). Located in Ballymaghroe, 1.7km from the village of Knockananna, the expansive 58-acre property, which is fit for 'a range of agricultural uses' will be sold in one or more lots on June 18 at 12 pm. Comprising lands that are currently in grass and have good road frontage, the property is being offered in four lots. Lot 1 is c. 14.413 acres of good quality grassland with outbuildings, while Lot 2 (c. 17.385 acres) and Lot 3 (c. 26.353 acres) are suitable for rough grazing and have potential for forestry plantation, subject to the relevant planning permission, and Lot 4 is the entire. Noting that the property will 'suit a range of agricultural uses', offering level, easily accessible fields ideal for grazing or tillage, a spokesperson for Quinn Property said: 'The holdings` convenient location and natural layout make an attractive investment for both farming and future development potential. 'Planning for a residence may be achievable, subject to planning permission.' On June 27 at 11 am, a c. 35.6-acre forestry holding in Rosnastraw, 4km from Tinahely, will be sold at a guided price of €220,000 for the 'prime parcel of forestry land'. Featuring extensive road frontage onto the R748, the property is currently growing a crop of mature timber, comprising mainly Sitka Spruce and Scots Pine and a small quantity of Oak, with the Scots Pine planted in 2000 and the remainder in 1994. 'Due to the extensive road frontage, there may be site potential, subject to the relevant planning permission being obtained,' the Quinn Property spokesperson said. 'Whether you're an investor, conservationist, timber harvester, or outdoor enthusiast, this property offers abundant resources and endless potential.'

Coming up for auction on Wednesday June 18 next is a 58-acre farm in South Wicklow, close to the borders of Carlow and Wexford. The holding is at Ballymaghroe, just 1.7km from the village of Knockananna, 6.5km from Hacketstown, 14km from Aughrim and 11km from Tinahely. Sale of Wexford mansion ‘one of the most significant' for some time as it attracts bids from international buyers

Set in 'a real slice of heaven', Ballintim Lodge is a private resort-style lodge on 8 acres in the Wexford countryside, and comprises of six bedrooms and five bathrooms. Speaking after the sale, Jack Quinn of Quinn Property said it was a 'real honour' to handle the sale of this property. 'We were dealing with enquiries from everywhere, be it the United States, Europe, the UK. "We'd lots of interested parties, it was ultimately bought by an Irish family. It's a magical property and it was a real honour to be instructed with handling the sale. I'm delighted that at the end of the process we had a very happy client and a very excited new owner which always makes it a bit sweeter,' said Jack. The property has been bought by an Irish family as their permanent residence. 'We can't determine who's going to buy it or what they're going to buy it for but it's great to see someone will be there permanently and get to enjoy Ballintim throughout the year,' said Jack. Deemed 'one of the most significant sales in County Wexford in some time', it sold at a price in the region of its original asking price of €1.25million. "We were very happy with the price achieved, we had a number of different bidders. Some were Irish based and some of the other bidders were overseas so it was interesting to see the depth of demand for that property from a range of buyer types and indeed locations,' said Jack. It's no wonder the property garnered so much attention, as every detail from the layout to the décor elements has been carefully considered and curated by award winning architect Lindsey Johnson. The home extends over two levels to 585m² and has three connecting wings. In a busy schedule of online auctions, Gorey-based auctioneers Quinn Property will be putting their next farm up for public auction next Wednesday, May 28. The property for sale is a 35-acre holding at Knockgreany, near Gorey. 'The lands are adjacent to Coolgreany, a picturesque village in North Wexford,' says selling agent David Quinn. The property is 3km from the N11 and convenient to towns such as Gorey and Arklow. With extensive road frontage and a natural watercourse, these are excellent lands that have been reseeded to grass after a long period in tillage. The farm is guiding €15,000 to €20,000/acre and is offered in the following lots: Lot 1 — 4.35 acres of land with possible planning potential; Lot 2 — 30.35 acres of land; Lot 3 — the entire holding. Meanwhile, the same auctioneer has been successfully other farms in May. On May 2, shortly before a 51.7-acre farm at Williamstown, Rathvilly, Co Carlow, was due to go under the hammer online, a deal was struck between purchaser and vendor. Although Mr Quinn is duty-bound not to reveal the price achieved, he did say that it was 'in excess of the priced guide of €10,000-€12,000/acre".
