PAPAR: The Pan Borneo Highway flyover and traffic lights along Benoni Commercial Centre (BCC) and Parklane City are now operational, which will further boost the road connectivity and economic potential of the district. The highway is expected to drive residential and commercial demand in the district, and in turn, spur local economic growth. 'The flyover connecting Kota Kinabalu to Papar and Beaufort is now open to motorists. 'The new traffic lights under the bridge enable vehicles to enter Parklane City without making a U-turn, which is much more convenient and safer to road users visiting Papar,' she said. Susan expects a surge in demand for accommodation and consumer spending in view of Kibing Group's plan to build another manufacturing plant in Kimanis. She also revealed that the company is currently negotiating with several renowned medical centres, hoteliers, Parkson departmental store and shopping mall which are keen to establish their presence in the prosperous and modern Benoni new township. She made the announcement while receiving delegations from the Rotary Club of Tanjung Aru, Api Api Hash House Club, Association of Hwaxia Zhineng Qigong Sabah and Malaysia-China Friendship Association Sabah at Parklane City show gallery here on Tuesday. Susan said all the shoplots in BCC and Parklane City are sold out, with branded stores rapidly setting up their premises in the vibrant commercial hub. Consequently, she said property prices and rental rates have risen significantly, underscoring the value of early investment. 'At present, the rental for a double-storey shoplot has increased to RM5,000 to RM6,000, while corner lots can fetch up to RM9,000 a month.' In terms of residential properties, Susan expects a surge in demand for accommodation and consumer spending in view of Kibing Group's plan to build another manufacturing plant in Kimanis. 'Buyers of Benoni Gardens Apartment and Parklane Residences Lifestyles Condominium stand to benefit from both investment potential and value appreciation of their properties.' She said the newly launched Parklane Residences Lifestyles Condominium have also received enthusiastic responses from buyers. Tower A has sold over 100 units, while Tower B was recently launched, she said. 'Many investors from Kota Kinabalu and Beaufort have purchased the condominium units as short-term rentals or long-term leases, and the rental yield is very attractive,' she added. Apart from luxury condominium, double-storey terrace houses and shoplots, Parklane City has attracted many leading brands and services, including Servay Hypermarket, McDonald's drive-thru, KFC, Co-op Bank, U-Tea, 4Fingers Crispy Chicken, 10Star Cinemas, Majestic Ballroom and Toyota showroom. Meanwhile, soon-to-open establishments are Dozo Nanyang Kopi House, A&W, Maybank, Affin Bank, Sunway College and a sports arena with badminton and pickle ball courts. Susan disclosed that the company will build a hotel, shopping mall and medical centre next to 10Star Cinemas. 'We are discussing various proposals with Sunway, Parkson and other major corporations. 'In the future, BCC and Parklane City will not only be residential and commercial hubs, but also fully integrated township offering leisure, sports, education, medical care, and more,' she emphasized. On another note, around 50 delegates from the four non-governmental organizations (NGOs) visited BCC and Parklane City on Tuesday. The delegates commended Susan for her bold vision and capabilities in revitalizing an aging township into a vibrant, modern satellite city. Two of the delegates even signed sales and purchase agreements (SPA) on the spot for a 1,000 square feet unit in Tower A of Parklane Residences Lifestyles Condominium. Susan thanked the NGOs for visiting BCC and Parklane City, and for giving her an opportunity to tell the tale of Papar and the investment potentials of the district. She pledged to continue building dream homes and vibrant communities where people can live, work and fulfil their career aspirations in Papar.
