BMO Bank leaves Bishop Ranch's 2527 Camino Ramon, making way for housing

Its new lease adds up to a fraction of the space that it used to occupy. BMO Bank significantly reduced its office footprint at the San Ramon-based office park Bishop Ranch, taking up a fraction of the space it once occupied there as more companies rethink their office space needs. The banking giant previously had a full-building lease at 2527 Camino Ramon, a 276,000-square-foot building called Bishop Ranch 7, which it inherited when it acquired Bank of the West in 2023. That lease, signed in 2015, was set to expire this year. Ahead of that expiration, BMO signed a new lease at Bishop Ranch for 30,000 square feet at 2623 Camino Ramon, according to first-quarter market research from real estate services firm CBRE. That totals close to 90% less space than it used to occupy there. 'We're staying in the business park and moving to a new space this summer ahead of our lease expiring at the end of the year,' said Scott Doll, BMO spokesperson. The bank's former office won't sit empty for long. Sunset Development Co., the owner, developer and operator of the 50-year-old business park, sold that building to KB Homes for $57.8 million in March, where the home builder plans to develop a 190-unit housing project called Bartlett. 'At Sunset Development, we are committed to working closely with our tenants as they navigate evolving office requirements, helping them identify spaces that best align with their current and future needs. We are pleased that BMO remains an integral part of our Bishop Ranch community," said Alex Mehran Jr., CEO of Sunset Development Company, in an emailed statement. BMO joins a handful of other big tenants at Bishop Ranch that once took up huge chunks of space and have since cut down their footprints, like Chevron and AT&T. Robert Half in January shrank its footprint at Bishop Ranch by 70%, reducing from 250,000 square feet to 73,000 square feet. At the same time, Sunset Development has pivoted its strategy for the office park to embrace mixed-use and residential developments by tearing down empty office space and replacing it with housing and retail. Sunset Development also bought back Chevron's 1.3 million square foot headquarters in 2022, after the company downsized to a 400,000-square-foot office within Bishop Ranch, and plans to redevelop it into a Santana Row-esque housing hub. BMO had cut 403 jobs in its San Ramon office following the 2023 acquisition, 203 jobs in August 2023 followed by another 200 in November 2023. The company said its corporate headcount in San Ramon was 543 as of February 2023. That would suggest that it is now down to about 140 positions at Bishop Ranch.
