Mumbai's ultra-luxury real estate market continues to soar, with the latest significant transaction involving Shaula Real Estates Pvt Ltd, a firm where Tanya Arvind Dubash, Executive Director and Chief Brand Officer of Godrej Industries Ltd, is a director. The company has purchased a sprawling duplex apartment for a reported Rs 225.76 crore in Naman Xana, an under-construction super luxury tower in Worli. Property registration documents, reviewed by Square Yards, confirm the May 2025 transaction. The duplex unit in Naman Xana boasts a substantial carpet area of 9,214 sq. ft and a balcony of 1,227 sq. ft, culminating in a total built-up area of 11,485 sq. ft. The deal, a primary sale from developers Naman Residency Private Limited and Karp Estate Private Limited, also included six dedicated car parking spaces. The stamp duty alone amounted to a hefty Rs 13.55 crore, with registration charges of Rs 30,000. Based on the total transaction value, the per square foot rate for the carpet area is approximately ₹2.45 lakh, while for the total built-up area, it stands at around ₹1.97 lakh. This acquisition adds to a series of high-value transactions in Mumbai's luxury segment, particularly in Worli, and also marks another record-breaking deal for the developer of Naman Xana in Worli in recent months. Chairperson of pharmaceutical firm USV Ltd Leena Gandhi Tiwari last month bought a 22,572 square feet space in the 40-storey under-construction tower for Rs 639 crore. The locality's appeal is driven by its central location, offering excellent connectivity to major commercial hubs like Lower Parel, Nariman Point, and Bandra-Kurla Complex (BKC). Worli's limited land supply, coupled with its consistently high capital values, continues to attract High Net Worth Individuals (HNIs) and corporate buyers. Ongoing infrastructure enhancements, such as the Mumbai Coastal Road and the metro network expansion, are further solidifying Worli's position as a prime real estate destination. Shaula Real Estates Private Limited, an Indian non-government private company involved in real estate activities, was incorporated on March 26, 2025, in Mumbai. Tanya Arvind Dubash, the eldest daughter of industrialist Adi Godrej, is a director in the firm, along with Clement George Pinto, who serves as Chief Financial Officer and Head of Finance (chemicals) at Godrej Industries Ltd. Earlier this month, banker Uday Kotak made headlines after he purchased a whole sea-facing building on Worli Sea Face for more than Rs 400 crore. Some of the apartments in the deal are said to have closed at about Rs 2.90 lakh per sqft, inclusive of land rights. Located in the upcoming 40-storey tower being developed by Shree Naman Group at Worli Sea Face, the apartment spans 11,485 square feet, translating to a rate of about Rs 1.97 lakh per sq ft. The primary sale transaction was registered in May, according to documents accessed via Square Yards. The seller was Naman Residency Pvt Ltd and Karp Estate Pvt Ltd. The Naman Xana project sits on a 0.64-acre parcel and is set to be completed by 2027. With panoramic views of the Arabian Sea and proximity to key infrastructure like the Bandra-Worli Sea Link and the newly inaugurated Mumbai Coastal Road, the development has quickly emerged as one of the most desirable addresses in the country's most expensive real estate market. Dubash's acquisition comes just days after one of India's most expensive residential real estate transactions was recorded in the same tower. The deal, which includes floors 32 to 35 of the tower, was registered on May 28. Factoring in taxes and stamp duty, the total deal value reached Rs 703 crore. Tewari paid an eye-watering Rs 2.83 lakh per sq ft — among the highest ever recorded in India's residential property market. The move underlines the growing appetite for high-end homes among India's billionaire families. Billionaire Street in the Making Other notable ultra-luxury transactions in Mumbai have also made headlines this year. Seema Singh of Alkem Laboratories bought an apartment in Lodha Seaface for Rs 185 crore, while promoters of Metro Brands acquired a 38,000 sq ft space in Palais Royale for Rs 405 crore. 'Sea-facing, luxury residential projects such as Naman Xana, 'The Legacy', and 'Lodha Seaface' are creating a new billionaire's street in the heart of Worli," said Fatima Saidi, head of luxury residential (Mumbai) at Anarock Property Consultants. According to Anarock, 10 homes in Worli have sold for over Rs 100 crore each so far in 2024 — up from four such deals in 2023. In total, 30 homes priced above Rs 40 crore have been sold in Worli over the past two years, with total transaction value exceeding Rs 4,862 crore. 'Premium projects with sea views, expansive layouts, and limited supply are driving up values. Developers are capitalising on this demand with confidence," said a Square Yards spokesperson. MUMBAI: Real estate firm Shaula Real Estates has purchased a duplex apartment in a luxury housing project at Worli in Mumbai for nearly Rs 226 crore. Tanya Arvind Dubash, the eldest daughter of industrialist Adi Godrej, and Clement George Pinto are directors in Shaula Real Estates Pvt Ltd. The purchased property is part of Naman Xana, an under-construction luxury residential project by Shree Naman Group. As per RERA, the project is spread over 0.64 acres and is scheduled for completion by 2027. According to the IGR documents reviewed by property consultant Square Yards, the transaction was a primary sale and the apartment was purchased from Naman Residency Private Limited and Karp Estate Private Limited. The duplex unit has a carpet area of 856 sq. m. (9,214 sq. ft.) and a balcony of 114 sq. m. (1,227 sq. ft.). The total built-up area of the apartment is 1,067 sq. m. (11,485 sq. ft.). Shaula Real Estates Pvt Ltd, which counts businesswoman and Godrej Industries Group scion Tanya Dubhash , has purchased a sea-facing luxury duplex apartment in Mumbai's plush Worli locality for nearly Rs 226 crores. The company has acquired the apartment spread over built up area of 11,485 sq ft on the 30th and 31st floor of 40-storey super-premium tower Naman Xana on Worli Sea Face. In a primary transaction that was concluded in the last week of May, Shaula Real Estates purchased the apartment from the Naman Residency Pvt Ltd and Karp Estate Pvt Ltd, showed documents reviewed by Square Yards on the website of the Inspector General of Registration. Based on the total transaction value of Rs. 225.76 crore, the per sq. ft. rate works out to around Rs. 2.45 lakh on the carpet area of 9,214 sq ft. On the same total property value, the rate comes to around Rs. 1.97 lakh per sq. ft. on the total built-up area. Godrej Industries Group declined to comment. At over Rs 2.83 lakh per sq ft on carpet basis, the transaction sets a new benchmark as the most expensive residential property sale ever recorded in India. Shaula Real Estates' deal for the duplex apartment was concluded and registered before Tewar's transaction. Incorporated in March, Shaula Real Estates is a Mumbai-based private company involved in real estate activities.
