Activity around No 9 Tirol Close has been pacey. Within five days of its market arrival last week, the four-bed home had cantered past the €745,000 guide price. Buyers have always been fast out of the traps when it comes to homes in The Paddocks, at the Douglas end of Maryborough Hill. Proper order too, given Tirol Close is called after a nimble racehorse, who made a name for himself in the '80s, winning the Newmarket and Curragh 2000 Guineas. The thoroughbred, called Tirol, was owned by The Paddocks developer John Horgan, who took the opportunity to immortalise his horse in bricks and mortar. The Living Room at No 9 House sales on Tirol Close tend to move at a gallop. When No 9 last came to market in 2019, it sold inside six months. It featured in these pages on that occasion too and was described as turnkey . That said, the current owners have made a virtue of making a good thing better. What they did was mainly cosmetic, replacing carpet in the living room with a beautiful warm walnut herringbone floor, repainting the Celtic Kitchens' units to create a more contemporary look and making a series of decorative changes that improved the overall appearance of No 9. Open plan kitchen dining House hunters who are not fans of white noise may be keen to hear that the owners shipped noisy household appliances outdoors: the cooker extractor fan; a central vacuum system; the water pump. All that remains to make noise are the kids and they have their own very spacious playroom — which new owners may have other uses for, like a fourth bedroom. Tasty playroom Selling this Roderick Hogan Architects designed early 1990s home is Stuart O'Grady of Sherry FitzGerald and he's seeing 'mostly traders up, but some first time buyers too'. One party has made an offer of €750,000. The Price Register shows only two other Tirol Close homes as having sold since 2010 and the most recent was the very house featured here, which sold for €610,000 half a dozen years ago. Dining at No 9 For sure it's a bit of a looker. There's that lovely herringbone flooring in the living room, which has a big bay window and a 9' high ceiling and a cosy stove; there's a second reception room (currently in use as playroom/study), also with a 9' high ceiling; to the rear is the stylish open plan kitchen/dining room with an island unit in the kitchen and a double sided gas fire in the dining area, which also benefits the sunroom. Sunroom The latter extends into the southwest-facing rear garden and is awash with natural light. French doors lead to the rear garden where there's an Indian sandstone patio, a nice stretch of lawn, feature lighting and elevated planters. Out front, a double cobblelock driveway is framed by mature shrubbery. Upstairs, the main bedroom has an ensuite and a walk-in wardrobe The family living at No 9 are selling up because a house they'd been waiting for has come along. They leave behind a home tailor-made for another family. As it's just a short stroll from Douglas village, new owners will have a glut of retail, schools, sporting amenities and public transport on their doorstep. The South Ring road is easily accessed from Maryborough Hill. VERDICT: Winner takes all. Very attractive family home.
