Development on townhomes in historic Dayton neighborhood progressing steadily

Progress on the new housing in the Historic Wright Dunbar Village is going well. [DOWNLOAD: Free WHIO-TV News app for alerts as news breaks] As reported on News Center 7 at 6:00 p.m., there was a ribbon cutting for the townhomes development Tuesday, where city leaders said the housing will help the area in several ways. TRENDING STORIES: Officers looking for man, woman last seen at Troy Aquatic Park Bodies of 3 sisters found after visit with their father; Court records reveal likely cause of death UPDATE: Busy street closed after serious motorcycle crash in Montgomery County The Townhomes at Wright Dunbar will eventually have 26 units in four buildings, and city leaders said the market rate housing will increase everyone's property values. But the real bottom line is that new homeowners will get a great new place to live. Aaliyah Lovett is one of the three people who have already bought a home at the Townhomes, but only the model home is completely finished. Lovett has lived in the Wright-Dunbar neighborhood for 8 years and is now invested than ever. 'I'm really passionate about the development that is happening in West Dayton, so to be a part of it and to help continue to fuel the economy is really nice,' Lovett said. The developers at the Townhomes, Charles Simms Builders, will have two of the four buildings completed by the end of the year. They've completed projects across Dayton, but this is the first one in the historic West Dayton neighborhood. 'We've been looking at the Wright Dunbar neighborhoods since 2019, and we settled on West Third Street kind of makes the most sense,' Robi Simms, with Charles Simms Builders, said. 'If you drive up and down Third Street here, you can see all the beautiful old architecture and these buildings that's been preserved wonderfully, and we're just happy to be able to add to that,' Crosby Simms with Charles Simms Builders said. The units are three-story townhomes that have two-car garages on the ground floor and room to park a third vehicle in the driveway. City leaders say more housing in this neighborhood means more people to support lots of new businesses already there or in the planning stages on the West Third Street Corridor. 'Oh, it's moving, it's moving a lot as you see more and more work. Just five years ago, we're thinking about what was happening right here, nothing,' Dayton Mayor Jeff Mims said. City leaders said they would love to see 10 more developments from Simms Builders in Dayton, but like anything real estate related, all parties agreed it's about location. 4 developments redefining Ballantyne

The south Charlotte neighborhood of Ballantyne is transforming from golf-centric suburbia to a dynamic mixed-use community. Why it matters: Ballantyne's evolution is attracting new residents and keeping the office-heavy neighborhood competitive, especially as companies look to relocate to areas like South End that offer trendy restaurants and diverse housing options. Here are four ongoing and new developments that are redefining Ballantyne. Charlotte's first Wegmans Wegmans has chosen Ballantyne to open its first Charlotte store in late 2026. Why it matters: Wegmans' expansion here will appeal to the many transplants who landed in the Charlotte area but have deeply missed roaming the aisles of this New York-based grocer. The latest: In August, construction will kick off on the approximately 110,000-square-foot store and its 600-plus-space parking lot. Site work already started in January. 📍 On North Community House Road, on the east side of Ballantyne, a half-mile from The Bowl. What's next: Wegmans is already scouting locations for its next North Carolina stores. Build-to-rent townhomes Charlotte developer Northwood Ravin recently opened the Ballantyne Townhomes at Elm, a 17-unit build-to-rent community. Why it matters: Build-to-rent housing is a growing trend that offers an alternative for people who want more space than an apartment but aren't ready to buy, as Axios previously reported. A property like this adds diversity to Ballantyne's housing options, which are predominantly single-family homes. 📍 11902 Elm Lane. Oro Ballantyne Oro Ballantyne, a 356-unit luxury apartment building rising at the center of The Bowl, will be south Charlotte's tallest residential tower. Why it matters: The 26-story project will introduce permanent residents — and a steady customer base — to all the new businesses at The Bowl. Plus, it creates a potential close-by living option for office workers. The latest: Pre-leasing has already begun for the mix of studio, one-, two- and three-bedroom apartments, townhomes and penthouses, ranging from 616 to 2,109 square feet. The list of snazzy amenities includes a coffee bar, co-working space, a rooftop indoor and outdoor bar for resident events, a hidden speakeasy, and a golf simulator. What's next: Oro is expected to start welcoming residents this fall. 📍 14020 Stream Way. Evoke Living at Ballantyne Crosland Southeast is building some of south Charlotte's first affordable housing on city-owned land in Ballantyne. Why it matters: This $24 million project will have 60 units, serving households earning between 30% and 80% of the area median income. The latest: Crosland Southeast tells Axios it is about 17% complete with construction. Framing has started on one building, and work is scheduled to begin on the second in June. What's next: Evoke Living will open in February 2026. The entire project should finish by the end of March 2026. 📍 Providence Road West and Ballancroft Parkway.

Cudahy could get 264 luxury apartments as part of new $30 million project proposal

Cudahy could get 264 luxury townhome apartments if a new project gets approved. Sussex-based Sawall Development wants to construct the apartments on 19 acres currently owned by the City of Cudahy at the southwest corner of Sweet Applewood Lane and East Barnard Avenue and east of South Nicholson Avenue. The $30 million project would include 12 two-story buildings featuring studio apartments around 500 square feet in size, one-bedroom units (around 800 square feet) and two-bedroom units (around 1,100 square feet). Each of the units would have its own entrance and either a private balcony or patio area. Sawall will present the proposal to Cudahy's Community Development Authority on Jan. 28. The developer said in its submittal to the city the development would blend seamlessly into the natural landscape with a focus on 'the principles of sustainability and modern urban living.' 'This project aims to redefine suburban living by providing a harmonious balance between modern amenities and the tranquility of nature, creating a vibrant community where residents can thrive,' Sawall wrote in its submittal. Sawall plans to retain ownership of the development once completed and will manage the property, per the submittal. The architect for the project is Stephen Perry Smith Architects based in Milwaukee. Sawall Development has created multi-family, townhome, commercial and retail developments across Wisconsin, including Mammoth Springs Apartments and Townhomes in Sussex, Rock Pointe Village in Lannon and The Granary Townhomes in Union Grove.
