The recent UK Real Estate Investment and Infrastructure Forum (UKREiiF) in Leeds has cemented its place as a major platform for shaping the future of development across the country. With over 16,500 delegates from across the UK and abroad, it has become a central hub for policy and investment in real estate. Regionalisation was one of the key topics for discussion this year, with many of the regional combined authorities in England, such as Manchester, Liverpool and Tees Valley, espousing the value and momentum their devolved regional investment powers have brought to their respective cities and towns. If you go to any of these areas, you can see for yourself the levels of transformation that have been achieved in recent years. Advertisement Hide Ad Advertisement Hide Ad Although there are perhaps lessons to be learned from this approach, Glasgow, which has a different legislative context and standing, had one of the most visible presences at UKREiiF. With Invest Glasgow, Glasgow City Region, Scottish Enterprise supported by Glasgow City and South Lanarkshire councils, there was a significant focus on attracting more capital and investment to the city. Named Clyde Gateway Innovation, the plans will see over 100 hectares of land in Dalmarnock and Shawfield transformed into a mixed-use ecosystem of flexible business and commercial space, as well as hotel and residential development, all with direct access to low carbon heat networks and green infrastructure, in a highly accessible location. Designed to create high-value jobs, deliver sustainable business growth and sustain increased inward investment, this has the power to leverage investment for Glasgow just as much, if not more, as any other area of the UK. It was apparent from UKREiiF that to make projects like Clyde Gateway Innovation successful within the current public policy and economic context, then collaboration between public, private and academia must be stronger than ever. This so-called triple helix of innovation can drive regeneration and ultimately jobs and economic growth. With the research expertise of the University of Strathclyde being leveraged in parallel with funding and commercialisation from the private and public sectors, there is a real opportunity to make Clyde Gateway and its local communities a hub for innovation, advanced manufacturing, clean energy and life sciences. Importantly, this economic growth can be balanced with positive environmental, social, and sustainability outcomes that are now so craved by financial backers, whether they be private institutions or those bringing public money - another key focus of UKREiiF. It was clear from conversations and from the topics being discussed at the many events across the week that these outcomes are almost as important for investors and shareholders as financial ones. This is where Clyde Gateway can excel, with a strong track record of delivering economic growth and jobs, alongside greenspaces, community improvements and much needed housing. Clyde Gateway Innovation in particular, will continue the accelerated delivery of such benefits in a maturing regeneration area. It is hugely reassuring that Glasgow and the wider City Region played such a central role in it this year. Of course, the real challenge will be ensuring that this momentum translates into investment and ultimately lasting change for the city and its surrounding areas. However, it is not measured by economic outcomes alone. Sustainability, both in social and environmental terms, is just as important of benchmarks in regeneration today. Clyde Gateway has delivered such outcomes in the past and with the new vision for Dalmarnock and Shawfield, will continue to do so moving forward.

Scotland's largest and most ambitious regeneration programme, has played a transformative role in revitalising South Lanarkshire. The company behind a major new upgrade of an area of Rutherglen has been recognised for its outstanding contribution to the property industry in Scotland. Clyde Gateway received the Regional Committee Chair Award at the British Council for Offices (BCO) Scottish Awards Lunch 2025. Presented at a ceremony held at the Grand Central Glasgow Hotel, the award celebrates an organisation or individual whose long-standing work has made a significant and lasting impact on the commercial property sector in the region. Clyde Gateway, Scotland's largest and most ambitious regeneration programme, has played a transformative role in revitalising South Lanarkshire. This will include a 150-bedroom hotel and 450 homes proposed for the redevelopment of the former Shawfield Stadium in Rutherglen. A bold new £500 million vision to strengthen land in Rutherglen has been unveiled with plans for a hotel and hundreds of homes delivering a proposition to "connect, collaborate and create". Clyde Gateway unveiled their proposals at the UK Real Estate Investment & Infrastructure Forum (UKREiiF) in Leeds. ‌ A 150-bedroom hotel and 450 homes have been proposed for the redevelopment of the former Shawfield Stadium in Rutherglen. ‌ The urban regeneration company say that the new 'Clyde Gateway Innovation' initiative will transform more than 100 hectares - equivalent to the size of over 130 football pitches - of prime development land in South Lanarkshire and Glasgow's east end into a "dynamic, mixed-use ecosystem designed to create high-value jobs, deliver sustainable business growth and sustain increased inward investment". The masterplan, supported by South Lanarkshire Council, Glasgow City Council, Scottish Enterprise and key academic institutions including the University of Strathclyde, features a development-ready pipeline of commercial and industrial opportunities across high value manufacturing (HVM), R&D, sci-tech, health and life sciences, and other sectors. It includes the potential for one million square feet of flexible business and commercial floorspace, innovation labs, sites for two hotels and residential development, all with direct access to existing low carbon heat networks and green infrastructure centered on the river Clyde corridor. Priority pipeline developments include Red Tree Labs, XWorks HVM, and the landmark Innovation Central building, a striking, centrally located anchor building providing flexible workspace and communal and event facilities underpinning the Clyde Gateway Innovation offer next to the River Clyde. ‌ In Shawfield, Red Tree Labs will deliver flexible laboratory spaces that will be connected to the low carbon ambient loop heat network, addressing the growing demand for high quality research space in Glasgow, and which already benefits from detailed planning consent. A 150-bedroom hotel and 450 homes have also been proposed for the redevelopment of the former Shawfield Stadium to create an exciting new mixed-use neighborhood which has recently secured outline planning consent from South Lanarkshire Council, with additional commercial and residential development opportunities across the remainder of the masterplan area. Since its inception, Clyde Gateway has already successfully delivered thousands of new homes, high quality business premises and amenities such as Topgolf and Cuningar Loop Woodland Park, in addition to the significant investment in its 'infrastructure first' approach which includes two heat networks serving the Shawfield and Dalmarnock areas. ‌ Martin McKay, chief executive of Clyde Gateway, said: "Clyde Gateway Innovation represents the next chapter in our nationally significant regeneration journey, one that will attract world-class talent, business and investment into Glasgow's east end. GLASGOW, Scotland, May 19, 2025 /PRNewswire/ -- Star Refrigeration will be taking part in the upcoming UK Real Estate Investment and Infrastructure Forum (UKREiiF) in Leeds from 20th - 22nd May 2025, with a focus on large-scale renewable district heating and the central role of river-source heat pumps in the UK's decarbonisation strategy. Prof. Dave Pearson, Director of Sustainable Development at Star Refrigeration, will join a panel discussion alongside Nick Gosling, Group Sales and Strategy Director at Vital Energi, a long-standing Star customer and collaborator. During the session 'City-Wide Clean Heat: A Real Estate ESG Saviour or an Investment Pipe Dream?' which will take place on 21st May from 12:45 pm - 1:45 pm, they will explore the pivotal role that river source heat pumps and district heating networks play in achieving Net Zero goals -particularly for cities and large-scale developments. The panel will explain in detail the importance of heat networks as an alternative to gas heating, and how developers can future-proof new buildings while supporting government ambitions. With investment potential estimated between £60 billion and £80 billion by 2050, heat networks represent a major opportunity for decarbonisation through the construction of high-value, long-term assets. However, with less than 3% of UK heat currently supplied by heat networks, the pace of deployment must accelerate significantly to meet the government's 20% target by 2050. "To stay on track, the rollout of heat networks across cities and large-scale developments must at least quadruple within the next five years", said Prof. Pearson. "The expectation for large buildings to integrate clean energy is only growing, and district heating powered by clean water source heat pumps, is no longer a concept for the future. It's a proven, high-value solution that's ready to deliver today." The collaboration between Star Refrigeration and Vital Energi has already delivered some of the most innovative and technically challenging district heating projects in the UK, demonstrating the potential of public-private partnerships for city-scale decarbonisation. These include the 5.2MW twin water source heat pumps at Queens Quay in Clydebank, a 3MW installation at Castle Park in Bristol, and the ongoing £2.5m Mersey Heat project in Liverpool, where heat is being extracted from the Leeds-Liverpool Canal to serve a new 6km heat network. These projects, designed and delivered by Vital Energi with engineering and heat pump technology support from Star Refrigeration, demonstrate how government-backed, large-scale low carbon infrastructure can drive real progress in the UK's heating transition while aiding economic growth for local communities and investors. Each has received recognition from the European Heat Pump Association, marking them as exceptional in terms of scale, environmental impact, and technological soundness.
