UP-RERA streamlining process of projects registration, dispute resolutions of homebuyers
NEW DELHI: Uttar Pradesh's Real Estate Authority Chairman Sanjay Bhoosreddy on Friday said it is making efforts to streamline the process of registration of projects as well as dispute resolutions between builders and buyers. Addressing a real estate conference at Noida , Bhoosreddy said the property market in the state has been growing with the application of registration of projects coming from many districts in the states. Real estate developers need to register projects to start marketing activities and sell their inventories. "We are trying to make the system transparent as much as possible. We are trying to streamline within our available resources," the Chairman said. The conference was organised by property news portal Realty & More. Bhoosreddy said the UP-RERA is the smallest RERA in the country, with the largest area and the highest population in the country. "We have 75 cities to handle. Earlier, there were only a few districts, which were Gautam Buddha Nagar, Ghaziabad, Meerut, Lucknow , Agra and Kanpur. "Last year, 2024 when we had sanctioned the highest number of projects which is 261, around 62 projects were in the Delhi-NCR, and around 199 projects were outside NCR," Bhoosreddy said. Now, he said the applications are coming from across the state. Bhoosreddy said the UP-RERA will hopefully register more projects this year. The Chairman noted that there are more than 4000 real estate projects registered under UP-RERA, but the projects are larger with a significant number of units. Bhoosreddy said the UP-RERA is compiling the data of number of units and proposed investments in these 4000 projects. He said the authority is trying best to give RERA Registration number in 30 days from filing of applications by developers. He asked the builders to upload the documents in proper format to ensure that their applications do not get rejected. "We are trying to make it transparent user friendly, both in terms of the complaint disposal and registrations/extension (of projects," Bhoosreddy said. Time is the essence of a real estate project, he said. "Completion is an essence in a real estate project, and timely delivery is the biggest factor, the best essence in a real estate project, because that builds your goodwill, and that build the general reputation of the developers as a whole and the real estate sector as a whole," he said. Bhoosreddy noted that the real estate sector has an important role to play in the growth of the Indian economy.

GB Nagar : 12 defaulting realtor offices sealed over ₹175 cr dues
Noida Acting against defaulting builders who have failed to clear their outstanding dues to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA), the Gautam Budh Nagar district administration in the last two weeks has sealed offices of 12 builders who collectively owed more than ₹175 crore. The crackdown aims to enforce compliance and recover the dues, pending for a long time despite repeated reminders, officials said. On Tuesday, offices of two major builders -- Antariksh Engineers and Elegant Infracon, located in Greater Noida West -- were sealed for non-payment of dues. Antariksh Engineers owes ₹4.24 crore while Elegant Infracon has unpaid dues amounting to ₹15.01 crore. Sealing of their offices is part of a broader campaign led by sub divisional magistrate (Dadri) Anuj Nehra, overseeing the enforcement action in the region, officials said. 'In total, 12 builder project offices under Dadri tehsil have been sealed over the past 12 days,' the SDM said. The highest defaulters in the region include Uttam Steels and Associates, owing ₹56.80 crore; Rudra Buildwell Homes having outstanding dues of ₹37.68 crore; Rudra Buildwell Project owes ₹32.32 crore while Ansal Hitech Township has ₹26.18 crore as dues. Other builders facing action include DSD Homes ( ₹2.85 crore), Shubh Advisors ( ₹1.05 crore), and Hebe Infrastructure ( ₹57 lakh). Additionally, Aastha Infracity owes ₹3.60 lakh, Ansal Landmark Township has a pending amount of ₹1.72 lakh, and Dhanya Promoters has ₹25.29 lakh as dues. These developers were unavailable for comment on the issue despite repeated attempts. The district administration, meanwhile, has warned that further sealing actions will be carried out if builders fail to clear dues immediately. The current crackdown is part of an initiative to recover money from builders who have consistently ignored notices from UP-RERA, officials said. When builders fail to comply with UP-RERA orders—such as refunding buyers, paying penalties, or handing over possession—Recovery Certificates (RCs) are issued. Once an RC is issued, the district administration is authorised to recover the amount as arrears of land revenue, much like unpaid taxes. As of now, over 2,700 RCs remain pending across the district, and recovery efforts have yielded limited success..

Uttar Pradesh RERA removes 12 employees over integrity issues
NEW DELHI: Uttar Pradesh Real Estate Regulatory Authority ( UP-RERA ) has dismissed a total of 12 employees of different categories in the past years on the basis of doubtful integrity and conduct. These include three junior engineers, two LCRA, one assistant accountant, four computer operators, one help desk employee and one peon. Recently, the anti-corruption team arrested an UP-RERA accountant while accepting a bribe from a homebuyer. Sanjay Bhoosreddy , chairman, UP-RERA said, "An affidavit of integrity is also taken from every officer and employee in RERA. CCTV cameras have been installed in all the rooms in RERA office and the movement of employees and visitors is also monitored by senior officers." The authority also provides continuous training to all employees to improve their skills and discipline and monitors their work. Following the policy of zero tolerance towards indiscipline and misconduct, the authority has also sent a reference to the bar council of Uttar Pradesh in one case for action as per the Advocates Act, 1961.
