Chennai Corporation seals commercial building at K.K. Nagar
A commercial building on Anna Main Road in K.K. Nagar, Ward 136 of Kodambakkam Zone, was locked and sealed by Greater Chennai Corporation officials along with police personnel for building regulation violations. The building named 'Saravana Stores', initially approved as a stilt plus three-storey structure, was also issued a notice for multiple deviations from the approved plan, according to inspection records. 'The 261 sq.m stilt floor, meant for parking, was used commercially without sanction. Each upper floor exceeded the approved 256.56 sq.m by 4.44 sq.m. The second and third floors, approved for residential use, were used commercially. The terrace had 45 sq.m of unauthorised commercial construction. Front and east side setbacks were short by 0.20 and 0.21 metres, and the building height exceeded the limit by 1.20 metres,' according to zonal officials. An official said that the building was completed in 2020, and a notice was issued during the construction period, with a rectification period of two months. 'However, the owners did not take corrective action within the timeframe. Earlier, the owners submitted applications for regularisation under various sections of the ULB Act to the GCC and the CMDA [Chennai Metropolitan Development Authority], but approval was not granted. As per instructions from higher authorities, under the Urban Local Bodies Act, a fresh notice was issued now,' he said. More than 185 inspections were carried out in 2025 by zonal authorities of several buildings in Kodambakkam Zone, the official said.

‘No leniency for Injambakkam encroachers'
Chennai: Coming down heavily on the encroachment culture in the city, Madras high court said neither courts nor officials should show any leniency to them. A division bench comprising Justice SM Subramaniam and Justice K Rajasekar, disposing of a writ petition seeking removal of encroachments in three streets of Rajan Nagar in Injambakkam, also directed the Chennai corporation to evict the encroachers within eight weeks, with police assistance, if necessary, and utilise the lands for public purposes. After perusing the encroachment scenario at Hanuman Colony on Vettuvankani Link Road in Injambakkam, the judges said the status report filed by the corporation commissioner revealed that the govt land and corporation roads were under encroachment, causing inconvenience to people. The right to use the public road is also blocked due to large-scale encroachments in that area, it said. Court recorded the submission of standing counsel P Prithivi Chopda, who said notices were issued under the Urban Local Bodies Act to the encroachers, providing them with an opportunity to vacate the premises and hand over the vacant possession to the authorities. The court recalled its order of Dec 2024, in which it said the petitioners, being landless poor, are at liberty to submit an application to the TNUHDB to seek accommodation in any one of the available projects. The court said the encroachers are not entitled to any further leniency from the hands of this court.
