Old Navy Returning to Herald Square's 34th Street
Old Navy isn't giving up on Manhattan's 34th Street. After losing its 34th Street site at 150 West 34th Street to Primark — a prime competitor — Old Navy has signed a lease to open at 50 West 34th Street, on the southeast corner of 34th and Broadway, catty corner to Macy's. The Old Navy store will occupy 55,000 square feet over two floors and is expected to open some time in 2026. Old Navy said the new store will be a 'next generation flagship' for the brand, which is a division of Gap Inc. 'As we look to modernize the Old Navy customer experience, this new location will enable us to deliver a fresh, immersive, digitally led experience that invites visitors and shoppers from around the world to come play with style,' Barbeito added. Old Navy and Primark are both family-oriented fashion retailers with low prices. The Dublin-based Primark has been steadily expanding in the U.S., and is also expected to open on 34th Street some time in 2026. It will be interesting to see which retailer opens first. For Primark, its 34th Street location will be its first in Manhattan. The store will occupy 75,000 square feet, including 54,000 square feet of selling space on four levels. The two retailers will be going head-to-head against Macy's, Target, H&M, Zara, Uniqlo, American Eagle and Urban Outfitters, among the thick concentration of retailers in and around Herald Square. 'There's a great competitor set in that area. It is certainly synonymous with retail,' Kevin Tulip, president of Primark in the U.S., told WWD in a previous interview. 'For a company like Primark that is building not just stores, but also its brand across the U.S., the ability to have a flagship there is an incredible moment for us.' The future Old Navy will be at the base of Herald Towers, which was built in 1912, serving as the Hotel McAlpin until its conversion to residential use in 1980. JEMB acquired the asset in 1999, renaming it Herald Towers. The 25-story, 1 million-square-foot mixed-use building offers 700 residential units and a ground floor retail component of more than 100,000 square feet. The Gap brand once operated one of its most productive, largest stores on the site. Morris Bailey, chairman of JEMB Realty, said in a statement that the long-term lease his firm signed with Old Navy is 'a testament to the longstanding relationship between JEMB and Gap Inc. We negotiated the original lease directly with Gap Inc.'s founders, Don and Doris Fisher, and are gratified to be working with the company's leadership again today.' The Old Navy deal comes on the heels of JEMB's 160,000-square-foot lease for Yeshiva University's health sciences campus at Herald Center, just west of where Old Navy will be. This Week: Three Questions for Retailers
We are in the home stretch of retail earnings season, which has been more eventful than usual thanks to the tariffs and some unexpected dealmaking. Some of the biggest newsmakers of 2025 report this week. Here are a few questions we'll be looking for them to answer: How much will consumers pay for sneakers? We know how much hedge funds and retailers will pay for sneakers: 3G paid $9 billion and change for Skechers earlier this month, closely followed by Dick's Sporting Goods' $2.4 billion acquisition of Foot Locker. Of the two deals, the latter is likely to be far more consequential. Executives already got on the phone with analysts after the deal was announced, so Wednesday's earnings call may not provide too many new details about Dick's plans. But the company can talk about whether consumers will keep buying sneakers at higher price points. Nike is reportedly planning to raise prices by $5 on shoes costing between $100 and $150, which covers most of the selection at Foot Locker. Adidas and Puma will likely follow their rival's lead. The Swiss running brand On, a major presence at Dick's with prices starting around $150, has already said to expect hikes by July. At more luxury-focused sneaker retailers like Kith, a few dollars might not draw too much attention. But the Foot Locker customer wants stylish sneakers at more affordable prices. Will Tariffs Derail Gap's Turnaround, and Abercrombie's Soft Landing? Now that the Trump administration has for the time being taken the most severe tariffs off the table, it's the retail edge cases that can shed the most light on how trade policy is playing out with shoppers. Gap Inc. is on a tear, with shares trading close to a four-year high as a turnaround takes hold, particularly at the company's namesake brand. The real test is whether sales continue to grow even as consumers pull back on spending; buzz-generating initiatives like Zac Posen's premium Gap Studio line are meant to keep the brand at the top of the shopping list. Abercrombie & Fitch was the hottest mall brand for several years running, but has seen growth start to slow in recent quarters. It issued a cautious outlook for the quarter that will be covered in Wednesday's results, and will hope to avoid falling short of already low expectations. What beauty products do shoppers still want to buy? The lipstick index is dead. Consumers are in too gloomy a mood even for the smallest luxuries these days, judging by dismal sales at Estée Lauder, Coty, Shiseido and other beauty giants. Ulta Beauty, which reports Thursday, is on the front lines in more ways than one, with its exposure both to struggling beauty brands and Target's troubles. E.l.f. Beauty, reporting Wednesday, can add the tariffs to its list of woes. The brand's affordable dupes helped it rule the post-pandemic beauty boom. Unfortunately, some 80 percent of those products are made in China. The company's stock is back above Liberation Day levels now that the Trump administration has lowered tariffs on Chinese imports to a more manageable 30 percent. On Friday, the brand told customers it would raise prices across the board by $1. High street fashion brand Gap has been enjoying a renaissance. With creative director Zac Posen at the helm, it has launched the acclaimed GapStudio and dressed countless celebrities, including Anne Hathaway and Timothée Chalamet. But it was a covetable collaboration with the California-cool dress label Dôen that officially won the fashion crowd back over. With Dôen's dreamy, floaty frocks usually retailing at around £300, the Gap line gave fans the chance to own one for a fraction of the price. Unsurprisingly, the pieces sold out in a flash. If you spent all of last summer on standby for a restock, the wait is over: Gap x Dôen is back for 2025. Infused with the same easy-breezy bohemian sensibility, the new styles build upon bestsellers from last year – think smocked babydoll styles and printed midi dresses. At first glance, the two labels might appear a world away from one another. But both are aligned in their commitment to looking put together with minimal effort, whether it's Gap's form-flattering jeans or Dôen's shirred midi dresses. 'We were overwhelmed by the excitement and success of our first collection with Gap,' said Margaret Kleveland, co-founder and CEO of Dôen. 'Our second collaboration blends the effortless femininity and timeless style of both brands.' The second collaboration has also introduced menswear for the first time, as well as baby and toddler styles. The 32-strong capsule is a masterclass in summer dressing, defined by coastal colour palettes, gingham, nautical stripes and denim (it is a Gap collaboration, after all). But the collection is proving popular. Less than an hour after its launch, the gingham maxi dress and co-ord have already sold out. Luckily, most of the collection is still available. Here's everything I'm shopping from Gap x Dôen, from floral frocks to floaty tops. A classic Dôen piece, this style is crafted from 100 per cent cotton with a flattering fit and flare silhouette. Cut into a wearable midi length, it boasts short puff sleeves and a cinched-in waist. Finished in a timeless all-over floral print, the style is easily dressed up or down for different summer occasions. With its shirred bodice and drop waist silhouette, this classic floral dress is updated with contemporary detailing. The slim fit and maxi length are sure to be flattering, while the 100 per cent cotton fabric promises to be lightweight and breathable for the summer months. The square neckline and tank straps make it bra-friendly, too. Nearly half the price of an original Dôen dress, this take from the Gap collaboration is characterised by many of the label's signatures - think eyelet detailing, a fit and flare silhouette and corset-inspired button front. Crafted from breathable and lightweight cotton for the summer months, the square neck and tank straps lend it to everyday wear. A denim mini dress is a perennially chic choice, and this Gap x Dôen style is elevated by a playful sailor neckline. Characterised by an everyday shift silhouette, it's slim and straight through the body before falling at a mini hemline. Crafted from a cotton and elastane blend, it claims to be stretchy and comfortable. This red dress has a mini length and a timeless A-line silhouette. Bra-friendly thanks to the square neckline and tank straps, it's distinguished by Doen's signature eyelet detailing. This simple dress will make you look effortlessly put together. The perfect style for a 'jeans and a nice top' look, this swing top is crafted from cotton for an airy feel.
