Northern California ranch for sale has a waterfall and its own horse facilities

A 277-acre Northern California ranch tucked in a mesa of springtime wildflowers, deep canyons and dynamic waterfalls has hit the market for under $1 million. Silver Ridge Stables in Oroville is a full-service horse boarding and training facility that includes a three-bedroom, two-bathroom main home and two one-bedroom houses. Throw in a pond, mature olive orchard, water access and panoramic Butte Valley views and the moderate asking price seems noteworthy: $988,000. One of the waterfalls gracing the property is iconic, seasonal Phantom Falls, a popular hiking destination with protected public trail access. A majority of visitors come to Table Mountain to see the beautiful carpet of blooming flowers and flowing waterfalls in March, April and May. The ranch borders the North Table Mountain Ecological Reserve with the well-known Phantom Falls located on the southeastern corner of the property. 'The sellers have lovingly operated the stables for 20 years and are ready to hand over the reins,' listing agent Amy Friend of California Outdoor Properties said in a news release. 'Silver Ridge Stable offers tremendous potential to run and expand the current boarding operation by adding trail riding, lessons and camps, for example; or it can be one's own, private horse-riding paradise.' Much of the property sits on top of Table Mountain, a wild territory which can only be accessed by foot and horse. 'It's the last property on the street, offering privacy and serenity that's hard to find,' the property listing states. The lower part of the ranch, where a lighted, 160-by-90-foot covered arena is located, overlooks the northern Sacramento Valley. Trails cut through the property and orchard with direct access to thousands of unfenced acres on Table Mountain. The horse facilities include two round pens, nine horse runs, eight paddocks, fenced pasture, a historic 2,700-square-foot main barn with an office, a 900-square-foot tack shed, hay storage, a tack room and 15 individual tack lockers. On a far edge of the property, train tracks mark the boundary, 'a quiet echo of simpler times,' according to a marketing video about the ranch. The ranch is less than a half-hour drive to Chico and Oroville. Sacramento is an hour-and-a-half drive and getting to Lake Tahoe takes about three hours. 'Silver Ridge Stables offers serene beauty and end of the road privacy,' Friend said. She noted that factors such as house-to-land ratio, water access, and agricultural potential make the property an attractive opportunity for a cash-buyer.
