Days on the market: Four
Listing agent: Gillian Oxley, Royal LePage Real Estate Services Ltd.
This semi-detached house on a residential street off Yonge Street south of St. Clair Avenue sold within four days. A second offer arrived, but it arrived too late.
'This was priced to sell because that street has a wide range of [semi] sales that go from the low $2-millions to the low $4-millions,' said agent Gillian Oxley.
'Buyers are starting to write offers, but they still want a deal,' Ms. Oxley said.
'[The buyer] came in with a good offer, and we signed it back slightly below the asking price.
'Then we got notification there was a second person wanting to offer, but we'd already signed [the first one] back.'
This three-storey house is a nonconforming triplex, converted several decades ago, with one-bedroom units on the main and lower levels. Each unit has a kitchen, a living room, a bathroom and laundry facilities.
The upper unit has a two-storey plan, three bedrooms, two bathrooms and open cooking and dining areas with access to a south-facing deck. There are also two dens, one enclosed and an entertaining space with a fireplace.
A legal front parking pad and a wide back deck fill out the 25- by 138-foot lot.
'It's a very community-oriented street,' Ms. Oxley said.
'The buyer will convert it back into a single-family [home], but the bones are excellent.'
