What's the neighbourhood like?
Located on the corner of College and Bathurst Streets, the condominium at 301 Markham St. is one of the only buildings of its height in the area, leaving the view unobstructed, according to Karolina Armstrong, a local realtor who shared her thoughts on the listing with the Star.
Armstrong said the unique layout and 'stunning outdoor balcony' jumped out as some of the home's best features but was most drawn to the location.
'It's such a lively area, nice character at that intersection,' she said. 'You're living in a place where people normally come and visit, and it's just part of your everyday life.'
The outdoor terrace is large enough to place furniture and entertain, or simply enjoy the sweeping skyline views.
The neighbourhood is filled with a mixture of boutique and high-end restaurants but still has essential amenities like grocery stores or pharmacies within walking distance, Armstrong said. The apartment is close to stops along the 511 Bathurst and 506 Carlton streetcar routes and is a 15-minute walk from Trinity Bellwoods Park.
Is it priced fairly?
Compared to other units on the market, Armstrong said the loft is more expensive in comparison, with a price tag veering into 'two-bedroom territory' and higher condo fees. The added dollars aren't without a reason though. Armstrong said the unit is significantly larger than the average one-bedroom which makes it hard to make an equitable comparison.

The bedroom connects to a walk-in closet, includes built-in light fixtures and is larger than the average Toronto apartment bedroom, a local real estate agent said.
'There really isn't anything else on the market like it right now,' said Trish Mutch, the property's broker with Keller Williams Portfolio Realty. Mutch added she thinks the unit is priced 'very fairly' for its massive windows and address in Little Italy.
Some of the unit's features stand out from others in the building, Mutch said, including an oversized, south-facing terrace with a view of the waterfront.
Armstrong said the condo might appeal most to a young professional or hip couple 'that is looking for a unique space and places value on the location,' noting the slightly industrial appearance and exposed concrete ceilings.
Potential buyers looking to entertain might also appreciate the unit's 'stunning' terrace, Armstrong added.
'That is such a unique feature to be able to put all that furniture out there on the balcony,' she said. 'It's really unique to be able to to have that size in the city in general.'
