Australia casino operator Star revives 50% asset sale to HK investors

The company had cautioned that it risks collapse owing to a perfect storm of heightened regulation, lack of tourists and elevated living costs.
The cash helps Star service substantial debt that it racked up converting its Brisbane property to much fanfare.
Talks broke down on August 1 after investors Far East Consortium and Chow Tai Fook Enterprises - both seeking to exit the joint venture - refused Star's request to extend negotiations. On Tuesday, Star said the investors had now agreed to a sale on terms broadly similar to the original proposal. It did not say why the Asian companies agreed to resurrect the talks.

ADVERTISEMENT After the talks fell apart, Star began returning the A$45 million which the investors had already paid. The money Star paid back would now be returned, the casino operator said. Star will also take two-thirds of two Gold Coast hotels under construction from the Hong Kong shareholders, and will retain its rights to any future development at the Gold Coast operations, it said.

Railways plans to roll out Gati Shakti Freight trains for faster cargo movement
Indian Railways Freight Services: Indian Railways (IR) plays a crucial role in transporting bulk commodities which are essential for industry and energy sectors, food grains for national distribution, fertilizers for agriculture, and petroleum products. For long distances, rail transport has been more economical than road transport. It not only reduces overall logistics cost but also enables seamless supply chains across the country. Now, in a bid to boost the logistics sector, the Ministry of Railways is planning to introduce a Gati Shakti Freight train. This new semi-high-speed train will be manufactured at Chennai-based Integral Coach Factory (ICF). 'ICF is planning to introduce Gati Shakti Freight EMU, a semi-high-speed train for e-commerce and FMCG logistics, equipped with advanced container handling systems and crew amenities,' said U Subba Rao, General Manager of ICF, on Friday while addressing the gathering on the occasion of India's 79th Independence Day. The national transporter carries over 1.6 billon tonnes of freight traffic every year. Transporting freight by rail helps cut carbon emissions, lowers fuel costs and eases highway congestion. The freight carried by railways during 2020-21 was 1,233 million tonnes which increased to 1,591 million tonnes during 2023-24 i.e. a growth of 29 per cent. The railways has taken up construction of two Dedicated Freight Corridors (DFC) – Eastern Dedicated Freight Corridor (EDFC) from Ludhiana to Sonnagar (1337 Km) and the Western Dedicated Freight Corridor (WDFC) from Jawaharlal Nehru Port Terminal (JNPT) to Dadri (1506 Km). Out of total 2,843 Km, 2741 Route km (96.4%) have been commissioned and operational, which – carried 1,30,116 freight trains during FY 2024-25. In a written statement in Lok Sabha on July 23, Railway Minister Ashwini Vaishnaw said: 'Indian Railways is working on increasing the capacity of its network through Corridors approach. Corridors like HDN (High Traffic Density), Energy, Minerals and Cement are being implemented on priority.'

The per sq ft rate works out to be ₹65, the documents showed. Intellion Park is located right off the Golf Course Extension Road, in Gurugram. It offers connectivity through the main access roads - Golf Course Road, MG Road and Faridabad Road and is also well connected to Sohna Road, NH 8 and Delhi. The Southern Peripheral Road, Dwarka Expressway and Delhi-Mumbai Expressway are within easy reach. The metro station is at a 10-minutes drive. According to the registration document reviewed by PropEquity, which also tracks residential and commercial transactions, the lease agreement has been signed for six years starting from lease commencement date of August 1, 2024 till July 31, 2030. The lease deed is also subject to a lock-in period of three years. Table Space will have 11 months for carrying out fit-outs. The lease deed also provides for a fit-out period of eleven months from the Lease Commencement Date (August 1, 2024) to June 30, 2025 during which Table Space will be required to pay only 50% of the maintenance charges, i.e ₹6.5 per sq. ft, the documents showed. The rent commencement and full maintenance charge of ₹13 per sq. ft. shall begin from July 1, 2025 amounting to a monthly rent of ₹4,16,93,496. The agreement provides for 15% escalation in lease rent after every three years, it showed. The agreement also requires the deposit of three month rent as interest free refundable security deposit with 15% escalation after every three years. The lease agreement, upon expiry, can be renewed for a period of four years and thereafter an additional five years, the documents showed. The G+12 structure office building will also have 617 covered car parking spaces in the basement. The transaction incurred a stamp duty payment of ₹1,58,53,000 and registration charges of ₹50,003, the documents showed.
