Gwinnett County property tax assessments mailed Friday
Property owners, some important mail is about to hit your mailboxes. It may not be a bill, but it's still really important.
The county's Board of Assessors said it mailed property tax assessments Friday.
The Annual Notice of Assessment discloses the value of the owner's property, which is used in calculating taxes.

The county said the assessments will reflect new values for roughly 84% of residential properties and 54% of commercial properties.
State law requires that property owners receive notices each year letting them know what the value of their property is as of Jan. 1.
The notice gives last year's value and the 2025 value along with an explanation for any change in value.
The Gwinnett County Assessors' Office comes up with the numbers by using available market data to value each property in compliance with state regulations.
The Board of Assessors recommends that property owners look over their Annual Notice of Assessment to make sure it accurately represents their property and fair market value.

If property owners disagree with the assessment, they have 45 days from the date on their notice to file an appeal online, in person or by mail.
Your assessment has a new look this year, thanks to recent state legislation.

House Bill 92 requires that the annual Notice of Assessment include estimates of the city, school board and county rollback rates.
A rollback rate is the tax rate that, when applied to current year property values, produces the same amount of tax revenue as was generated by the previous year's property values.
Any taxpayer who wishes to view and print a copy of their annual notice of assessment, research market values, read frequently asked questions or submit an appeal online may visit Gwinnett-Assessor.com.
The county also has guidance on how to read your assessment.

It's been a bittersweet moment for students and alumni at Cedarville University as demolition crews tore down Williams Hall. It holds many memories for people who once lived in the dorm hall. In recent years, it has been home to several academic departments. This is one of the final steps to rebuilding the campus. The Bolthouse Academic Center will be built at that location, costing $35 million. 'That will house offices, classrooms, student collaboration space, conference rooms for many of our liberal arts programs,' Smith said. He continued by saying it's pivotal for the school's growth. 'It's thrilling to see what Cedarville is continuing to move forward in advance, especially in today's higher ed market, which is very, very challenging,' Smith said. St. Johns River Ferry back on the water after weeks out of service for repairs
For the first time in close to six weeks, the St. Johns River Ferry opened up for people looking for a quicker trip to and from work, home or a weekend trip. Action News Jax told you the first week of May when the ferry service went offline after the Jacksonville Transportation Authority said it hit the boarding ramp, leaving the Mayport Village side. JTA originally said inspections and repairs could take up to 12 weeks, but the authority says it was able to get the ferry back on the water two weeks ahead of schedule. 'I don't like to really go over the Dames Point. I take it every day. So if I have a chance to take the ferry or a nice scenic route, I'm definitely on board,' said Max, one of the riders taking the ferry from Mayport Village to Fort George for work. >>> STREAM ACTION NEWS JAX LIVE <<< Riders tell Action News Jax that having the ferry service suspended led to many more hours of driving over the last few weeks than they would have normally done. For some, it meant having to go onto I-95 and over the Dames Point Bridge as their way of getting across the St. Johns River and into Mayport. 'It's a 45-minute drive to go around everything,' said one of the riders after Action News Jax boarded the ferry. 'Having the ferry back open is very convenient and it's a nice environment.' Even though the ferry was away for more than a month, there's work being done to bring another boat on board. Action News Jax told you last fall, that JTA received a $15.6 million federal grant to buy a hybrid diesel-electric ferry to add to its St. Johns River service. JTA tells Action News Jax it's on schedule to be on the water by fall 2028. JTA says the ferry is now back on its regular schedule.
