
Hong Kong luxury property: Southeast Asian ‘smart money' fishing for ‘trophy assets'

Capital from Singapore had been flowing to Hong Kong because the Singaporean market had not declined, Thomas See said.
'Some smart money has noticed that prices of real estate in Hong Kong have already fallen by 30 to 40 per cent,' he said, adding that such buyers were eyeing not only luxury residential properties but also en-bloc commercial properties with the highest potential to provide a strong return.
'Luxury properties in Hong Kong still remain at a premium,' See said. 'That's why you've been seeing transactions at tens of thousands of dollars per square foot while the economy is bad. These trophy assets were not for sale when the market was good.'
For example, Jacinto Tong Man-leung, founder of local property investment firm Gale Well Group, sold Vista Horizon at 68-70 Chung Hom Kok Road in the Southern District for HK$220 million, or HK$20,370 per square foot, in March. Savills was the sole agent of the deal.

But the two houses adjacent to that property, at 64 and 66 Chung Hom Kok Road, sold for about HK$80,000 per square foot in 2021, See said.

Tech diffusion can be slowed but never stopped. At the moment, there is something of a truce, though Washington clearly sees it as a continuation of the tech war by other means. There seems to be a consensus within the Trump White House that putting the squeeze on China has actually made it move faster to refashion its entire chipmaking industry by creating an increasingly self-sufficient domestic sector with its own secure supply chains. That's why Trump and Co have switched to a different track, by allowing Nvidia and AMD to sell to China respectively their lower-performance chips H20 and MI308 for artificial intelligence.

Authorities should strictly follow the law when probing business figures
When it comes to entrepreneurship, China's successful private entrepreneurs should rank among the world's most resilient. To thrive in an environment where they are treated as second-class citizens compared to state-owned enterprises, they must navigate significant challenges : limited access to markets and bank credit, unpredictable government policies, sudden and severe regulatory crackdowns, bureaucrats exploiting power for personal gain, frequent harassment from administrative agencies like health and fire safety departments, and societal and ideological pressures because of their wealth. Since April, at least five prominent business leaders in their 50s in Zhejiang, Hubei and Guangdong provinces have reportedly taken their lives by jumping to their deaths. Among them, the death of Wang Linpeng, the 57-year-old billionaire chairman of Easyhome, China's leading home furnishing company, has drawn significant attention. Not only is Easyhome a household name , the circumstances surrounding Wang's death are particularly disconcerting. According to company announcements and mainland media reports, Wang died by suicide on July 27, just days after being released by Hubei authorities. On April 17, Easyhome disclosed that Wang had been detained by anti-corruption investigators, with his company shares frozen. On July 23, just days before his death, the company announced that his detention had been lifted and he had resumed his duties.
