
Ashwin Sheth Group buys 50% stake, PAG pours ₹540 cr in posh south Mumbai tower
In a two-way strategic deal, Asia-focused Investment firm PAG has also committed ₹540 crore of credit finance to the project 'One Marina', located in Marine Lines. The funds will be used for construction of the project, with a gross development value of ₹2,300 crore.
Mumbai-based Ashwin Sheth Group acquired the stake from Jitendra Sheth and Vallabh Sheth, the promoters of real estate firm Sheth Creators. The remaining 50% stake remains with the landowner of the project.

Sheth Creators had launched 'One Marina' back in 2021, and around ₹300 crore of debt was raised from Yes Bank for the project. However, the project defaulted on the loan, and the development got stuck. Subsequently, after Yes Bank offloaded its stressed loans portfolio to the tune of ₹48,000 crore to J.C Flowers ARC, the loan against 'One Marine' was also assigned to the latter.
'We aim to make 'One Marina' one of the most premium residential addresses in south Mumbai. It is a one million sq ft project, with 315 units including apartments, duplexes and penthouses. We are planning to relaunch the project," Ashwin Sheth, chairman and managing director of the eponymous Ashwin Sheth Group told Mint in an interview.

Ashwin Sheth Group currently has 7 million sq. ft of under-construction projects. Sheth has helmed a number of luxury projects in Mumbai, including 'Beaumonde' in Prabhadevi.
Sunil Hotchandani, head-fund-raising at Ashwin Sheth Group, said, 'With PAG's financial support and our development track record, 'One Marina' is well-positioned for a successful turnaround."
Since 2018, PAG has made over $1.3 billion in private credit investments in India.
A PAG spokesperson declined to comment.
Luxury home sales in Mumbai, the country's most valuable property market and other cities such as Gurugram have continued to attract homebuyers and investors alike.

'Marina Lines as a micromarket gained further momentum after Prestige Group launched its 'Ocean Towers' project last year, which saw good sales. The luxury market continues to do well. The 'One Marina' project has a full ocean view, and now that the project has got financial closure, it should be developed quickly," said Anuj Puri, chairman and founder, Anarock Group, a property advisory.

Cracker Barrel CEO responds The CEO of the company, Julie Felss Masino, explained the changes in an interview with Good Morning America. 'People like what we're doing. Cracker Barrel needs to feel like the Cracker Barrel for today and for tomorrow -- the things that you love are still there. We need people to choose us, and we want people to choose us,' she said. Former employees arrested for stealing IT firm's data, causing loss
1 2 Pune: Three former employees of an IT company in Hinjewadi were arrested earlier this week on the charge of stealing the firm's confidential data and causing a loss of Rs82 crore to it. The fraud occurred between April 2024 and August this year. An officer of the company lodged a complaint with the Pimpri Chinchwad cyber police last week. Police investigations revealed that these employees were in contact with the complainant's client — a company in the US. The trio, along with the US-based firm, were duping the complainant's company. By using the stolen codes and software solutions, they developed over 100 websites and generated revenue. This caused a loss of Rs82 crore to the complainant's company. "We tracked the new company of the accused in Baner. Police sub-inspector Sagar Poman raided its office last week with a team and took the three suspects into custody," Swami said. He said the police recovered three laptops and four mobile handsets from them. "The search is on for two others," Swami said. PropEquity sues CRE Matrix for alleged data theft, Delhi HC issues summons
Delhi-based real estate analytics firm PropEquity has filed a case against Mumbai-based CRE Matrix in the Delhi High Court, alleging data theft and infringement of its primary real estate data. PropEquity has sought a permanent injunction and damages of Rs 8 crore on account of the alleged data theft. A single-judge bench of Justice Manmeet PS Arora of the Delhi High Court issued summons to Bhugol Analytics Private Limited (trading as CRE Matrix), its directors and some employees, in an order dated July 24, released on Wednesday. The court granted time to the defendants to file their written statements and posted the matter for hearing on September 19. PropEquity, operated by PE Analytics Limited, alleged glaring similarities and almost identical figures in the primary residential data segment reported by CRE Matrix in its 'India Housing Report' published in May 2025. The firm also said CRE Matrix was not operating in the domain of primary residential data during 2021–24, the period for which the figures were released in its May 2025 report. It added that CRE Matrix acted by unethically soliciting the plaintiff's former employees, who had held important positions but resigned, violating non-compete clauses and joining the rival company. 'They colluded with the defendant and compromised the proprietary primary residential data of the plaintiff,' PropEquity said in its plea before the Delhi High Court. The firm added that it has also filed police complaints with the cyber crime branch in Gurugram, and the police has initiated an investigation.
