‘Great Renewal' drives Alberta's mortgage market
The 'Great Renewal' is underway across Canada, including Alberta, with significant increases in mortgage activity for renewals and refinancing. Article content A recent report from Equifax Canada from late May noted that mortgage activity soared in the first quarter of 2025 (ending March 31), increasing nearly 58 per cent year over year. Most activity was for refinancing and renewals as millions of Canadians who got a low-rate mortgage 2020 are now renewing at higher rates. Article content Article content Article content Renewal and refinancing — which involves seeking a new mortgage term before the existing one expires — were highest in Canada's priciest provinces: British Columbia, Ontario and Alberta. About half of those moved were among mortgage holders moving among the Big Five banks — CIBC, RBC, BMO, TD and Scotia — which highlights intense competition among the largest mortgage providers in the nation, Equifax added. Article content Even new mortgages for purchase saw an increase in the first quarter of the year. Equifax noted that first-time homebuyers saw a 40 per cent year-over-year increase. Average home price growth in Canada outpaces affordability
Article content Home prices have more than doubled wage growth in Canada over the last 25 years, highlighting how housing has become unaffordable across much of the country, a new report has concluded. Article content Desjardins Economic Studies published a study in May finding average home prices since 2000 have 'ballooned' by more than four times whereas household disposable income has only increased a little more than two times. Article content Article content Article content Desjardins further noted that first-time buyers face a steep hill to ownership, especially given they are also paying historically high rent across many Canadian markets. Article content Article content The report pointed to the Desjardins Affordability Index being at historical lows for affordability even as mortgage rates have eased and home prices have fallen in Canada's most expensive markets like the Greater Toronto Area. Article content Affordability hit bottomed out coming out of the pandemic as interest rates soared from near historical lows to about seven per cent for five-year fixed mortgages by fall 2023, but the report noted Canadian households remain under pressure — made worse by Canada-United States trade anxieties. Article content Desjardins added that home price pain is not merely an outcome of lower interest rates during the pandemic and recently high migration to Canada. Prices have accelerated gradually over the last 25 years — though more so as a result of the pandemic. Article content Assuming a household could save 20 per cent of disposable income, earning three per cent per year on money saved, it would take six years to have a down payment for the average home in Canada, about $700,000. HCLTech Grant Americas second edition awards $1 million to three NGOs to create scalable solutions to combat climate change
NEW YORK and NOIDA, India, June 5, 2025 /CNW/ -- HCLTech (NSE: (BSE: a leading global technology company, announced Osa Conservation as the winner and Daily Acts and Ocean Wise as the two runners-up of the second edition of the HCLTech Climate Action Grant in the Americas. The three non-government organizations (NGOs) will be awarded a total of $1 million to help build scalable, sustainable solutions to drive climate action across the Americas. In the second year, applications increased by more than 70%, and after several rounds of review and rigorous due diligence, HCLTech selected Osa Conservation to receive $500,000 and Daily Acts and Ocean Wise to receive $250,000 each. This year's registrations increased by 34% from the 10 eligible countries across the Americas, including Argentina, Brazil, Canada, Colombia, Costa Rica, Guatemala, Mexico, Panama, Peru and the U.S. Osa Conservation, based in Costa Rica, will focus its grant award on Climate Lifeboat corridors, which help species migrate and thrive amid climate change. By reconnecting fragmented tropical habitats, the project supports climate adaptation while safeguarding ecosystems across millions of acres. California-based Daily Acts will use its grant for its community-powered climate resilience initiative. The project blends government strategy with grassroots action to advance water management, stormwater mitigation and social infrastructure across neighborhoods in Petaluma, Calif. and beyond. Canada-based Ocean Wise will dedicate its grant to its kelp forest restoration project on the Pacific coast. By managing urchin overpopulation and combining advanced technology and ecological research, the project aims to strengthen marine biodiversity and support coastal communities.
