
Villar Land bares commercial lot pricing in 3,500-hectare Villar City
Villar Land Holdings Corp., led by Philippines' richest business tycoon Manuel Villar Jr., is optimistic on the growth of its crown jewel —the sprawling 3,500-hectare Villar City located south of Metro Manila and Cavite— as commercial lot prices are cheaper than comparable estate developments coupled with upcoming infrastructure and commercial developments.
'The rising prominence of Villar City is aptly reflected in its commercial lot pricing, a reliable barometer of land values,' Villar Land said in a news release on Wednesday.
'At present, Villar City's commercial lots are still competitive, relative to those in the more established nearby districts,' the company said.
In particular, the property developer said commercial lot prices within its Villar City's Innovation District starts at P345,000 per square meter (sqm) —below nearby Filinvest City's prices which range from P396,000 per sqm to P592,000 per sqm.
Likewise, commercial lot prices in Ayala Land's Cerca Alabang, also near Villar City, stood at P420,000 per sqm.
'These comparable rates validate Villar Land's fair-value revisions, mirroring actual transaction values in the market,' it said.
With this, Villar Land said the still cheaper lot prices at its estate 'leaves room for capital appreciation given the ongoing and upcoming developments that will enhance connectivity, introduce new commercial hubs and lifestyle centers, and attract institutional-grade tenants—transforming underutilized plots into vibrant mixed-use districts and unlocking further upside for early investors.'
For instance, the company said infrastructure enhancements such as the Villar Avenue, which serves as the main thoroughfare connecting all districts in Villar City, the Muntinlupa-Cavite Expressway (MCX), and other future developments such as an integrated LRT system and Bus Rapid Transit network 'are all poised to improve connectivity and convenience.'
Villar Land is also banking on 'landmark developments' since Villar City's official launch in 2023 —such as the 118-hectare mixed-use estate called Forresta and the Forresta Cafe, which opened early 2024.
'Upcoming developments—such as the Villar City Stadium, two 18-hole championship golf courses designed in partnership with Curley-Wagner Golf Design, and strategic collaborations like the University of the Philippines-Dasmariñas campus—highlight the megacity's focus on deepening its role as a hub for sports, education, leisure and investment,' it said.
'For both homebuyers and investors, Villar Land clearly offers scale, strategic timing, and proven execution. And with Villar City, it is poised to maximize its landbank to create new prime growth corridors that can fuel progress, and deliver real and durable value,' it added.
Villar Land said its Villar City came to be 'through decades of strategic acquisitions.'

SEC chief Lim mulls lowering fees for MSMEs
Newly installed Securities and Exchange Commission (SEC) chairperson and CEO Francis Lim is looking at lowering fees for micro, small, and medium enterprises (MSMEs) to encourage business registration and support growth of the sector. 'We will definitely explore reasonable reductions in our fees, particularly for MSMEs. Regulation must support, not suffocate,' Lim said in his speech at the ceremonial turnover of the SEC leadership in Makati City on Tuesday. Lim told reporters how he ended up becoming a "victim" of high fees. 'Nagpakuha ako ng certified true copy ng article [Articles of Incorporation]… I was asked to pay more than P2,000. So that's one thing. These are the things we should do to signal to the market that it's really easy at the SEC,' he said. Registration fees in the SEC are based on the authorized capital stock of the registering entity or the value of the transaction being registered. Currently, the registration filing fee ranges at 1% of the authorized capital stock or the subscription price of the subscribed capital stock, whichever is higher but not less than P2,000, while the legal research fee costs 1% of the filing fee but should not be less than P10. DMW, Customs ink order to hasten delivery of OFW balikbayan boxes
The Department of Migrant Workers (DMW) and the Bureau of Customs (BOC) on Monday signed a joint administrative order that seeks to hasten the delivery of balikbayan boxes and protect senders from scams. The order was in response to the complaints from overseas Filipino workers about undelivered, delayed, or lost balikbayan boxes, with the issue brought up during a House committee hearing in March. 'The Joint Administrative Order establishes a whole-of-government framework to regulate the sea cargo forwarding industry, protect OFWs from scams, and ensure balikbayan boxes reach their destination safely and on time,' the DMW said in a statement. 'The JAO also includes a multi-agency complaints and monitoring system to fast-track the reporting, tracking, and resolution of cases involving delayed or lost boxes. Public education campaign will warn OFWs against using unaccredited forwarders and inform them of their rights and options,' it added. Under the JAO, both the DMW and the BOC will work closely with the Department of Finance, Department of Trade and Industry's Fair Trade Enforcement Bureau, Department of Transportation, Overseas Workers Welfare Administration, and the Philippine Ports Authority. The DMW and the BOC were able to retrieve and deliver more than 9,900 balikbayan boxes since 2023. The BOC recently turned over 2,954 balikbayan boxes to the DMW for distribution to their intended recipients, the families of overseas Filipino workers (OFWs). Taiwan to offer 180,000 caregiver jobs in the next 5 years
Over the next five years, Taiwan is expected to offer 180,000 job opportunities for caregivers, open to aspiring Filipino migrant workers. According to Mariz Umali's report on 'Unang Hirit' on Monday, there has been a decline in the number of Filipino applicants in the recent years despite the growing demand for caregivers in Taiwan. Under current regulations by the Department of Migrant Workers (DMW), caregivers are classified as household service workers sector. This classification places their monthly salary at just over P20,000, making the role less appealing to many. Recruitment agencies are also prohibited from collecting placement fees and other miscellaneous charges from caregiver applicants.
