As companies tighten focus on their
supply chain emissions
to meet
Scope 3 targets
that include all indirect greenhouse gas (GHG) emissions,
green-certified warehouses
have moved from being a 'nice-to-have' to a 'must-have' in India's rapidly expanding logistics landscape, experts said.
Led by this, India's certified green warehousing stock is expected to quadruple to 270 million square feet by 2030, up from 65 million square feet in 2024, showed data from JLL India. "Sustainability features such as green certifications,
energy-efficient architecture
, and advanced water management systems are no longer optional-they're essential for attracting and retaining high-quality, long-term occupiers. Global brands with ambitious ESG targets now prioritise assets that demonstrate strong environmental performance throughout their lifecycle, beyond mere location and cost," said Mehul Shah, CEO, India of Singapore-headquartered logistics platform LO-GOI Group.

The share of green-certified space is expected to rise substantially as institutional players prioritise globally recognised standards like LEED, IGBC, and GRIHA to attract and retain marquee tenants.
"We believe that this shift towards green assets is not just good for the planet, it is smart business. Sustainable warehouses offer operational efficiencies, long-term savings, and future-proof value for both landlords and occupiers.
The coming years will see a clear divide between assets that can meet these expectations and those that cannot," said Anshul Singhal, co-founder & MD, Welspun One.
Institutional players have understood that to have Multi-National Companies (MNCs) as tenants, their warehouses need to be Green and it is non-negotiable.

'Asia must open up': ADB president says world won't return to pre-Trump era
Asian economies must embrace openness and reform like never before, Masato Kanda, president of the Asian Development Bank (ADB) said in an interview with Nikkei. The former Japanese currency chief took charge of the Manila-headquartered multilateral lender in February, shortly after Donald Trump returned to the White House for a second term—an event Kanda described as having 'completely changed the world'. Since taking office, Kanda has held discussions with leaders including Prime Minister Narendra Modi, Chinese Premier Li Qiang, and Italian Prime Minister Giorgia Meloni. 'Those leaders all agree that we must use this crisis as an opportunity for reform to build more resilient domestic and regional economies,' he said. 'There will never be a return to a world before Trump,' Kanda said, stressing that Asian economies must diversify away from over-reliance on the US market and global supply chains. 'Strengthening the domestic markets of Asian countries and regions is an important task.' $10 billion investment in Asean grid, Indian metros To support regional resilience and integration, the ADB has pledged up to $10 billion for the Asean Power Grid—an initiative aimed at enhancing cross-border electricity connectivity and energy security in Southeast Asia. Kanda also confirmed the bank's proposal to invest another $10 billion in urban infrastructure projects across India, including metro systems. 'You don't see such a project at that scale in other regions,' he noted, citing India's demographic dividend and its rising role as a regional investment hub. Beyond 'China plus one' While global supply chains have already begun shifting away from China, Kanda cautioned that Southeast Asia, previously buoyed by the 'China Plus One' strategy, is now itself vulnerable, particularly under the weight of fresh US trade barriers. 'The concept still holds, but it must evolve,' he said. 'Diversification must extend beyond final goods markets to include raw material sources and intermediate suppliers.' Asia must not turn inward: ADB president Kanda warned that in the face of growing protectionism in the West, Asia cannot afford to become inward-looking. He urged countries in the region to deepen trade integration not just within Asia but with Europe as well. Speaking on the sidelines of the ADB's annual meeting in Italy earlier this year, Kanda said European leaders had expressed strong interest in strengthening economic ties with Asia, which they view as the world's primary growth engine. 'Reform momentum is building across Asia,' he said, highlighting efforts by regional leaders to dismantle structural barriers such as land-use restrictions and capital controls. 'They understand that survival cannot come from relying on gimmicks.' Kanda also called for prudent macroeconomic policies, warning that without sustainable public finances and a normalised monetary stance, governments may lack the flexibility to respond to future crises. US relations and China lending Despite political changes in Washington, the ADB maintains what Kanda described as a "constructive relationship" with the United States. He pointed to the bank's ability to increase lending by 50 per cent since 2009 without expanding its capital base, calling it an efficient use of donor funds. On US pressure to halt lending to China, Kanda said discussions were ongoing among shareholders. Current ADB loans to China have declined sharply and are now focused on global public goods such as environmental sustainability and biodiversity. ADB trims India forecast amid US tariff pressure The ADB's latest Asian Development Outlook, released last week, revised India's GDP growth forecast for the financial year 2025–26 (FY26) down to 6.5 per cent from the previous 6.7 per cent, citing the impact of US tariff policy and broader global slowdown. Despite this downward revision, the ADB noted that India remains one of the fastest-growing major economies globally. 'This revision is primarily due to the impact of US baseline tariffs and associated policy uncertainty,' the report said. It warned that beyond lower export demand, investment flows may also be affected by heightened uncertainty. Inflation forecasts have also been revised downward to 3.8 per cent for FY26, following a faster-than-expected decline in food prices.

Significant Decline In Affordable Flat Sales In the first half of 2025, sales of flats priced under Rs 1 crore fell by 32% across seven major cities, reveals a JLL India report. These cities, Mumbai Metropolitan Region (MMR), Delhi-NCR, Kolkata, Chennai, Hyderabad, Bengaluru, and Pune, saw a total of 1,34,776 flats sold between January and June, a 13% drop from the previous year. This figure excludes sales of unfinished houses, villas, and plots. Surge In Demand For Premium Flats Conversely, demand for flats priced above Rs 1 crore increased by 6% during the same period. A total of 82,972 premium flats were sold, compared to 51,804 affordable flats. Premium flats now make up 62% of total sales, up from 51% in the first half of 2024, according to the JLL report cited by Jagran. Outlook For Real Estate Market While the demand for affordable flats is decreasing, this does not imply a drop in home ownership aspirations. Rather, it highlights a growing preference for premium properties as infrastructure and urban amenities improve. Singapore-based Surbana Jurong eyes AP housing projects
Singapore: Chief Minister N Chandrababu Naidu held a series of back-to-back meetings on the first day of his Singapore visit, successfully engaging global investors and inviting them to capitalise on AP's burgeoning growth opportunities. Among the key developments, leading urban infrastructure company Surbana Jurong expressed keen interest in investing in the state's housing sector, while Malaysian construction giant Eversendai proposed setting up a significant manufacturing factory. Representatives from Singapore-based Surbana Jurong, a prominent urban and infrastructure consulting firm, met Chief Minister Naidu. The Chief Minister extended an invitation to Surbana Jurong to actively invest in large-scale housing construction projects across Andhra Pradesh, encouraging their participation in the state's ambitious 'Housing for All' initiative. Chief Minister Naidu elaborated on Andhra Pradesh's strong focus on infrastructure development, highlighting plans for the development of 20 ports and 15 airports. He emphasised the state's strategic positioning as a major logistics hub and outlined the government's vision to transform these regions into thriving industrial townships. He urged Surbana Jurong to explore the extensive investment opportunities available in these areas. Tan Sri Dato' A K Nathan, chairman and managing director of Eversendai Engineering, a leading Malaysian construction company renowned for its iconic projects, also held discussions with Chief Minister Chandrababu Naidu. The primary focus of their meeting was Eversendai's proposal to establish a state-of-the-art manufacturing factory and an integrated training center in Andhra Pradesh. The Eversendai chairman indicated that Visakhapatnam or Krishnapatnam are being considered as potential locations for this facility, which would facilitate nationwide distribution of its products. The proposed manufacturing unit is projected to span approximately two lakh square meters. This substantial investment is anticipated to significantly boost industrial growth and create large-scale employment opportunities within the state. Eversendai also conveyed its interest in investing in infrastructure projects related to the development of Amaravati, the state capital. Furthermore, Chairman Nathan discussed the establishment of a Structural Engineering Training Center in collaboration with premier institutions such as IIT-Tirupati and IIIT Sri City, underscoring a commitment to skill development. Eversendai highlighted its impressive track record, which includes contributions to landmark global projects such as the Burj Khalifa, Petronas Towers, DLF Downtown Taramani in Chennai, and the Statue of Unity in Gujarat, showcasing their expertise and capacity for large-scale development.
