Crappy two-bedroom home sells for $8million in Sydney

A crappy two-bedroom home has been sold for more than $8million in Sydney.
But it's not the home buyers were interested - with the 676 sqm block could house 14 apartments, a pub, a fitness centre or a daycare.
The 16 Walker Street home in Rhodes, 12km west of the Sydney CBD, attracted a crowd of 150 to Saturday's auction which got competitive.
'We thought it would go for between $7milllion and $7.5million and the important thing was we got a really good price,' selling agent Vanessa Kim told Daily Mail Australia.
'There were so many buyers there, but it was a bit like hide-and-seek among them in the crowd.
'It was the only house like that in the street so it was a lonely project but we sold it for an unbelievable price.'
The bids started at $6million and went up in increments of $25,000 and $20,000 to $7.2million.
It went up in $10,000 bids to $8million, before eventually being sold for $8,150,000.
The two-bedroom, one-bathroom property was the last freestanding home on a street filled with high-rise apartments.
Ms Kim, who is an award-winning real estate agent at Strathfield Partners, gave the owners a key piece of advice to ensure the bidding became more competitive.
'It's a winter market which means there's not as many properties on the market but I mentioned to the owner that the best time was to sell was in the winter,' she said.
'There's not so many properties on the market but in spring it's flooded. When there's too many properties on the market, people have a lot of choices.
'I said to the old owner, "you must sell in winter and we'll get a top dollar".'
The demanding owner was hoping to get $9million however as an $8million reserve was set.
'It's not a normal house, it has a lot of potential,' Ms Kim said.
'We had several inquiries for a lot of future development.'
The home last sold in 2017 for $978,000 and before that, it was bought for $1.7million in 2012.
The property is so old that it still has a small outhouse in the backyard, but it has had some work done to it.
Developers have had their eyes on the property for some time now as it sat squashed in between high-rise buildings.
In 2022, it was leased for $900 per week and at the time the elderly owner refused to sell her humble home to developers for less than $20million – even while neighbours labelled her home an eyesore.
She had reportedly fought against property giant Billbergia, who started construction on Rhodes Central a few years prior, to stop building unit blocks around her property.
It is understood she lost that bid.

Workspace Group is preparing for more major business clients to vacate after the flexible office space provider saw occupancy levels fall in the first quarter. The business told investors on Wednesday it saw more 'larger customers vacating' in the three months to 30 June, with further larger-scale clients expected to vacate in the second quarter. 'Our immediate focus remains on stabilising and, over time, rebuilding occupancy', Lawrence Hutchings, chief executive of Workspace, said. Like-for-like occupancy slipped 0.3 per cent in the quarter to 82.2 per cent. The London-focused group said its like-for-like rent per sq. ft. was 'stable' in the first quarter, at £47.42. The group saw 278 new lettings completed in the quarter, with a total rental value of £7.1million per year. It leased a monthly average of 93 new office spaces in the period, compared to 102 spaces in the previous year. Workspace has seen property valuations fall since the pandemic, as businesses ditched larger office spaces and opted for hybrid work models. The company has been disposing underperforming assets and investing in refurbishing other units to retain occupants. Hutchings said: 'As expected, occupancy declined slightly in the quarter and we have more large vacations to come in Q2. 'We have made good progress implementing the pilot projects at two of our high conviction sites, Vox Studios and The Leather Market, to test capital-light, high impact upgrades to our product. 'We have also seen success in leasing up some of the larger spaces thanks to more targeted marketing initiatives. 'We are confident that these strategic actions, once rolled out more widely across the portfolio, will help us retain and attract more customers.' The group said it had a 'robust' balance sheet with £267million of cash. The company leases space to small businesses ranging from fintech firms to podcasters and people using AI to write music. It owns a portfolio of about 70 properties across London and the south-east of England, providing office space to more than 4,000 businesses. In May, Workspace cut its profit expectations for the next year, citing increased churn of large occupiers and higher costs. Workspace shares fell 1.01 per cent or 4.00p to 393.00p on Wednesday, having fallen over 37 per cent in the last year.

China's surplus crude oil surges in June, giving refiners options

LAUNCESTON, Australia, July 16 (Reuters) - China accelerated the pace at which it is building crude oil stockpiles in June as the strongest imports in almost two years outweighed a rise in refinery processing. China's surplus crude amounted to 1.42 million barrels per day (bpd) in June, up from 1.40 million bpd in May and the fourth straight month above the 1 million bpd level, according to calculations based on official data. For the first half of 2025 China's surplus crude amounted to 1.06 million bpd, as strong second quarter oil imports overcame a soft start to the year. The volume of crude flowing into inventories gives Chinese refiners options in coming months, as they can choose to trim imports if they deem that oil prices have risen too quickly as a result of the Israel-Iran conflict last month. China does not disclose the volumes of crude flowing into or out of strategic and commercial stockpiles, but an estimate can be made by deducting the amount of oil processed from the total of crude available from imports and domestic output. Refiners processed 15.15 million bpd in June, according to Reuters calculations based on official data released on Tuesday, up 8.8% from May and the highest rate since September 2023. The world's largest importer of crude oil saw arrivals of 12.14 million bpd in June, the highest daily rate since August 2023, and up 7.1% from May. Domestic oil production was 4.43 million bpd in June, up from 4.35 million bpd in May. Putting June imports and domestic output together gives a total of 16.57 million bpd of crude available to refiners, leaving a surplus of 1.42 million bpd once refinery throughput of 15.15 million bpd is subtracted. It is worth noting that not all of this surplus crude is likely to have been added to storage, with some being processed in plants not captured by the official data. But even allowing for gaps in the official data, it is clear that from March onwards China has been importing crude at a far higher rate than it needs to meet its domestic fuel requirements. China has built up a track record of importing more crude than it needs when it believes prices are low, but pulling back when prices rise. The surge in imports in the second quarter came against a backdrop of declining crude prices when the cargoes would have been arranged. Global benchmark Brent futures dropped from a high of $75.47 a barrel on April 2 to a four-year low of $58.50 on May 5, a period during which cargoes that arrived in the second quarter would have been secured. Conversely, China's soft crude imports in the first quarter came after prices were rising during the window when those cargoes would have been bought. Brent went from a low of $70.85 a barrel on December 6 to a six-month high of $82.63 on January 15, meaning China's refiners were facing rising import costs for cargoes arriving in the first quarter. Brent prices have been volatile in recent weeks amid the brief conflict between Israel and Iran in June, which was later joined by the United States. Brent reached a six-month high of $81.40 a barrel on June 23 and has since moderated to end at $68.71 on Tuesday, as concern mounts over the global economic impact of the higher import tariffs promised by U.S. President Donald Trump. This volatility may result in China's refiners easing back on import volumes in August and September, but much still depends on whether the June spike remains a brief blip higher amid an overall declining price trend. Citi to boost Japan investment banking headcount up to 15%, executive says

HONG KONG, July 16 (Reuters) - Citigroup (C.N), opens new tab plans to raise its investment banking headcount in Japan by 10% to 15% over the next year and make new hires in Australia, as part of its strategy to bolster growth in the Asia Pacific, its top regional banker said. Rising interest in cross-border mergers and acquisitions (M&A) in Japan has resulted in Citi seeing a 140% rise in its investment banking fees in the country to $92 million as of July 10 compared to the same period last year, Dealogic data shows. "We are hiring and strengthening our regional investment banking team in a very meaningful way," Jan Metzger, Citi's Asia Pacific head of investment banking, told Reuters. "We're going to be in the market that's growing phenomenally and we're going to be growing faster than the market," Metzger said. The U.S.-headquartered bank did not disclose specific staff numbers for each market. Japan's investment banking business, in particular, will "meaningfully grow" due to a shift in corporate governance, a regulatory nudge to corporates to improve market value, and strong supply of advanced hardware technologies, Metzger said. In Japan, Citi exclusively advised Nippon Steel on its $14.9 billion acquisition of U.S. Steel last month. "I think off the back of the Nippon Steel deal, our phones are really ringing off the hook with clients that have complicated geopolitical deals to do, both from Japan and elsewhere," Metzger said. Citi has beefed up its investment banking team in Asia this year by recruiting senior bankers from rivals, including senior managing director Akira Kiyota from Nomura in Japan and former Goldman Sachs veteran Philippe Perzi in Australia. On Tuesday, Citi reported a 13% rise in global investment banking fees in the second quarter. Dealmaking in the U.S. and some markets stalled shortly after Trump unleashed hefty tariff hikes earlier this year, which weighed on economic growth. However, Metzger said he is seeing greater uncertainty driving up supply chain deals. Japan is leading Asia's M&A rebound in 2025 with a record $232 billion worth of deals in the first half, and bankers expect the trend to sustain fuelled by take-private arrangements, outbound investments and private equity activity. Meanwhile, as volume and number of international deals climb in Australia, global banks now have an edge over local boutiques in a highly competitive market, according to Metzger. Having a "full banking offering" in the market helps Citi better compete with its advisory-focused competitors in Australia, he said. Besides deals advisory, another regional focus for the bank is convertible bond issuances, which have leapt over the past year. The bank helped Alibaba ( opens new tab raise HK$12 billion ($1.5 billion) via an exchangeable bond offering earlier this month. Investors have flocked to convertible bonds from Chinese tech companies, viewing them as undervalued assets offering downside protection through the bond component to hedge geopolitical risks, Metzger said.
