
Dodgers star Shohei Ohtani and agent accused of sabotaging $240M Hawaii real estate project
According to the lawsuit filed in Hawaii Circuit Court on Friday, Ohtani's agent, Nez Balelo, increasingly demanded concessions from developer Kevin J. Hayes Sr. and real estate broker Tomoko Matsumoto before demanding that their business partner, Kingsbarn Realty Capital, drop them from the deal.
"Balelo and Otani, who were brought into the venture solely for Otani's promotional and branding value, exploited their celebrity leverage to destabilize and ultimately dismantle Plaintiffs' role in the project -- for no reason other than their own financial self-interest," the lawsuit claims.
The suit accuses Ohtani and Balelo of tortious interference and unjust enrichment. Hayes, a developer with 40 years of experience, and Matsumoto, who was to be the listing agent for the houses averaging $17.3 million each, say that Ohtani and Balelo also tried to undermine their interests in a second, neighboring venture.
A spokesman for Balelo's agency, CAA Baseball, declined comment. Attempts to reach Kingsbarn officials for comment were not immediately successful.
"This case is about abuse of power," the lawsuit says. "Defendants used threats and baseless legal claims to force a business partner to betray its contractual obligations and strip Plaintiffs of the very project they conceived and built.
"Defendants must be held accountable for their actions, not shielded by fame or behind-the-scenes agents acting with impunity. Plaintiffs bring this suit to expose Defendants' misconduct and to ensure that the rules of contract, fair dealing, and accountability apply equally to all -- celebrity or not."
Ohtani, 31, arrived from Japan in 2018 as perhaps the most heralded international star in baseball history, with an ability to both pitch and hit that made him doubly valuable to his team. A five-time All-Star and three-time Most Valuable Player, he signed a record 10-year, $700-million contract with the Dodgers before last season and helped the team win the 2024 World Series.
Investment materials for The Vista at Mauna Kea Resort, which remained online on Monday night, listed Hayes and Matsumoto as part of the management team, along with Kingsbarn. It called Ohtani "Japan's Babe Ruth" and the "1st Resident," giving him top billing ahead of the iconic Mauna Kea Resort, "one of the most celebrated hotels in Hawaii," Hapuna Beach, "rated the #1 beach in America by Conde Nast Traveler" and two golf courses - one designed by Arnold Palmer, the other by Robert Trent Jones Sr.
"Ohtani will act as the celebrity spokesperson for the project and has committed to purchasing one of the 14 residences within the project," the brochure says. "He also intends to spend significant time at The Vista in the off-season and will construct a small hitting and pitching facility for preseason training."
The suit says the developers spent 11 years working on the deal and "as part of a bold marketing strategy" signed an endorsement deal in 2023 with Ohtani, "one of the most high-profile endorsements imaginable."
"This partnership with Ohtani will elevate the demand and create buzz within the Japanese luxury vacation home market, which is a primary target audience for the project," the investment brochure said. "We see Shohei Ohtani's homeownership as having a significant impact on the global exposure of the project and expect to accelerate the pace of sales, thereby helping us achieve our pricing objectives."
The suit said Balelo "quickly became a disruptive force," threatening to pull Ohtani from the deal if concessions weren't made.
"Kingsbarn began capitulating to Balelo's every whim," the suit said. "Over time, it became increasingly obvious that Kingsbarn was more concerned about preserving its relationship with Otani than honoring its obligations to its business partners."
Last month, in what the suit called "a coordinated ambush," Kingsbarn fired Hayes and Matsumoto.
"Kingsbarn openly admitted during the call that Balelo had demanded the terminations and that they were being done solely to placate him," the suit said. "Plaintiffs stand to lose millions of dollars in compensation tied to projected homebuilding profit, construction management fees, and broker commissions."

China Evergrande to be delisted from Hong Kong exchange on Aug. 25
HONG KONG (AP) -- China Evergrande on Tuesday said it will be delisted from Hong Kong's stock exchange on Aug. 25, more than a year and a half after the city's court ordered the heavily indebted real estate developer to be liquidated in another setback to mainland China's property sector. Evergrande was the world's most heavily indebted real estate developer, with $300 billion owed to banks and bondholders, when the court handed down a liquidation order in January 2024. The court ruled the company had failed to provide a viable restructuring plan for its debts, which fueled fears about China's rising debt burden, and trading of its shares has been halted since the ruling. The city's listing rules stipulate the listing of companies may be cancelled if trading in their securities has remained suspended for 18 months consecutively. China Evergrande Group received a letter Aug. 8 from the city's stock exchange notifying the firm of its decision to cancel the listing as trading had not resumed by Jul. 28. The last day of the listing will be Aug. 22 and Evergrande will not apply for a review of the decision, the company said in a statement. "All shareholders, investors and potential investors of the company should note that after the last listing date, whilst the share certificates of the shares will remain valid, the shares will not be listed on, and will not be tradeable on the Stock Exchange," the statement said. Evergrande is among scores of developers that defaulted on debts after Chinese regulators cracked down on excessive borrowing in the property industry in 2020. Unable to obtain financing, their vast obligations to creditors and customers became unsustainable. The crackdown also tipped the property industry into crisis, dragging down the world's second-largest economy and rattling financial systems in and outside China. Once among the nation's strongest growth engines, the industry is struggling to exit a prolonged downturn. Home prices in China have continued to fall even after the introduction of supportive measures by policymakers. The Hong Kong court system has been dealing with liquidation petitions against some Chinese property developers, including Country Garden, which is expected to have another hearing in January. Evergrande, founded in the mid-1990s by Hui Ka Yan, also known as Xu Jiayin, had over 90% of its assets on the Chinese mainland, according to the 2024 judgement. The firm was listed in Hong Kong in 2009 as "Evergrande Real Estate Group" and suspended its share trading on Jan. 29, 2024, closing at 0.16 Hong Kong dollars ($0.02). Hui was detained in China in September 2023 on suspicion of committing crimes, adding to the company's woes. In 2024, the China Securities Regulatory Commission issued a fine of 4.2 billion yuan (about $584 million) against the firm's subsidiary, Hengda Real Estate Group Company, over violations including falsifying financial records. Japanese warships visit New Zealand's capital
WELLINGTON, New Zealand (AP) -- Japanese warships docked in New Zealand 's capital Friday for a rare visit amid efforts by Tokyo to deepen its strategic ties in the South Pacific Ocean. Two destroyers with more than 500 crew on board sailed into Wellington harbor accompanied by the New Zealand navy ship HMNZS Canterbury. The JS Ise and destroyer JS Suzunami were on an Indo-Pacific deployment and arrived from Sydney, where Japan's military took part this month in war games involving New Zealand, Australia and other countries. The Wellington visit was a ceremonial one, but it came as Japan, whose only treaty ally is the United States, has increasingly sought to deepen bilateral military cooperation amid ongoing regional tensions. "Our defense force are developing cooperative work, not only with New Zealand and Australia but also many Pacific Island countries," Japan's envoy to Wellington, Makoto Osawa, told reporters Friday. "Our main goal is the free and open Indo-Pacific." Japanese pop idol Kenshin Kamimura convicted of indecent assault but avoids jail in Hong Kong
HONG KONG (AP) -- Japanese pop idol Kenshin Kamimura was found guilty of a charge of indecent assault on a female interpreter in a Hong Kong court Wednesday before some emotional fans. Kamimura, a former member of a Japanese boy group named ONE N' ONLY, was arrested in the southern Chinese city in March. In the same month, his contract was terminated due to a serious compliance violation. In April, he pleaded not guilty. He allegedly touched the interpreter's thigh repeatedly during a celebratory dinner at a restaurant. During the trial last month, the interpreter testified through a live video link that Kamimura had invited her to a bathroom elsewhere. After she dismissed the request and told him she had a boyfriend, Kamimura continued to touch her thigh, she said. The defense argued the interpreter exaggerated her claims and the alleged bathroom invitation might not have been based on improper motives. Judge Peter Yu handed down the conviction Wednesday, saying Kamimura touched the intrepreter in a caressing nature that implicitly carried a sexual undertone and had indecent intent. After the verdict was announced, a few of Kamimura's fans wept in the courtroom. But Kamimura looked relieved when the judge issued a fine of 15,000 Hong Kong dollars (about $1,900) and no prison term. The maximum penalty for the charge is 10 years of imprisonment. The singer's supporters, including some from Japan and mainland China, formed long lines inside the court building to secure a seat in the main courtroom before the hearing. Others from mainland China who attended said they were not fans but wanted to learn more about the case, especially after seeing criticism of the female interpreter online. University student Betty Zhong from the Chinese city of Shenzhen said she was not a Kamimura fan but had attending the court hearings in Hong Kong because a friend likes the J-pop idol and she wanted to know what happened. She said she was surprised Kamimura was charged during a visit to Hong Kong. "News reports are not so comprehensive. When I come here, I can understand it holistically and the explainations from both sides," she said. Kamimura also is an actor who appeared in several TV dramas including the boys' love series "Our Youth" and the popular drama "Ossan's Love Returns."
