Astaka-Kimlun JV begins construction of RM800mil Arden skyscraper in Johor Baru

KUALA LUMPUR: Johor-based property developer Astaka Holdings Limited, together with its joint venture (JV) partner Kimlun Corp Bhd , has commenced construction of Arden — a premium serviced residence under Phase 3 of One Bukit Senyum, the group's flagship development.
In a statement, Astaka said the 68-storey Arden is envisioned as a prominent international landmark within the newly announced Johor-Singapore Special Economic Zone (JS-SEZ).
Standing 260 metres above ground, it will be the second tallest building in Johor Bahru. Notably, Astaka also developed Johor Bahru's tallest building — The Astaka — completed in 2018 as part of Phase 1 of the One Bukit Senyum development.
Arden is a freehold development with a gross development value (GDV) of RM800mil, comprising 618 units of premium serviced residences. Unit sizes range from 797 to 1,700 square feet, with prices estimated between RM1,300 and RM1,500 per square foot.
Targeted for completion by 2030, the project reflects the group's vision of delivering an iconic and prestigious development that will reshape Johor Bahru's skyline.
Astaka and its JV partner have appointed GDP Architects Sdn Bhd — the firm behind landmark projects such as Pavilion Kuala Lumpur, TRX Residence, EQ Hotel Kuala Lumpur, and The Astaka — as the project's architect.
Astaka executive director and chief executive officer Allen Khong said that following the successful official launch of Arden in March 2025, the company was thrilled to commence construction of the landmark development.
'We are pleased to share this milestone with Kimlun, our longstanding partner on projects including Menara MBJB and Aliva Mount Austin. I am proud to highlight that this project brings together two renowned, Johor-based real estate players dedicated to world-class developments that deliver exceptional value to residents and investors,' he said.
Meanwhile, Kimlun chief executive officer Pang Khang Hau said: 'Kimlun is proud to partner with Astaka once again as a JV partner and the main contractor on another transformative project that will redefine Johor Bahru's skyline.
'Our proven track record in delivering high-quality engineering and construction solutions aligns perfectly with the vision for Arden and One Bukit Senyum. Together, we look forward to delivering an iconic project that will be the city's newest landmark.'

The move by SHZ Advanced Technologies is likely to rekindle a debate over the potential for zero-emission flight, six months after Europe's Airbus put the brakes on plans to develop the world's first hydrogen-powered airliner. California-based JetZero aims to challenge the traditional duopoly of Airbus and Boeing by developing a so-called blended wing-body aircraft, which it claims will be able to cut fuel consumption - and therefore carbon emissions - in half. JetZero and SHZ now plan to work together under a NASA research programme to design systems capable of storing and distributing liquid hydrogen fuel, which could eliminate carbon emissions altogether and evolve into a variant of JetZero's Z4. Hydrogen is prized for its carbon-free emissions and high energy related to mass, which makes it lighter than normal fuel. However, it also takes up much more volume and must be cooled to -253 degrees Celsius, making storage a significant challenge. JetZero's blended wing-body design features a V-shaped fuselage that acts as a wing and reduces friction in the air, rather than the familiar wings and cylindrical fuselage. "Due to the wider fuselage, the airframe is far more compatible with (liquid hydrogen) fuel tanks without sacrificing passenger seating, as a 'tube and wing' airplane would," SHZ Advanced Technologies said on Wednesday. Airbus said in February it was slowing down efforts to produce a hydrogen-powered regional plane and dropped a target date of 2035, blaming a lack of supporting infrastructure. Boeing, by contrast, has been cool on the commercial viability of hydrogen flight altogether. The concept of a blended wing-body design has been around since the 1940s and led to the U.S. B-2 bomber, as well as the X-48 research project between Boeing and NASA some 18 years ago. JetZero is revisiting such designs as the aviation industry struggles to meet a target of net-zero emissions by 2050. Airbus has argued that combining such radical changes to the shape of a plane with an entirely new propulsion system would be too ambitious, and is focusing instead on hydrogen-based fuel cells inside a normal tubular aircraft configuration. But SHZ Advanced Technologies' co-founder Eric Schulz - a former senior executive at Rolls-Royce and Airbus - said JetZero would approach the task in two phases with the initial focus on a conventionally powered all-wing plane. Any hydrogen-based variant would come in a second step, he told Reuters. The French firm says it has developed hydrogen tanks that save space by avoiding the usual cylindrical shape needed for pressurised vessels and can fit more easily into the flowing contours of the Z4's fuselage. JetZero, whose backers include United Airlines, said in June it was on track to fly a full-scale prototype of the revolutionary 250-passenger airplane in 2027. The startup said it also acquired the remaining 75% stake in its joint venture with SK, gaining full ownership of manufacturing operations for its silicon battery material in South Korea. The Woodinville, Washington-based company makes silicon-carbon composite material or SCC55, which can replace graphite anodes in lithium-ion batteries, enabling them to charge more quickly and hold more energy. Demand for electric vehicles and advanced technologies has driven steady investor interest in the battery materials sector, with multiple companies competing to attract funding. Venture capital firms are also increasingly targeting alternative battery materials companies, which have the potential to reduce the cost and size of battery packs, similar to the technology developed by Group14. The company did not reveal the valuation for its latest funding in its statement, but a source familiar with the matter told Reuters it was higher than the startup's value of more than $1 billion in a 2022 round. The battery materials manufacturer had secured $614 million in its extended series C round in 2022, and the latest series D funding brings the total equity raised to more than $1 billion, the company said. The new round, series D, also saw participation from existing investors such as Porsche Investments, ATL, OMERS, Decarbonization Partners, Lightrock Climate Impact Fund and Microsoft Climate Innovation Fund. The battery active material (BAM) factory in South Korea produces Group14's SCC55 at EV scale. The company now fully owns three BAM factories, with the other two located in Washington. "We're strengthening regional battery supply chains and safeguarding our customers from global trade uncertainty," CEO Rick Luebbe said. ISKANDAR PUTERI: Malaysia is waiting for official confirmation from United States (US) President Donald Trump after reports suggested he may impose import tariffs of up to 300 per cent on semiconductors entering the US. Investment, Trade and Industry Minister Tengku Datuk Seri Zafrul Abdul Aziz. said no formal notification has been received. "So far, there has been no decision from the US. We will wait. Once there is an official statement from President Trump himself, we will respond accordingly," he said. On Aug 15, Trump announced that semiconductor import duties could be introduced within two weeks, possibly ranging from 200 to 300 per cent. The US imports most of its semiconductors from Taiwan, Malaysia, Israel, South Korea and Ireland. Last year, Malaysia exported RM119.86 billion worth of electrical and electronic products to the US, about 20 per cent of total exports in the sector. Semiconductor exports to the US alone were RM60.6 billion, also 20 per cent of Malaysia's total. The industry employs more than 72,000 skilled workers and is supported by over 7,200 local suppliers, mostly small and medium enterprises. An estimated 65 per cent of Malaysia's semiconductor exports to the US come from American firms operating locally. Earlier, Tengku Zafrul launched the MBW Innexus Industrial City Project and witnessed a memorandum of understanding signing at the Invest Malaysia Facilitation Centre-Johor in Forest City. Johor Menteri Besar Datuk Onn Hafiz Ghazi attended. Tengku Zafrul said the state with Malaysia's highest investment performance for the second quarter of 2025 will be announced this Friday. "The state with the strongest investment performance in the second quarter, and which is set to lead the country in attracting investments, will be named then. Johor is among the states with a complete investment and business ecosystem to support investor growth. Its prospects remain strong," he said. In June, Johor recorded the country's highest approved investments in the first quarter of 2025 at RM30.1 billion.
