50% from riverfront plot rights sale to go to govt

Ahmedabad: As the Sabarmati Riverfront Development Corporation Ltd. (SRFDCL) approved a bid on Oct 28, 2024, to sell development rights for a 4,420 sq m plot near Vallabhsadan on the western side of the riverfront for Rs 156.13 crore, 50% of the total revenue from sale will go to the state govt.

In 2004, when the revenue department allocated state-owned land along the banks of the Sabarmati for the riverfront development project, it mandated that 50% of the total revenue from sale of such land will have to be given to the govt, sources said. An official, speaking on condition of anonymity, said, "The state govt provided land for the project with the condition on revenue sharing. This will be implemented."
On Oct 18, 2023, SRFDCL's board approved the Sabarmati Riverfront Land Disposable Policy 2023.
Under this, the land for sale on the riverfront was divided into eight value zones, and sale of their development rights was opened. However, the policy was amended in Jan 2024, dividing the 1.49 lakh sq m of land for sale into seven value zones. Based on the GIFT City model, the base price for each value zone as well as the base price for development rights in each value zone were also determined.
The state govt them granted approval to the policy.
On Sep 13, 2024, SRFDCL issued an RFP (request for proposal) to sell development rights for two plots on the riverfront — one near Vallabhsadan on the western side and the other near Lemon Tree Hotel on the eastern side. For the 4,420 sq m plot near Vallabhsadan, it was decided to sell development rights for 60,050 sq m of construction, with the base price set at Rs 23,676 per sq m.
Two companies submitted bids, with a Mumbai-based company brought the rights making the highest bid of Rs 26,000 per sq m.

Meanwhile, it was decided to sell development rights for 41,385 sq m of construction on the 3,045 sq m plot near Lemon Tree Hotel. The base price for construction was set at Rs 20,833 per sq m, but the auction was cancelled due to a single bid.
SRFDCL sources said, "The sale of 60,050 sq m of built-up development rights for a 4,420 sq m plot on the western side of the Sabarmati Riverfront was conducted with a Mumbai company.
"Meetings were held between representatives of this company and SRFDCL officials, where the bidder company requested changes to the construction plan outlined in the original RFP. llegal changes to the RFP were made, benefiting the bidder company by crores of rupees. Changes to the construction plan were made specifically concerning public utility."

Emphasising that farmers, small industries and employment for youths are the top-most priorities for the government, Modi said, "The government is doing everything possible in this direction. But as citizens, we too have responsibilities." Calling for a national movement to support local products, the Prime Minister said, "This is not just about Modi saying it, every Indian should say this -- if we want India to become the third-largest economy, every political party and every leader, keeping aside their hesitations, must work in the nation's interest and awaken the spirit of Swadeshi among the people." He also urged people to be conscious consumers, saying, "Whatever we buy, we should ask ourselves -- has an Indian toiled to make this? If it has been made by the sweat of our people, with their skills, that product is Swadeshi for us. We must adopt the mantra of 'Vocal for Local'." Making a special appeal to traders and shopkeepers, the Prime Minister said, "At a time when the world is going through uncertainty, let us take a pledge to sell only Swadeshi goods from our shops and markets. Promoting made in India goods will be the truest service to the country." With the festival and wedding seasons approaching, the prime minister encouraged people to ensure that all new purchases are made in India. He recalled how many citizens who were planning to hold wedding events abroad shifted them to India after his earlier appeal. "The feeling of Swadeshi in every action will define our future. This will also be a true tribute to Mahatma Gandhi. Only through collective effort can we fulfil the dream of a developed India," Modi said. The prime minister was addressing a massive public gathering on Saturday in Banauli village, Sevapuri, Varanasi. During his one-day visit to the city, he inaugurated and laid the foundation stone for 52 projects worth around Rs 2,200 crore. He also transferred Rs 20,500 crore directly into the bank accounts of over 9.70 crore farmers under the 20th installment of the PM-KISAN Samman Nidhi scheme. He said the government is constantly working for the well-being of farmers. He cited the PM-KISAN Samman Nidhi as proof of the government's firm commitment and recalled how opposition parties like the Samajwadi Party and Congress had spread rumours in 2019, claiming the scheme would stop after elections or the money would be taken back. "Has a single installment stopped over the years? The PM-KISAN scheme is running without any break," he said. Presenting data, he shared that nearly Rs 3.75 lakh crore has been transferred directly to farmers' accounts so far. In Uttar Pradesh alone, 2.5 crore farmers have received over Rs 90,000 crore, while farmers from Kashi have got Rs 900 crore. Modi emphasised the transparency of the scheme, saying there are no cuts, commissions or middlemen. "We have created a permanent system where there's no leakage and no one can steal the rights of the poor," he added. Referring to his development mantra, "the more backward someone is, the higher the priority", the PM spoke about the newly approved PM Dhan Dhanya Agriculture Scheme, which will focus on underdeveloped districts with lower crop production and income.

HCLTech CEO C Vijayakumar earned $10.85 million (about ₹94.6 crore) in the financial year 2024-25, making him one of the highest-paid executives in the Indian IT sector and surpassing the earnings of chiefs at larger rivals TCS and Infosys. The company's board has also approved an over 71 per cent increase in his current remuneration to $18.6 million (about ₹154 crore) for the next financial year, according to the company's annual report. Vijayakumar's FY25 compensation places him ahead of his peers at India's top two IT firms. For the same period, TCS CEO K Krithivasan's remuneration was ₹26.52 crore, while Infosys CEO Salil Parekh earned Rs 80.62 crore. Vijayakumar's earnings also topped those of Wipro CEO Srinivas Pallia ($6.2 million or about Rs 53.64 crore) and Tech Mahindra CEO Mohit Joshi (₹53.9 crore). According to HCLTech's annual report, Vijayakumar's total remuneration in the fiscal year ended March 31, 2025, comprised a base salary of $1.96 million and a performance-linked bonus of $1.73 million. The largest portion of his earnings came from long-term incentives, with exercised Restricted Stock Units (RSUs) valued at $6.96 million. HCL Technologies posted a 9.7 per cent drop to ₹3,843 crore in consolidated net profit for the June quarter, hurt by higher expenses and one-time impact of a client bankruptcy, but raised the lower end of revenue growth outlook for the full fiscal to 3-5 per cent (from 2-5 per cent earlier) on booking expectations in coming quarters. Shares of HCLTech settled 0.98 per cent lower at ₹1,452.95 apiece on the BSE on Friday.
