
S P Setia's sales in Q2 FY2025 at RM1.186 billion
During the review period, sales momentum has picked up quarter-on-quarter, primarily from the Group's domestic projects.
Sales in the first half of FY2025 were mainly contributed by domestic projects at RM1.42 billion, representing approximately 75% of total sales, while the Group's international
projects contributed RM480 million, about 25% of the total sales.
Central region contributed sales totalling RM955 million, while the Southern region accounted for RM430 million. During this review period, Setia has achieved RM1.90 billion of total sales. In terms of revenue, Setia recorded RM944 million in Q2 FY2025, contributed by mostly
local development revenue. For the first half of FY2025, Setia posted revenue of RM1.71
billion and recorded a profit before tax (PBT) of RM337 million. The Group has continued
to reduce its borrowings, with a current net-gearing ratio of 0.34x, aligning with the
Group's debt reduction strategies.
Setia president & CEO Datuk Choong Kai Wai said, 'Our performance this quarter reflects
our persistent efforts in delivering quality products and diversifying our portfolio, while we
remain cognisant of the market challenges.'
On July 9, 2025, Bank Negara Malaysia (BNM) has cut the Overnight Policy Rate (OPR) by
25 basis points to 2.75%, its first rate cut in five years.
The rate cut signals anticipated growth in the property development industry, particularly
in the residential segment, by improving buyer affordability, reducing developers' financing
costs, and potentially boosting market sentiment amid heightened, prolonged global
uncertainty as well as rising construction costs.
'Amid the current market challenges, our outlook remains cautiously optimistic while we
look for opportunities to expand our presence across our targeted high-growth segments,'
said Choong.
Meanwhile, the Group will continue to accelerate its catalytic township developments, eco
industrial parks, strategic partnerships and capitalising on value creation across its key
growth corridors.
On the international front, Setia held a groundbreaking ceremony for its Setia Garden
Residences project at its EcoXuan township in Ho Chi Minh City, Vietnam on July 26, 2025.
With a gross development value (GDV) of US$81 million (RM381.1 million), Setia Garden
Residences is scheduled for completion in 2027, and is positioned to become a new
landmark in the northern corridor of Ho Chi Minh City.
As of June 30, 2025, Setia has unbilled sales pipeline of RM3.9 billion, 42 ongoing projects
and with a remaining land bank of 5,191 acres, and an effective remaining gross
development value (GDV) of RM90.18 billion.

UEM Sunrise 2Q revenue doubles to RM442mil
PETALING JAYA: UEM Sunrise Bhd is confident of meeting its full-year sales target of RM1.05bil, having achieved 62% in the first half of 2025 (1H25) on steady demand across central and southern markets. Sales in 1H25 rose 29% year-on-year to RM649.3mil, with second-quarter launches contributing RM413mil in gross development value (GDV). In a statement, the developer said it expects the positive momentum to continue into 2H25, supported by Bank Negara Malaysia's overnight policy rate cut to 2.75%, which 'is expected to boost homebuyer affordability, particularly for the mid-market and family segments – a key focus for UEM Sunrise in both central and southern regions'. He added the group is 'encouraged by the robust take-up of recent launches' and will continue to capitalise on opportunities in its core markets to sustain growth. For the second quarter ended June 30, 2025 (2Q25), UEM Sunrise's top line more than doubled to RM442.42mil compared to RM205.22mil in the previous corresponding quarter. Net profit for the quarter rose 18.9% to RM22.41mil from RM18.84mil in 2Q24. For 1H25, UEM Sunrise's revenue nearly doubled to RM869.05mil compared to RM430.18mil in 1H24, while net profit rose 58.8% to RM42.9mil from RM27.02mil. The stronger performance was led by property development, which contributed 68% of total revenue, alongside a RM214mil gain from land monetisation in Iskandar Puteri and Tapah. As at end-June, UEM Sunrise said unbilled sales stood at RM3bil, providing earnings visibility over the next 48 months. Net gearing improved to 0.41 times from 0.43 times a year earlier, while cash and bank balances, including short-term investments, rose 11% year-on-year to RM1.4bil. Its shares closed flat at 76 sen yesterday.

Kuching company manager loses over RM120,000 in Facebook car purchase scam
Mancha says the victim lodged a police report after realising he had been deceived following repeated payment demands by the suspect. – The Borneo Post photo KUCHING (Aug 21): A private company manager here lost more than RM120,000 after falling victim to an online car purchase scam earlier this month. Sarawak Police Commissioner Datuk Mancha Ata said the victim, in his 40s, lodged a police report after realising he had been deceived following repeated payment demands by the suspect. 'In early August 2025, the victim came across a car sales advertisement on Facebook and clicked on the link provided. He was then connected via WhatsApp to an unknown man who claimed to be an agent of Y and B Expert Sdn Bhd,' he said in a statement today. The victim subsequently made several transfers totalling over RM120,000 into a bank account provided by the suspect. 'He only realised he had been cheated when the suspect continued demanding further payments to supposedly complete the car purchase process. 'Until the report was lodged, the victim had yet to receive the vehicle,' Mancha added. He urged the public to exercise caution when responding to online advertisements offering goods at unusually low prices, and to verify the legitimacy of companies and websites before making payments. Checks on unauthorised or unlicensed companies can be made via Bank Negara Malaysia at or BNM Telelink at 1-300-88-5465, as well as the Securities Commission Malaysia at or 03-62048999. Victims of cybercrime scams such as phone scams, love scams, e-commerce scams and non-existent loans are advised to immediately contact the National Scam Response Centre (NSRC) at 997 if they have just transferred money to a suspect's bank account or e-wallet.
