
Dubai Loop to trigger new wave of real estate investment demand, experts say
Developers and market experts are betting on the Dubai Loop project, a major infrastructure initiative to create seamless connectivity between key business and residential hubs in the city, to drive a new wave of demand for well-connected properties, triggering another round of long-term investment cycle in the emirate.
The introduction of the high-speed, underground transit network is expected to enhance accessibility across key districts, making previously underutilised locations more attractive for residential investment, they said.
Besides higher demand on account of easy accessibility, areas surrounding the Dubai Loop are also projected to benefit from increased rental yields and long-term capital appreciation.
Property prices near the Dubai Metro's Red Line increased by close to 27 per cent, while homes within a 10–15-minute radius saw about a 44 per cent surge between 2010 and 2022, and the Dubai Loop is also expected to follow a similar pattern, reinforcing the value of transit-connected properties.
'Infrastructure has always been one of the most powerful drivers of real estate value, and the Dubai Loop is set to be a transformative milestone in the city's development,' Farooq Syed, CEO of Springfield Properties, a leading player in the city's real estate sector, told Arabian Business.
'As connectivity improves, we anticipate a shift in buyer preferences, with more people exploring residential areas that were previously overlooked due to accessibility constraints,' he said.
Arash Jalili, CEO and Founder, Unique Properties, said the Dubai Loop project is expected to attract international investors in large numbers as the project is already gaining significant global attention due to the involvement of Elon Musk and The Boring Company.
The Loop project is a collaboration between Dubai's Roads and Transport Authority (RTA) and The Boring Company, a subsidiary of Musk's SpaceX.

Dubai Loop to play central role in the city's next phase of real estate growth
Sector experts said the Dubai Loop is expected to play a central role in the city's next phase of real estate growth, shifting buyer behaviours and reinforcing connectivity as a primary driver of value.
The emirate's real estate market has seen a surge in demand in response to large-scale infrastructure investments in the past, and the new transport corridor will lead to unlocking demand in previously underutilised locations, they said.
The Dubai Loop's initial phase will introduce 11 stations over a 17-kilometer underground network, enabling electric vehicle transport at speeds of up to 160 km/h.
It will have an estimated initial capacity of 20,000 passengers per hour, scaling to 100,000 passengers per hour as the network expands.
Syed said that with faster and more efficient mobility, real estate values near the Dubai Loop are expected to see a sustained upward trend.
'When commuting time is no longer a barrier, homebuyers will be able to prioritise lifestyle, space, and affordability, without compromising on accessibility,' he said.
Industry insiders said the Loop project is set to reshape residential demand patterns by enabling professionals working in Jebel Ali, Dubai South, and Expo City to consider living in Dubai Creek Harbour.
With improved transit links, professionals who previously had to stay close to their workplace can now explore locations such as Dubai Creek Harbour, which offers a waterfront lifestyle without sacrificing convenience, they said.
'This project will redefine how people choose where to live,' Syed said, adding that properties in transit-oriented developments are expected to outperform the market as accessibility becomes a leading factor in decision-making.
The project complements Dubai's broader infrastructure strategy, which includes the expansion of Al Maktoum International Airport and plans to double the number of metro stations. while ensuring seamless connectivity across the city.
'This is more than just a transport network; it's a catalyst for change that will reshape the way people choose where to live and invest,' Syed said.
Project to enhance Dubai's investment proposition on the global stage
Sankey Prasad, CMD, Colliers India & Middle East, said that beyond the immediate property valuation impacts, the Dubai Loop enhances the emirate's investment proposition on the global stage.
'By reinforcing Dubai's reputation for forward-thinking urban planning, these visionary projects attract international investors and end-users seeking markets defined by connectivity, convenience, and sustainable growth potential,' Prasad told Arabian Business.
'We expect significant value appreciation in areas directly serviced by the Loop, and surrounding districts will also benefit from the improved accessibility,' he said.
Pointing out that historically, a major transport infrastructure in Dubai has driven up to 15 per cent premiums for connected locations, The Colliers India & Middle East chief executive said: 'We do not foresee any exception this time.'
He also said the economic multiplier effect of the project will be substantial, extending well beyond real estate into retail, hospitality, and commercial sectors.
Seconding Prasad's views, the Unique Properties' Founder said the Loop project will position Dubai as a global leader in innovation and urban planning.
The enhanced mobility will drive growth in the property market and will boost property value, which will result in the creation of new investment opportunities in underserved zones, he said.
'Additionally, as the Dubai Loop project gains significant attention due to the involvement of Elon Musk and The Boring Company, it is expected to attract international investors to Dubai.
'This growing interest will drive a surge in global property transactions, further strengthening Dubai's reputation as a prime destination for investment in the real estate market,' Jalili told Arabian Business.
Sector experts said for property developers, the project represents the expansion of new frontiers for the high-potential areas that were earlier less connected, while for investors, it serves as proof of Dubai's commitment to strengthening the real estate market with future-ready infrastructure.

Dubai: RTA records violations in driver training inspection campaigns
Several violations, including poor tyre maintenance and non-compliance with training session hours, were recorded at some driver training facilities in Dubai, the Road and Transportation Authority (RTA) announced on Wednesday. RTA said a series of 'comprehensive inspection campaigns' were held across driver training facilities in the emirate for three months. 'The inspection campaigns covered 26 training facilities, during which a total of 2,391 inspections were conducted and several violations were recorded. Among the most notable violations were failure to meet the technical standards for motorcycle tyre maintenance and non-compliance with the training session durations specified by the RTA.' The inspections checked all facilities and equipment used in practical driving lessons. 'One of the key objectives of the inspection campaign is to stress the importance of regular motorcycle maintenance and the correct placement of directional signage on training tracks, as both are critical to delivering a smooth and safe training experience that meets the highest standards of safety and training quality,' Saeed Al Ramsi, director of licensing activities monitoring at RTA's Licensing Agency, said in a statement sent to Khaleej Times. 'These campaigns are part of RTA's efforts to improve service efficiency and ensure that all relevant entities comply with the applicable regulations in a way that enhances the customer experience and their trust in the quality of services delivered,' he added.

RTA set to upgrade Al Wasl Road in Dubai
In line with the directives of the wise leadership to accelerate the development of infrastructure projects and enhance the capacity of Dubai's road network, thereby improving traffic flow and keeping pace with the emirate's comprehensive development, Dubai's Roads and Transport Authority (RTA) has announced an integrated project to upgrade Al Wasl Road. The initiative also aims to address urban expansion, accommodate population growth, and enhance the quality of life for both residents and visitors. The development spans 15 km, from the intersection with Umm Suqeim Street to the junction with 2nd December Street. It includes the upgrade of six intersections, comprising enhancements to one junction and the construction of five tunnels totalling 3,850 metres. The street will be widened from two to three lanes in each direction. The project is expected to reduce travel time along Al Wasl Road by 50% and increase capacity from 8,000 to 12,000 vehicles per hour in both directions. Mattar Al Tayer, Director General, Chairman of the Board of Executive Directors of the Roads and Transport Authority, stated: 'Al Wasl Road Development Project forms part of a master plan developed by the RTA to upgrade the road network in the area, which also includes enhancements to Umm Suqeim and Al Safa Streets. These projects are designed with a focus on creative and aesthetic elements, incorporating dedicated pedestrian walkways, cycling tracks, boulevards, and vibrant urban public spaces that promote community interaction. The plan also features decorative landscaping and the creation of dynamic urban environments. The project serves a vital district that offers a broad array of modern tourism and lifestyle destinations, including beaches, luxury hotels, fine dining venues, and residential neighbourhoods, home to over one million residents.' Al Tayer added: 'The project involves the development of Al Wasl Road from its intersection with Umm Suqeim Street to its junction with 2nd December Street, spanning a total length of 15 km. The street will be widened from two to three lanes in each direction. It also includes the upgrade of six intersections along Al Wasl Road, specifically at Al Thanya, Al Manara, Umm Al Sheif, Umm Amara, Al Orouba, and Al Safa Streets. This will be achieved through the construction of five tunnels with a total length of 3,850 metres.' He continued: 'The intersection with Al Thanya Street will undergo improvements, while a unidirectional tunnel will be constructed at the intersection with Al Manara Street. This tunnel will consist of three lanes and branch into two separate routes: two lanes from Sheikh Zayed Road to Jumeirah Street, and two lanes from Sheikh Zayed Road to Umm Suqeim Street, with a total capacity of 4,500 vehicles per hour.'

It includes the upgrade of six intersections and the construction of five tunnels totalling 3,850 metres. The road will be widened from two to three lanes in each direction, which is expected to reduce travel times by 50 per cent and increase capacity from 8,000 to 12,000 vehicles per hour in both directions. A two-lane tunnel on Umm Al Sheif Street, spanning 750 metres, will accommodate 3,200 vehicles per hour. A 700-metre tunnel at Umm Amara Street will feature two lanes in each direction with a total capacity of 6,400 vehicles per hour. A unidirectional, two-lane tunnel at Al Orouba Street will head toward Jumeirah Street, while a 750-metre tunnel at Al Safa Street will serve two-way traffic, each with a capacity of 6,400 vehicles per hour. The Al Satwa roundabout will be converted into a signalised junction, and surface-level enhancements will be implemented at five intersections along Jumeirah Street. Expanding the corridor The Al Wasl Road initiative complements a broader RTA plan to upgrade Umm Suqeim Street from Jumeirah Street to Al Khail Road, boosting capacity from 12,000 to 16,000 vehicles per hour. Travel times are expected to drop from 20 minutes to six minutes. The area serves over two million residents. The upgrade includes six intersections and will involve four bridges and three tunnels totalling 4,100 metres. Key features include a tunnel with two lanes in each direction at the intersection with Jumeirah Street, and a tunnel at Al Wasl Road for traffic from Sheikh Zayed Road to Jumeirah Street. Two bridges at Sheikh Zayed Road will eliminate traffic weaving, and a tunnel at First Al Khail Road will aid traffic from Al Barsha towards Sheikh Zayed Road. An extra lane will be added between First Al Khail and Al Asayel Street, while two elevated ramps will facilitate access to Al Khail Road and the Al Quoz Industrial Area. Al Qudra Road upgrades RTA is also progressing with upgrades from Al Khail Road to Emirates Road via Umm Suqeim Street and Al Qudra Road. A key feature is an 800-metre tunnel at Al Barsha South with four lanes in each direction. Al Qudra Road itself will be upgraded along an 11.6 km stretch, including several intersections and bridges totalling 2,700 metres. Travel times along this section are expected to fall from 9.4 minutes to 2.8 minutes. 'These projects form a blueprint for smart and sustainable mobility in Dubai,' said Al Tayer, noting that the areas covered are among Dubai's most vibrant, home to beaches, hotels, restaurants, and residential communities.
