DLF sells all 416 luxury apartments worth ₹2,300 crore in its debut Mumbai project

Delhi-NCR-based real estate major DLF announced on July 25 that it has sold out all four towers launched under Phase 1 of its debut luxury project in Mumbai, 'The WestPark' in Andheri. In a regulatory filing on July 25, DLF said that the 416 units launched in the first phase of 'The Westpark' project were sold for ₹2,300 crore in less than a week.
According to the company, the sellout highlights its strategic expansion into key regions across western India. On July 17, DLF, in partnership with Trident Realty, launched 416 apartments in four towers in the Andheri West area of Mumbai. The companies will invest nearly ₹900 crore to develop this luxury housing project.
According to the company, the entire project is spread across 10 acres and will feature a mix of 3 BHK and larger apartments ranging from 1,125 sq ft to 2,500 sq ft. In the first phase, apartments are priced between ₹37,500 and ₹54,000 per sq ft.
The development will also include 845 dedicated car parking spaces, along with separate visitor parking facilities.

The project will feature a 50,000 sq ft clubhouse equipped with many amenities, including a wellness hub, yoga studios, meditation decks, co-working spaces, lounges, and several other lifestyle facilities.

"We are both humbled and gratified by the overwhelming response, the inventory for Phase 1 of the project has been completely sold out, a remarkable outcome in a market typically characterised by gradual absorption. Initially, we launched only two of the four planned towers, but due to exceptional demand, we brought all four towers to market, resulting in the sellout of all 416 units," Ohri said.
The company said that the development will comprise eight architecturally distinctive towers. The first phase will introduce four towers, each 37 storeys high and offering a total of 416 residences.
The homes include a select mix of spacious 3—and 4-BHK residences ranging from 1,125 to 2,500 sq ft, along with a limited number of penthouses.
According to the company, the project is designed by globally renowned architecture firm HB Design. With structural expertise from Thornton Tomasetti, interiors by BLINK, and landscaping by SHMA, it brings together international design sensibilities and a local context.
The residences feature refined interior layouts, expansive decks, and full-height windows offering sweeping views, balancing privacy and openness, the company said in a statement.
The company said that the projects' central feature is the 6,000 sq. metre (~1.46-acre) landscaped podium, the 'Eco Deck', which serves as the green heart of the development.
The podium links all the towers and features lush gardens, panoramic views, and a signature 25-meter pool with a tropical leaf-patterned floor, the company said in the statement. It creates the ambience of a tropical forest in the heart of the city.

DLF's re-entry into Mumbai
DLF announced its re-entry into the Mumbai real estate market in July 2023. The company's first project in the city will be developed in partnership with the Trident Group under the Slum Rehabilitation Authority scheme.
In 2005, DLF had purchased 17 acres of prime mill land in Lower Parel at a National Textile Corporation auction for ₹704 crore, the highest bid at the time. After the 2008 economic crisis, it changed its plans and sold the land to Lodha, also known as Macrotech Developers, for ₹2,700 crore in 2012.

Shares plunged by more than 7% after-hours. Before releasing the results, Amazon had finished regular trading up 1.7% to $234.11. Both Google-parent Alphabet and Microsoft posted big cloud computing revenue gains this month. AWS profit margins also contracted. Amazon said they were 32.9% in the second quarter, down from 39.5% in this year's first quarter and 35.5% a year ago. The second-quarter margin results were at their lowest level since the final quarter of 2023. "AWS is their growth engine and to see that drop in margin is dropping the stock," said Ken Mahoney, CEO of Mahoney Asset Management. "The market was looking for further fireworks to take this up back to new highs and beyond." AWS reported a 17.5% increase in revenue to $30.9 billion, edging past expectations of $30.77 billion. By comparison, sales for Microsoft's Azure rose 39% and Google Cloud gained 32%. Amazon expects total net sales to be between $174.0 billion and $179.5 billion in the third quarter, compared with analysts' average estimate of $173.08 billion, according to data compiled by LSEG. The range for operating income in the current quarter was also light. Amazon forecast between $15.5 billion and $20.5 billion, compared with expectations of $19.45 billion. Both Microsoft and Alphabet cited massive demand for their cloud computing services to boost their already huge capital spending, but also noted they still faced capacity constraints that limited their ability to meet demand. AWS represents a small part of Amazon's total revenue, but it is a key driver of profits, typically accounting for about 60% of Amazon's overall operating income. While Amazon has poured billions of dollars into AI infrastructure, analysts have said the lack of a strong AI model from AWS is causing concerns that the company could be trailing rivals in AI development. The AWS results are "alarming," said Dave Wagner, portfolio manager for Aptus Capital Advisers, which holds Amazon shares. "Amazon is an operating leverage story and they had to be able to grow, at least relative to costs. And they haven't done it. The largest tech companies have been boosting capital expenditures to add more data center capacity, particularly for artificial intelligence software deployment and development. Amazon said it expected second-half spending roughly the same as its second quarter total of $31.4 billion, suggesting it would spend around $118 billion for the full year. Analysts had projected about $100 billion. On Wednesday, Microsoft said it would spend a record $30 billion in the current quarter. Google-parent Alphabet raised its spending forecast by $10 billion to $85 billion for the year. Seattle-based Amazon posted online store sales of $61.5 billion, an 11% gain. Advertising sales, a fast-growing segment for Amazon, were up 23% to $15.7 billion. Investors have been watching Amazon's e-commerce unit for any signs that tariff-related uncertainty has dashed consumer confidence. U.S. data showed consumer spending rose moderately in June. CEO Andy Jassy, in a call with analysts, addressed concerns about the impacts of tariffs on Amazon's core retail business. "Through the first half of the year, we haven't yet seen diminishing demand nor prices meaningfully appreciating," he said on a call with analysts. "We also have such diversity of sellers in our marketplace, over 2 million sellers in total, with differing strategies of whether to pass on higher costs to consumers." He added: "We just don't know what's going to happen moving forward. It's hard to know where the tariffs are going to settle, particularly in China." President Donald Trump's tariffs have major retailers and consumer goods companies scrambling to protect margins while trying not to hurt consumer demand. Trump has said the levies will bring manufacturing power and jobs back to the U.S. Analysts had said Amazon's focus on low prices, quick delivery and its many product categories helped cement its position as the No. 1 e-commerce retailer for U.S. consumers, giving it an edge over rivals. Amazon has said it was pushing suppliers to pull forward inventories to ensure supply and keep prices as low as possible. Still, prices for goods made in China and sold on have been rising faster than overall inflation, Reuters reported last month. Amazon has been trimming jobs, including at its AWS, books, devices and podcasting units. Headcount fell by 14,000 workers from this year's first quarter, bringing the total to 1.46 million, the first decline since the beginning of 2024. If India's 'free UPI' policy was already pinching banks, the government's latest move has turned the screw further. A fresh cut in incentives for small-value digital payments is prompting banks to quietly shift part of the cost to their partners and customers. Tired of too many ads? Remove Ads A cut in the government incentive on small-value Unified Payments Interface-based transactions is pushing banks towards levying charges on certain UPI transactions, according to two bankers in the finance ministry reduced the incentive for processing small-value UPI payments at small merchant outlets to 0.15% per transaction from 0.25% last year. The incentive is paid with a lag of 12-18 months, hence the calculation will be based on digital transactions processed in the financial year banks, this reduction is a double whammy of sorts, as it comes on top of the withdrawal of all forms of incentives offered against RuPay debit cards and UPI payments made at large merchant a letter dated March 24 to banks, the finance ministry said it made the decision in consultation with the National Payments Corporation of India, which manages the UPI platform. ICICI Bank has started passing on some of the charges to its payment partners, news platform the Head and Tale reported on the year prior, the government ran a more elaborate incentive scheme for the digital payments industry, offering 0.25% for payments up to Rs 2,000 across all forms of merchants for UPI and RuPay debit card transactions. Transactions made at government websites for financial service payments like insurance and mutual funds attracted a lower incentive of 0.15% incentive. All those incentives stand withdrawn this ministry's letter to banks said the Department of Financial Services, in consultation with the NPCI and the financial advisor to the government, might revise the charges from time to week, while speaking at an event in Mumbai, Reserve Bank of India governor Sanjay Malhotra spoke about the need to make UPI payments sustainable and mentioned that either the government or the users would have to bear the price of running the payment the digital payments industry has also been pushing the government to bring back the merchant discount rate on UPI payments, the government has said that UPI would continue to operate for to RBI data, the UPI platform had recorded 18.4 billion transactions in June, while RuPay debit card transactions at point-of-sales terminals and ecommerce platforms had totalled 78 million.

The development on this land will primarily comprise of plotted residential units and will offer an estimated saleable area of nine lakh sq ft. This marks GPL's second land acquisition in Gujarat in the last one year. Earlier, in October 2024, the company had acquired a three-acre parcel in Vastrapur, Ahmedabad. The company recently acquired a 48-acre land parcel through outright purchase in Doddaballapur, Bengaluru. The development on this land will primarily comprise of plotted units with a development potential of 1.1 million sq ft.
